Beautiful property with nice Tuscan landscaping and pool area. We enjoyed the nature inside and outside the property! Staff was very helpful and kind - restaurant staff very attentive. Food and coffee were delicious. Even though they were preparing for a private evening event, they still let us use the pool area after we already checked-out and took care of us. Our chihuahua dog was impressed by the beautiful grass! :)

Our personal preference is a fully self-served breakfast instead of a combination of a buffet and a la carte options, but the food was great.

Very pretty, well decorated. Big bathroom, big rooms, great amenities. Amazing breakfast! We also had dinner in the restaurant, and it was really good too.

Just to point out, if you have any problem with stairs, ask for the ground floor rooms. One thing we didn't like was: there's too many lights in the room that you can't turn off (fire alarm has a very bright green light that blinks at night and also the wifi light). They are a very disturbing as you can imagine, you're trying to sleep with a many lights blinking in your face. We had to buy face masks in order to sleep. Since we had the upper room, we couldn't reach the ceiling to add stickers or whatever. Also, we thought the hotel would be in the middle of nature, but it is actually in front of a main road, and it can be noisy.

Breakfast was very good, all was fresh and tasty. Parking is great. The view is very nice, calm, and relaxing... The best wine we have ever had, and also tiramisu 😁

Last year had more options included in the breakfast price... The beds are making noise when moving, everytime you move it makes sounds and wakes you up... Bathroom windows dont have covers and they are located right on the passages, it is not comfortable because people can see in your bathroom when passing by the room...

The staff was very polite and welcoming. The hotel is new and very nice built and decorated. There is a free private parking on site. Also there is a very nice pool in a beautiful, big garden. The rooms are big and the bed is comfortable.

The hotel didn’t provide any slippers, which was a big inconvenience for us. The breakfast was limited, no fresh vegetables for example, no fresh juices and so on. The restaurant for lunch and dinner is pretty expensive.

Nicely modernised old buildings set in large grounds. Friendly efficient staff. Excellent breakfast and the restaurant served a very good evening meal.

It is very well done, the beds were super comfortable, the staff was extremely nice. The food from the restaurant is really delicious.

I did not like the fact that they had weddings (2 in 4 days) from american guests taking almost the whole hotel. Those guests want to drink and party, come back at 2:00 or 4:30 am , not very discretely. It made it hard to sleep through for a family. The staff was really super super nice about it even gave a discount as an apology. But at the end of the day I think the wedding guests should take the whole hotel.. with no external clients , who are obviously not there for the same reason..

- The hotel is situated next to the highway and therefore noisy. - Unfortunately, at the time we were there a part of the hotel was under construction and we got the room next to it. - We didn’t get any information about the area or wine tasting offers. - The pool was closed and there were no options to sit next to it and enjoy the sun. - Offsite location, about 40 min from Firenze.

I Vivai exceeded our expectations, in terms of service and room size and style. Everything was super neat and tidy in our spacious room and the staff was helpful and polite. We loved the overall aesthetic of the hotel. Breakfast was classic and tasty.

The location was a bit off - it seemed as a suburban area, but we were on a road trip so it was not a problem. Car is probably mandatory to reach the hotel.

Amazing hotel, very clean, beautiful design, nice pool area, simple breakfast, restaurant was nice, people kind. We really enjoyed!

We stayed in room 21 and there were no windows only two doors which one was like window. I like more daylight, so this is small nuence I did not like. However during day we did not spend time at the hotel, so it was not that disturbing.

The location looks very good, from the design of the buildings to the pool to the way the rooms are arranged. The breakfast was very good, the pool and the pool services were the best. Very spacious room with a superb terrace.

I have nothing to complain about, everything was very good.
