It’s the best Bed and Breakfast I’ve ever experienced, hands down. Everything was absolutely perfect, from the attention to detail to the warm hospitality. James has done an incredible job re-creating an authentic British and traditional environment that makes the stay feel special and unique. The room was spacious, beautifully decorated, and so comfortable, while the garden offered a peaceful retreat with its well-maintained charm. On top of that, the breakfast was exceptional, with a variety of delicious, fresh options that really started the day on a high note.

I have absolutely nothing negative to say. Everything was thoughtfully arranged, making the stay enjoyable and comfortable. From the warm atmosphere to the excellent service, it was all perfect. Bravo

Excellent personally run guest house. James, our host, was welcoming and attentive throughout our stay and served a top class breakfast to suit all tastes. The bedroom was was clean and comfortable and had a small en suite toilet and shower room. There was a separate sink unit in the bedroom and a communal bathroom next door No television in room but guests invited to use a separate television room. Recommended.

This should not distract from the overall review but the en suite felt a little cramped.

A great place to stay in quiet and peaceful location. James was friendly and accommodating in my enquiries and giving us local knowledge on where to eat etc. Our room was beautiful & so is the whole house with a very homely feel to it. The breakfast was fantastic with everything we needed. Would definitely stay again and recommend.

St Austell isn't somewhere to spend time, as not much to do but has good transport links to surrounding areas.

Breakfast was high quality, Cornish themed, with numerous options, the host checking daily one's choices for the following morning. Cooked food was served piping hot and with minimal, if any, waiting time. The dining room was beautifully decorated and appointed, the table set with clean, white table cloths, serviettes, silver cutlery and floral centrepiece. Fruit juice was in a decanter and an extensive range of preserves included excellent home-made Seville orange marmalade and local honey.

James was a perfect host, very welcoming, friendly, and hospitable. The beds were very comfortable in a spacious bright room with a fabulous view over flowering rhododendrons and parts of the village. The sunny dining room ambience was exceptional as was the breakfast. Access to the beautiful, groomed lawns and outdoor area was available too.

Although there was a lounge with TV, we would have preferred a tv in our bedroom. We also needed somewhere to hang our clothes.

Beautiful house located 5 minutes from the train station. A wonderful and quiet place. The bathroom is separate from the room, but even for a deep introvert like me, it was not a problem. The house is very quiet, with only three rooms for guests. I fell in love with this amazing place!

It was situated at the end of a private drive, with a beautiful garden. Parking available. A good base to visit Cornwall. Very peaceful and comfortable surroundings, delicious freshly cooked breakfasts. The owner was lovely, friendly and helpful, nothing was too much trouble. A hidden gem. Would definitely stay again.

We thoroughly enjoyed our stay at Ivy House. The standard of accommodation and attention to detail, from the overall impression, the gardens, the house furnishings, to the ambience, were incredible. Our breakfasts were very good. Our host was gracious and helpful.

The owner of the house was really friendly and engaged. The breakfast is very good!!! The house as well the room are pretty and very clean and comfortable, we had the feeling of beeing at home. We really enjoyed staying in Ivy house.

The location was great, it was just 5 minutes walking from the station. The cleaning was perfect, everyrhing was very comfortable and nice.

Maybe, it could be ok if the rooms had a lock outside (because from the inside you can lock the room) although when I stayed the other guests were so nice and trustworthy that I had no worries at all.
