Liked the area was a taxi ride into the town was about £7 or about 25 minutes walk, the pub was nice huge beer garden, staff very friendly and helpful the room we stayed in was small but adequate was bit grubby with visible marks on the walls but the bed was comfortable with great pillows.
I didn't book breakfast but the next day I'd changed my mind the website says it opened at 8 however was still shut when we left at 11 so went somewhere else to eat. I also don't like the fact pubs charge you for a small splash of squash even though you're paying for a full pint 🤔

Dinner was fine. Despite not booking a table in advance we were accommodated on a small side table.
Breakfast was not so good. We have always ordered breakfast before and this time I asked if my Daughter and Son in Law could accompany us. I had praised the breakfasts to them. All was fine although the bacon was not crispy as described on the menu. Also the menu said 2 eggs which I checked on and was told that was correct. In the past when we ordered the full menu we were asked if we would like fruit juice and extra teas / coffees. All good value BUT this time when I came to pay we were charged for having 2 eggs we were charged for the fruit juice and the extra tea and coffee. For the four of us the bill was £55.00 A full breakfast is about £9.50 I think?

The staff were great, and really made an effort to make our stay a pleasant one. We had to wait for a table for Friday dinner as hadn't booked one however after a brief wait until a table became free. Management apologised and offered a drink on the house by way of apology. The shower functioned well, and our room was cosy if a little small but considering the cost it was quite good value for money. Mattress was a little bit hard though. I slept through the noise of late night drinkers at 2330 however my partner was not too happy with the noise from the carpark, directly outside our room, which lasted until the early hours.
Room was very small, and bed was a standard double, would have been nice to have had a queen size bed at least but for the single night we styed, and at the price, it was sufficient. Bar and restaurant were extremely busy from 1730ish onward and finding a seat was difficult, service time was okay but could have been quicker.

Its a really nice pub with a lovely local atmosphere. It serves good food at a really good price. The internet was very good. Breakfast was really good as it was prepared to order, but didn't take very long to arrive since there are only 8 rooms, so people were arriving and departing at different times. I stayed there since I was going to Newbury races, and I'm so glad I did. It's so close. 3 minute walk to the train station, and 5 minutes by train and delivered straight to the racecourse entrance.
Next time I'll ask for a different room (not 1 or 2) since the ceiling above the bath is quite low for me. I think it would have been OK for anyone about 5'10" or under, but since I'm 6'3" then I had to stick my head into the curtain and out of bath area to stop having a bad back. Apart from that the room was warm and spacious.

All staff were very friendly, particularly the lady who served us breakfast on Sunday morning. This is our 2nd stay here - we sometimes attend events in Thatcham and The Swan is ideal for an overnight stay. The breakfast was excellent. Our main meal was very good. The beer was also excellent.
It is no fault of anyone from the Swan but the accommodation is outside of the main building and therefore we did experience some noise after midnight by people leaving the pub, however this only lasted for a short while. On Sunday morning I found out that the transaction for our overnight stay had not been transacted - I put this down to Booking.com and not The Swan as they had requested details from my credit card the day before our arrival when they had already got it.

Our room was clean and the bed was comfortable. There was tea/coffee making facilities. The breakfast was very good. All the staff are friendly and helpful
No fridge in the room which meant it was difficult to keep our bottle of milk cold as we do not like the taste of long life milk. The door to the room had gaps around which was quite draughty and noisy when people were outside the pub smoking and getting into their cars. Rain had leaked in the previous night so the mat and carpet was wet, although this dried during our stay with reheating on.

When I booked the swan I automatically thought that the room would be in the swan, to my surprise they had converted a small stable next to the swan into rooms only three with only front door ground floor and two I think was upstairs the each had our own front door, it was so nice, beams in the room, if you smoke, it's good to just open your door and step out to the car park. No one bothers you, it's weeks quiet, the best Erin I've stayed in for a long time 10/10 thank you,
I booked sat and Sunday on booking. Com, decided to book a extra day, the Friday, but found it hard to do it through the app, so had to call the swan and book it, also paid for three days at the same y time, that was the only not that I found hard.

It was clean, friendly and situated perfectly for the races. Breakfast was lovely and the staff were welcoming and friendly.
We selected an 11am-12pm check-in on booking.com which was approved and we were told it would be fine for an extra £20 but on the day we couldn’t access the building until 12pm which was very frustrating. We had to wait outside for 45 minutes.

The room was basic but clean with everything you needed. Tea/coffee facilities etc. Very comfortable beds and had a good nights rest. Staff were very friendly and helpful.
Fire alarm went off at one point which was a shock. But apart from that stay was very restful.

The room was comfortable and warm for the time of year, and the bed was one of the most comfortable hotel beds I have ever slept in. Even with the proximity to a railway line with regular services running across it and a level crossing, the sound did not echo into the room to disturb sleep.
