King was incredibly accommodating, even waiting for me to check in and personally showing me to my room. The space was huge, with its own kitchen (perfect for cooking), a cozy living room, a comfortable bedroom, and a bathroom with hot water (though the shower was a bit tricky to control!). Both TVs worked well with Wi-Fi, Netflix, and Prime. The room had a cozy, homely vibe, reminding me of my place in New Zealand. The location is super convenient—near bars, shops, and restaurants—and the place felt safe with good security. It’s a mix of old and new, but overall, my two-night stay was absolutely worth it. I’d definitely come back with family and friends—great for groups!

Looking at the pictures, the decor is a bit outdated and old, however, the place is immaculately clean and well-maintained. The host and staff were super friendly, they gave us plenty of privacy unlike heaps of places in Manila where they would ask you a million questions. The location is awesome, with nightlife and restaurants right at your doorstep. I really loved staying here, I can't recommend it enough.

You get the owner Whatsapp from the start and he does perfect customer service, AC was malfunctioning? Came to repair and finally replaced it in less than 24 hours. Water fountain is very useful. Many amenities, and it's like you can ask anything and it will most probably be done for you very fast and with great politeness and understanding. Can even ask for trash to be handled and I didn't even have to know where to throw it

Some small cockroaches, but it seems like treatment was scheduled for the building and apartment, so it might improve. Trafic is quite noisy but our baby could sleep through it...

I experienced some issues with the internet via wifi and also my personal hotspot on both my Verizon and TMobile phones did not always work. Tmobile provides better service in Philippines. I was told that there were too many people connected to the cell towers. The wifi internet was flaky. I was advised to try to leave the kitchen cabinet open and also I moved my laptop closer to the kitchen where the wifi router was located. It seemed to help but internet was still not consistent. In fairness I was trying to work from 1am - 9am. If you're not working remotely from this apartment you would probably be ok. I found the internet in Boracay to be superior to Makati.

I loved everything . My apartment was massive . Much bigger than anywhere else I've stayed in manila and cheaper. At least 100 places to eat within a few minutes walk . The hosts name is King, and he was very helpful with everything I needed to know . Definitely exceeded my expectations. Will definitely stay there again before I go back to Australia.

The host, King, was very helpful and courteous. He sets the standard for hosts. Great location close to restaurants and nightlife. Large apartment, very comfortable.

WiFi didn't always work, but I managed. Also, this is Manila, so roaches are inevitable, even in the most expensive of hotels. Just keep the counters free from food and you'll be fine.

Mr. King is very nice and accommodating. Brian is really good. If you need anything he will straight away assists you. Place is really good. Close to all the shops, bars and restaurant. The staffs and the security people are all nice. Very secured place and good value of money to pay for renting the place.

Nothing of what I can think of. I had a great time staying in Mr. King place and I will definitely recommend it.

Comfortable apartment, very spacious, big bed, good air conditioning, perfect location, friendly and helpful staff, good price.

The furniture and decoration are a bit old. Everything worked, but overall, it looked a bit dated. The flushing system of the toilet worked, but not completely smooth.
