The location was very good in downtown Tulum just on the border of the Hotel Zone so you can access the more local eateries and bars. The room was spacious and clean with a decent bathroom. The staff are friendly and easy to talk to.

The water pressure on the toilets could be better and the "continental" breakfast is very basic I wouldn't call it continental. Not sure if I'm missing something from the other reviews that say the breakfast was "amazing" and "delicious", as it's literally just some fruit, yoghurt and toast (with juice, tea and coffee). They don't serve anything else for breakfast, then only cooking is toasting the bread. So if you want something a bit more substantial there is a very good brunch spot 5min walk from the hotel (Rossina cafe) that does great coffee, pastries and cooked breakfast dishes.

The staff were very kind, helpful, and supportive. They cleaned the room every day, and provided a water server so that we stay hydrated throughout our stay! They helped us resolve all the issues we encountered during the stay, including not having wine opener, and parking. Thanks to the staff, we had very smooth stress free stay in Tulum. Thank you so much for all your help!! the location is amazing, close to many restaurants and my favorite gelato place. The rooftop is available for guests to use, with swing, couches and beds. We enjoyed our time hanging out in the rooftop as well.

The hotel location in the city center is great, very close to everything, including colectivo to the beach area. The hotel's stuff was amazing. I have never experienced this kind of good faith service in my life. They were taking care of everything I needed and maintained a very clean and organized environment. They let me eat earlier breakfasts because of trips I had early in the morning and handled public transportation cases for me. All were very nice and helpful. I fully recommend this place and gave 10 stars because there are no 11.

Location is probably the best thing about this hotel. Close to all the bars and restaurants of centro, but just far enough where it is nice a quiet. The beds were a little small and firm, but other than that I have only great things to say about it. Bikes available on site, breakfast was good, but in no way fancy. AC was great and were able to leave it on all day for a nice spot to come back and cool down. Great little hotel, value for money is definitely there.

The hotel was clean and comfortable - it provided drinking water and really good A/C. The hotel staff were so lovely, and couldn’t do enough for us. Helping us out with taxis, bikes and recommendations. They really made our stay! Great location in the centre of Tulum. It has a nice little terrace to relax in too.

Booked last minute after another hotel canceled, and glad we did! Lovely little hotel. Staff spoke excellent English and all very helpful. Lovely palm tree lined courtyard in the centre makes it feel like an oasis. Room was comfy and simple, mostly quiet although you could hear a little noise from clubs up the road it wasn't too bad. Lovely little breakfast included up on the rooftop terrace. And good places to eat very close by. Overall great value for money, would highly recommend!

The staff was extremely friendly and helpful, the room was clean and it was spacious; it felt like a paradise in the middle of the city with palm trees & sun terrace etc.; the breakfast was small, but enough before a day full of activities; the staff at breakfast after the very first day knew your food preferences etc. which was a great experience; the whole property design and esthetics as a huge plus! AC worked fine.

Our room was sparkling clean and very welcoming. The bed was exceptionally comfortable! Gabriela and the other staff were all warm and helpful, especially when my teenage son got locked out of his room ;) I enjoyed hearing the sounds of city life around us, but it was not noisy, and there are lots of nice cafes--including two delicious vegan cafes right across the street--and a wonderful bar with live music one block away. The interior garden is lovely and the rooftop breakfast wonderful. We enjoyed sitting up there at night looking at the stars as well.

My husband and I loved our room, which was bright and spacious and located toward the back of the hotel. However, my mother was in a darker and smaller side room and was a little disappointed to not have windows. I would recommend asking for a larger room toward the back.

We had a lovely stay at Kin Ha Tulum. The hotel is ideally located, in the center of Tulum; an area with shops, bars and restaurants. The place is very cute and has everything you need; we loved the terrace for breakfasts. You have access to unlimited drinkable water (believe me, it’s a game changer;)) & you can rent bikes directly from the hotel. I must say, the best part was the kindness of the people, which work hard to make your stay as pleasant as it can be, we are very grateful for all the recommendations. We definitely recommend this place and we will come back. ¡Muchas gracias!

The vibe of the hotel is absolutely beautiful! It's in the city center but not in a crowded area. The staff was always smiling and ready to help and answer all our questions. The breakfast was simple, but fresh and extremely tasty. We could rent bicycle in the hotel which was great! We had an early check-out and the staff prepared us an early breakfast - very thoughtful!

All was good! :) Please keep in mind that if you are staying in this hotel you are not in a 5 star, all inclusive hotel. The staff will go extra miles to help you and find a solution though.
