Plenty of room. Real beds, no bunks. Breakfast food ok. Only one B & B unit so there were no other people around. Close but out of town

Toilet/shower room rather small and only one for what could be a group of 7 or more. Breakfast food was provided but I wouldn't want to be a person with diabetes as most things contained a lot of sugar. Very limited cereals - tiny packets and mainly Coco Pops and Nutrigrain. Booking.com sent a gobbledygook answer when I wanted to request to stay another night. I had to phone to find out what the reply was.

The host is really nice, communication was easy and we were warmly welcomed. There is a lot of space, games, movies, plenty to do and explore! Good tea and coffee

I'd love a bit more variated breakfast (cereal, yoghurt, toast bread, butter, jam and peanut butter isn't really what I usually have for breakfast, as everything is sweet, but it was nice having something!)

Everything! The location was amazing, price felt like great value and the host is very welcoming (even to guests arriving later in the night after chaotic trips throughout the North Island!).

Nothing - the hosts communicated any potential issues with the property clearly (e.g., notifying them of water heat running low), but these had absolutely no effect on our stay. Highly recommend for anyone looking for great accommodation while they visit the Matamata area (and/or Hobbiton)!

Location is close to Hobbiton. Lovely farm scenery. My children loved the little toy kitchen set up, books, and DVDs. Good stay option for families. The children were sad we didn't go back after Hobbiton, so worthwhile staying a bit longer to enjoy being in the country.

Very large and spacious unit with full size kitchen, lounge room, kids toys and in unit washing machine. Nice spacious bathroom with good hot shower. 10 mins drive to town and 15 mins drive to Hobbiton

No wifi and limited 4G coverage (not the owners fault) because of Telcom NZ limited tech in that area due to the geography

nicely couples. very friendly family. there is small farm at backyard. and a small tree house as well.the kids like them very much. the hot water supply was so so so powerful.it really is a perfect gift in the cold weather. only unforturely thing was no WIFI. and no 4G signal as well. but it doen not matter.it was not affect which is i have a nice living experience.

Excellent location, awesome b & b set up and the setting and animals were a real bonus for us farming family. Thank you so very much for sharing your piece of paradise with us. We absolutely loved our stay with you.

I like everything about the property. Family friendly place and very comfortable. Hosts are amazing too. My son enjoyed playing outside and he gave the place 10/10. Looking forward to stay there again in the future

Great location! Awesome selection of breakfast items. Accommodating for all ages, so perfect for families. Warm, clean, cozy and welcoming feel to the room. Very well equipped, with everything you will need for your stay. Beautiful landscaping, with a flying fox, tree hut, and even farm animals. My kids loved it very much!! If you’re looking for a peaceful getaway, I highly recommend this B&B!!

Very spacious, super clean, owner is very kind, complete amenities from kitchen to bathroom. My children were very happy during our 2 nights stay. Only we were not able to go enjoy their mini park where kids can play due to rain. Weak data connection but it doesn't matter as we really intend to have a great family time. This place is highly recommendable especially to family that love some quiet moments. Thank you to the owner. ♥️
