Our only trip to Montauk and it was right in the middle of a nor'easter. We booked a 1-bd pool view. We loved the staff in the front office. Accommodating and friendly. Our unit was clean. Large set-up for a 1-bedroom. The LR overlooks the pool and we had a big balcony. Utensils/dishes and pots/pans were already in the unit. Enough toilet paper and towels. We would return.....next time trying an oceanfront unit.

The bathroom needs to be updated. The bedroom AC unit was very loud each time it was turned on. The outside staircase was difficult to navigate during a rainstorm when carrying suitcases and bags.

Breakfast was nice.

I was surprised they renovated the rooms but left some really out of date doors and faucets and such.

The location couldn't be beat! It was right on the beach and having the pool there too was very convenient! The room itself was very nice and appeared to be updated semi-recently. Comfortable beds and pillows. Free breakfast was nice- nothing fancy, but it was good. We preferred to order and pick up to eat at the tables by the pool or on our outside balcony. I have to say- some of the reviews I read before we went scared me a little BUT I'm happy to say we did not have any major problems with anything!

We wish that the pool had later hours (closed at 7pm). There is a game room, but that also closes at 7pm. While the room appeared to be updated, the bathroom did not- but clean and functional. The a/c was loud, but we had cooler weather at night so we opened the sliding door and slept with the screen closed (2nd floor). The first day, we went to the restaurant for breakfast- the staff was very courteous, but it was slow even with only a few other tables occupied.

The location on the beach was excellent. Extra points for a heated pool. It was easily walkable to town. The staff was friendly and the room was clean. The linens were impeccable. Crisp white sheets and good quality white towels. The room was nicely decorated. The free breakfast was a nice bonus.

The bathroom is small. Both the tub and the sink were slow to drain. It was clean but could use a remodel. The floor tile was cracked and the bottom of the door was peeling.

my room was nice , modern, comfortable. Front desk staff were helpful and efficient.... The complementary breakfast was good, my room did indeed have an ocean view- from the side, but still an ocean view.....with the door open I could hear the waves at night. I thought the room was a good vallue for the price.

the staff could have better clarified where stuff was with more specific instructions, ie my room location, and the location of the restaurant (for the breakfast). As pointed out in online reviews, the AC unit is noisy but as it was not summertime (nor hot) I could just unplug it. Parking was limited, and while I had no trouble getting a spot right by my room, i could see this being an issue during the summer.

The location is perfect! Can walk to restaurants and shops! The bed was super comfortable! The cleaning crew is amazing. Free breakfast you can order from a menu or have it sent to your room pretty quickly! Ice machines are great. You can leave your beach chairs set up on the beach and no one bothers it. You can have fires on the beach at night . Purchase metal bin and wood from IGA. There is a lovely BBQ area with a waterfall fountain you just need to bring the charcoal. We came with our adult children and Grankids and they loved the beach and the pool. Their ages are 1 ,3,6 and 10. We bought them boogie boards and they had a blast. We also had perfect weather. We stayed July 22 thru the 25. Great time! We will be back for sure!!!

Location. Location. Location!!! You can burn a fire on the beach. Concerts, dining and shopping were FABULOUS!!

The lady at the front desk was gruff but everyone else was warm and friendly. I used the Booking app to book extra days (twice) and that totally ticked her off. She said “Why didn’t you just come to the front desk to book?!”, as she slammed the updated key card on the counter. I said, “I am earning discounts and points for using the app.” The second time she made us move rooms because we didn’t see her for the extra days. I know because our room was empty that night. We moved rooms twice one day because the roof was leaking. Second room the cooktop didn’t work. There are annoying flood lights at night. I was hoping to sit on the patio and looked at the stars. But the light pollution blinds night vision.

Location and price top priorities. Also enjoy terrace and especially like having a separate space (couch area ). Didn’t go to breakfast , but have in the past , nice addition. Bedding very comfortable though actual bed not our favorite . Kitchen equipped for our needs with a good size refrigerator and a coffee pot .

Cleaning person could have been friendlier though room was clean . Maybe more tv options and clearer picture .

Every was great. I had an issue with BOOKING.COM. I Booked a certain room specifically that they made seem as If i would be getting but when I got to the hotel, the Hotel was fully booked and that room wasn't the one I had originally booked on Booking.com. Hotel was great. Staff and Person at front desk was excellent! Attended us very well. Next time I will book direct instead!

That was my only issue. I don't think it was the hotels issue. I think it was Booking com issue. They gave me partial credit which I'm not happy about as well

Was thrilled to be able to swim outdoors! We’ve been vacationing at the Royal Atlantic yearly for nearly 30 years. We love the location! The cleaning staff and maintenance staff are always friendly and helpful. We’re glad for the renovations that have been made such as tile floor. Would be great if further renovations could be made - noisy air conditioning. Cleaning staff did their best but there is a musty smell.

John Papas restaurant needs to have more staff during a busy weekend such as this. They were overwhelmed with frustrated customers who had waited far too long for their breakfasts. The WiFi was terrible. Most often it was not connecting to RA North. Towels are small. It’s time to update key entry. Loud a/c but necessary because of musty smell.
