I arrived for our 3 night syay with a little trepidation having read the reviews. Yes the place is a little tired but it is clean and comfortable. They fitted in a third bed for my daughter - I never expected this to be a full sized bed as we had booked a double room. Breakfast (included instead price) was really lovely with eggs cooked to order. Food was good quality albeit a little more expensive than elsewhere. They have a captive audience given this is the only place to eat at Butrint. I would have paid alot more in the UK.

For me the concern is that children could easily fall over the balonies as they have a very low walls. Please repair cistern of the toilet running all the time and shower attachments broken - Room 304.

The location was excellent if you want to visit Butrint National Park and it was only a five minute bus trip to Ksamil (bus stop is just outside the hotel). The hotel is set in big grounds with lots of pleasant and shady outdoor seating. The staff were friendly, attentive and helpful. Breakfast was great, and it was lovely to enjoy it outside in the garden each day. Livia also provided lunch and dinner if you needed them, and the food was very good. Note that there is nowhere else to eat nearby. Good value for money and a quiet place to stay if you'd like to avoid the crowds in Ksamil and Surande.

The interior of the hotel is very dated, but quite ok given the price. However, some serious maintenance is definitely required in our bathroom - the shower needs a shower screen or curtain, the shower rose needs a wall mounting and the toilet needs to be fixed (it runs constantly). Also, the balcony is very dangerous as there is a tripping hazard at the door and only a low barrier on the balcony. A hand rail needs to be installed to avoid a nasty accident.

Superb location for visiting the Butrint archeological sites and national park. Our room had a vast shaded verandah for relaxing. The room was very large and comfortable. A good breakfast was provided and dinner was available for a reasonable price. The staff were exceptionally helpful. The hotel is the only building outside the park at Butrint, so bring a few snacks and fruit for both your time at the hotel and in the park. But it is only 20 minutes back to Ksamil with a regular bus service. So it's all very easy and relaxed.

A kettle for tea with cups and glasses would be appreciated in our room. It wasn't a problem for us but do bring insect repellent.

The highlight of my stay was the amazing accommodation that hotel Livia offered. Alex and Maria are the most caring and polite hosts I've come across. A tranquil and peaceful place, surrounded by the beautiful nature and the archaeological site right next to it. The impeccable service from the staff, always happy to help along with the fresh and delicious breakfast and dinner choices, created a truly enjoyable experience. I would highly recommend hotel Livia to anyone looking for a remarkable stay.

We had a relaxing time here in September. Friendly staff and nice room at the end of the row with an extra window, though a bit close to the restaurant extractor fan which was on now and then. Otherwise peaceful, once day visitors to Butrint depart. Comfy newish bed, new doors and windows, good mosquito screens.

Floor and table in room could have been cleaner and shower a bit less clumsy to use. Breakfast was fine, dinner in restaurant nothing special. WiFi quite weak. A stronger ceiling light would be nice and two reading lamps for bed not just one.

It was an excellent experience. From Maria and Alex, who were amazing hosts, to the staff serving at the reception and in the restaurant. The location is excellent, right next to the archaeological site, which is definitely worth visiting. You also have the option to take boat rides or simply enjoy your afternoon stroll to the lake. I highly recommend it and I'm already looking forward to the next time I'll return! Thank you very much for everything!

Excellent location, very peaceful in nature next to the lake; you don't have the noise of traffic, yet the city center is just a 10-minute drive away. Additionally, the archaeological site is just a stone's throw away.

Exceptional staff who did everything they could to make our stay memorable. Livia is a family run hotel, situated right next to Butrint. If you’re planning a visit to the heritage site, I highly recommend it. You’re able to enter Butrint as soon as it opens, with the hotel organising a guide should you wish. Whilst busy during the day with bus tours, Livia is quiet and comfortable at night. The restaurant food was excellent, with attentive staff.

Some of the rooms could do with being updated, although this didn’t detract from the charm of the hotel.

I had not realized that beyond the archeological park there's not much to do around the hotel, which is a bit isolated. Don't try to take the ferry, it's quite expensive (€7) for what it is. Rooms are not really sound proof, we were lucky in that it didn't turn into an issue, but it could.

Arriving in a complete grey-out thunderstorm was not ideal, but the hotel was easy to find and our room very welcoming. The lads working there were very helpful, carrying bags upstairs (there’s no lift) and arranging to store a few perishables in their fridge and freezer for us. The little balcony overlooking the surrounding forest had a door with a good mosquito screen and shutters, and the air-con worked well. The hotel has its own shady car parking area. Access to the Butrint park was perfect, and as the rain was easing we decided to go there as soon as we arrived, which was wonderful as there was hardly anyone there; most visitors had left in the atrocious weather, and the weather improved very quickly, so we got to see Butrint sparkling in the evening sunshine - what a beautiful place! We were able to eat a simple meal at the hotel that evening and recommend the fish soup and the Butrint salad - both very delicious. Having been forewarned, we doused ourselves with Autan in anticipation of the dreaded swamp mosquitoes, but there was not much evidence; perhaps they had all drowned in the deluge! Breakfast the next morning was served anywhere on the terraces or gardens of this lovely hotel and you could chooses from a limited menu of egg-based dishes such as pancakes, omelettes or fried eggs, with coffee. This was a lovely first stop in Albania after arriving from Greece with the delights of Sarandë and this part of Albania easily accessible.

It’s a pity you can’t pay by card. It would have been nice to have had a fridge in our room - there was a space where there had been one. Our balcony was not particularly inviting with nowhere to sit, but there was plenty of outside garden space elsewhere. The resident dogs were a bit of a pain when we were sitting outside and one in particular kept coming and expecting titbits, putting its muddy paws on the table or its head on our laps, though the animals seemed good-natured and cared for.

The location is superb: almost at the gates of the important Butrint Archaeological site. It is also the terminus of the frequent bus service to.from Sarande via the seaside resort of Ksamil. The room overlooked the woodland at the back of the hotel. Nice and quiet, and cool despite the summer heat. The breakfasts were individually prepared, and original.
