It was marvellous I have been visiting Dumfries every year for about 10 years this is the best accommodation so far. Very clean, very comfortable bed, lovely room bathroom was external but the facilities provided were excellent. I actually had a view of next doors Koi pool which should be mentioned as those fish look tremendous lol 🤣 I loved the breakfast and the owner Colin even gave me an extra half hour to come down. And a special mention to the girl who was serving at Breakfast very pleasant young lady off to University in Edinburgh 👍

The room was really spacious and comfortable. En-suite large and all towels etc changed daily. Room is also serviced daily. The breakfasts here were outstanding with plenty of choice from cereals, porridge, fruit and full cooked breakfast served piping hot also fresh orange supplied, can't fault it. Our host Colin greeted me on arrival and made me very welcome, also had a couple of chats with him about the area etc and he was extremely pleasant and very helpful, nothing was too much trouble. Would recommend this establishment to anyone. Great value for money and a lovely stay at Dumfries.

Good value and great location, only a short walk into town. Very friendly owner and staff. A good selection of cooked breakfasts available. Just leave your order downstairs the evening before. Private parking spaces available to the side of the property and within the property boundary. Well kept front garden with seating and a view of the magnificent church across the road. We were 5 blokes (50's & 60's) on motorbikes, exploring Dumfries and Galloway, so it was perfect for a 2-night stay. This was our 2nd stay in the past few years.

The décor would benefit from an update, but who has the reserves to invest in the hospitality industry these days!

I enjoyed the town centre which is a 5 minute walk from the house and was very clean and pleasant to walk around in the evening. My host was happy to recommend an Indian takeaway nearby and it did not disappoint! Was very close and good food that I was welcome to bring to the dining room and eat from a plate of the hosts! A nice evening and breakfast was good with conversation with other guests that put a smile on my face for most of the day.

Bed wasn't the most comfortable I've slept in, but for 1 night it was OK! Car park was a driveway and a little tricky to navigate into and out of.

The host was so kind and went above and beyond to make sure we felt comfortable and safe. The accommodations were lovely, with an absolutely beautiful view of the gorgeous buildings across the street, with lovely extra touches, such as little chocolates at the in room coffee/tea station. The location is fantastic as well, just a short walk away from the downtown center, and just a little further to see the river. I would 100% stay here again.

The location isn't central, but very conveniently close to the train station and there's a bus stop nearby. Not far from the centre, maybe ten minutes walk? At the same time the area is residential, quiet and green. Very nice and accommodating owner of the place, a good choice of goodies for breakfast. This isn't my first stay here and if I have another early hospital visit, I'll surely book again.

Not much really.. even the view on the coy pond in the neighbour's garden was rather pleasant.

The place was very clean and tidy. The host was lovely and very friendly. Everything in the room was more than satisfactory for the lovely 1 night that we stayed there. It was in a very lovely location as well.

The room we were staying in was on the ground floor and unfortunately you can hear everything through the walls and ceiling. Anytime anyone went up the stairs or moved around in the room next door, the noise did travel quite a bit.

Really friendly hosts! I was allowed to check in early as the room happened to be ready, I'd only gone to ask if I could leave my bag til 3pm. Lovely comfortable room, nice view, comfy bed, loved the little touches like biscuits and toiletries. Breakfast was good, coffee great, good range of stuff available. This was all exactly what I needed. Thank you :)

Nothing the b&b can control, but if you stay on a Thursday be prepared for an hour of bell ringing practise from the church opposite! They were done by 9pm so not too late. Door locks/catches take a little persuading but I never worried I'd be locked out/in - it's an old victorian property so to be expected.

Colin the owner was extremely welcoming, and very helpful, carrying my bags to my room. I loved being in the annexe, so that everything was on ground level, the only steps being up to the front door for breakfast in the breakfast room. The room was lovely and quiet. The room was well stocked with useful things…well thought out. The breakfast was excellent, and the breakfast room had been very well thought out. There was a fridge containing fruit juices and extra milk, and there was a microwave for the use of guests. There were even sachets of antibacterial hand wipes on each table. Well done Colin!

There was nothing I didn’t like!

Very friendly and helpful staff. The man who received us was happy to supply tips for dinner and directions to town and kindly offered us plates and cutlery for our takeaway. Beautiful location very close to the centre, with parking right next to the building. Gorgeous garden. Very good breakfast (where we had a choice of traditional, vegetarian, and various smaller options). Our room was quite large and the shower was very good. Would definitely stay here again!

The taps in the bathroom were a bit hard to close -- more modern ones would be an improvement.
