The house is so easy to find, parking wasn’t an issue for us and we were able to do contactless entry due to the time of our arrival. Unfortunately we didn’t meet Lesley but communication was brilliant! The B&B was perfectly located for a wedding at Silchester Farm. The room was lovely and the bathroom had everything we needed and most importantly, it was spotlessly clean!! P.s. we briefly met the cat when we checked out - beautiful!

The only issue really was the bed was very squeaky and my husband said it woke him a few times in the night. I found the mattress a bit too hard for me but that’s personal preference (my husband said the mattress was fine for him) and the road noise is a little loud but I like to sleep with the window open, I’m sure if I had closed it it would not have been heard.

It was great, the house has been fully refurbished and it is very clean and comfortable. We found the place adorable and the owner lovely. It is a plus she likes motorbikes and has a beautiful cat that came to pay a visit to our room last day we were there. We loved him. The position is excellent being walking distance from shops (easy to reach are Lidl and Sainsbury), pubs (there are 2 in a couple of minutes walk) and attractions (we went to a nice forest walk and visited the Romans walls). For the ones driving an electric car, Lidl (5 mins drive) has got a 50kw electric charge and right next to it there is another one which is 22kw both of them are from Pod point. You should not have any problems in charging your vehicle

Everything was perfect and difficult to find something to dislike honestly. The only thing to mention could be the parking space can get very busy so, if you are driving could happen you will need to move your car in case you block someone. A part of this little thing everything else was excellent and this did not slightly impact our stay.

We were met by Lesley, a more welcoming host you could not wish for. Lesley showed us our room and the breakfast area which was ok to use during the evening. The place was spotless. What took it from good to excellent was the multitude of small things that enhanced the stay. Things we haven’t found in much more expensive establishments locally. We can recommend Apple Tree Place highly to anyone wishing to stay in the area.

Friendly, flexible staff who enabled us to check in although navigating around a wedding timetable. Delicious food. Very comfortable and clean room with modern facilities like charger ports, a wireless phone charger and bathroom mirror with Bluetooth! Despite being near a busy road, the windows did a really good job of sound-proofing from outdoor noise. Fan provided, which effectively kept the room cool.

Ongoing building work (directly beneath our room) was very noisy and although it considerately commenced after we were downstairs for breakfast at 9am, checkout wasn’t til 11am so we couldn’t really relax in our room after breakfast and checked out earlier than we may have done otherwise. The room was lovely so it would’ve been nice to have spent more time in it. However, the ‘bed and breakfast’ part was wonderful so a minor quibble re: making the most of one’s stay.

Everything about our stay was amazing! Our room was beautiful and modern. The bathroom was new and high end. The bed was exceptionally comfy — the pillows, to die for. I’m dreaming of them already. Breakfast was delicious and Lesley was welcoming and friendly. We thoroughly enjoyed our chat this morning about the b&b and local area. Couldn’t recommend this place enough!

Amazing find! Lesley has put together her guest rooms with love and the knowledge of someone who travels a lot. All the little touches such as things in the bathroom and welcome amenities means you have everything you need. She even left earplugs in case you needed them, which I didn’t as it was so quiet! Location was very convenient for Wasing where I was running an event. Thanks Lesley! If I’m ever that way again I’d stay again in an instant.

Breakfast was excellent - plenty of choice to mix and match food items and great coffee. Completely modern renovation with premium amenities available as standard. Our hostess was very friendly and informative about all aspects of the local area. We thoroughly enjoyed our time and would definitely look to stay there again.

Incredibly warm welcome by Lesley, felt very welcome. Lesley went the extra mile and offered to iron my shirt for the next day which I thought was very kind. This has probably been the most personable experience I’ve had with travelling for work over the last 7 years.

I’m allergic to cats …

My room and the ensuite bathroom were fresh, modern, and very comfortable indeed. Sadly, for personal reasons, I had to rush back to London, but I knew that I would have slept comfortably and there was an option for breakfast which I hadn’t booked which was great value.

Nothing comes to mind – adequate parking outside, and whilst slightly off the beaten track, perfectly located for the wedding reception I was attending.

Absolutely lovely hosts, so friendly and rooms were so lovely, clean and tidy and really spacious! Breakfast amazing and so much of it :0) Very very happy overall - would 100% recommend!!! Can imagine even better when the renovations finished!
