The location was excellent with plenty of room for parking. Our host Linda was superb - very friendly and inviting, nothing was too much trouble. The room was very nice, comfortable and clean. A continental breakfast was good and the room was both airy and warm. Folders with local eatery menus and things to do was great and a little Easter gift (two chocolate bunnies!!) was a brilliant touch! :) Only a short trip to Hobbiton and easy to get to.

Only a minor thing but a little more milk is needed if you have a cuppa or two and then the cereal next morning

The apartment had all the little details to make sure it was a perfect stay, and it was wonderfully built and decorated. It felt like home but just adorable. Pros: - within 10-15 minute drive from Hobbiton. It was right off the road and easy to find using Google GPS maps. (Apple maps steered us the wrong way across the road) - very comfortable and large bed - a personal front porch - heating and AC and a ceiling fan made the climate perfectly comfortable - full bathroom with roomy walk-in shower & we did not run out of hot water - a mini continental breakfast was waiting for us in the mini fridge and including drinks such as teas, coffees, juice, and milk. - there were even heating pads in the bed in case your feet got cold - the hosts were friendly and helpful, lovely to chat to - the apartment is on a larger property but it felt very private and quiet - great natural lighting, and the black-out curtains were a nice touch - assigned parking space There was nothing we didn’t like. The only suggestion: I would have liked to have a full length mirror to make getting ready easier. Thanks for the comfortable stay!

As soon as I arrived, the owner (gentleman) came up to my car and introduced himself, as well as guiding me to the room. He was very friendly and keen to learn about my travels. The room itself is of a decent size, and has everything you could want, including a guide on the local area, decent Wifi speeds, air-con unit, some provided food, such as cereal, and you can tell that they're doing everything to make sure that the guest is made to feel welcome. Matamata's town centre is only a five-minute drive, or thirty-minute walk away, and Hobbiton, which is what I imagine most guests are there to go to, is only a ten-fifteen-minute drive.

Whilst I didn't mark it down for this, the shower head is fairly low down, so if you're over about 5'8, you will have to bend down to be able to wash your hair. The only reason I gave it 9 instead of 10 is simply because when a large vehicle went by, the building violently shook. It didn't wake me up, but it's a tiny bit unnerving.

Our hosts were so welcoming and friendly. We felt at home straight away. The accomodation is 100% clean and has everything you would need. The Dolce Gusto coffee machine was such a bonus! Breakfast was ready to go in the fridge and, Linda even had a note pad for you to fill in indicating what you required for her to top up! Ie: milk, juice etc! Amazing! Little details such as makeup remover pads, band aids etc are so welcome and makes you feel like you are home. The garden area and little bistro set on the verandah is a lovely place to just sit and relax watching time drift by. We stayed for 2 days which was perfect. We had the banquet dinner tour at Hobbiton. Only 12 mins drive away. Even bought a takeaway in the gorgeous Matamata town, (where there’s an i site info centre make up like a hobbit house! )Took our curry off to Hobbiton, sat on the benches, bought a cider and just breathed in the fresh air! Accommodation was in a separate flat to the main residence. It was compact, cozy and very comfortable. You had private access to flat and on-site parking. The host 'Linda' was very helpful and easy to communicate with. The location made it very easy to explore the countryside around Matamata and to visit the Hobbiton attraction. Continental breakfast provided.

Everything was great.

This is a top rate B&B whether you are staying a few nights or just passing through . It’s ideally suited to visit the Hobbiton film set and the town has lots of options for eating. The studio is equipped and furnished to a very high standard and quality . A lot of care has obviously been taken to ensure you have everything you need for a comfortable stay . After 18 nights touring South Island and nearly as many B&Bs( all of which were good ) this was the nicest so far . You can be assured of a warm and friendly welcome . Very highly recommended .

There is nothing to dislike.

It was immaculate and beautiful! Such a cosy and welcoming space, with a lovely addition of breakfast! Linda welcomed us and we had a lovely chat, she introduced us to some of her family and gave some advice to stop at Kiwi House, which we did (and saw a Kiwi!). The bed was comfortable, especially once we switched on the heated blankets. Overall 10/10, we almost wish we stayed an extra night!

Breakfast was ok, standard airbnb breakfast, no frills. Comfortable room and space with little outside porch to sit out at on a warm evening. Host Linda was helpful and kept us informed of what was happening and also gave us space to get on with our break. About 30 min walk into town, restaurants and shops which was fine during the warm eventing.

Unfortunately I had a cold shower issue. It was nice and warm in the beginning but less than 5mins later the water’s gone cold completely. I tried many times by turning it off and on, not working, I tried testing water tap too, still cold. Was a bit upset as all I wanted is a hot shower in a night after raining…

Room was clean, warm and comfortable. Everything you need for a nights stay. Particularly liked there was a kitchenette and you didn't have to use the bathroom tap or sink for access to water.

Walking back and forth past the owners in their home space was a bit embarrassing for us and them I suspect.
