Unbeatable value. The place has lo your basic necessities. We stayed in the room with 1 double bed and one single bed. It was the summer months, so the A/C was great to have, but it did not reach the single bed on the mezzanine, so I had to use a small fan next to my bed. The wifi was great. The breakfast is self served downstairs which included cakes, sweets, yogurt. The key to enter the place is in a lock outside the door. The host texted us the code for the lock right before our arrival. The place is down the hill, but a short 5-7 min walk to St Francis Basilica and right across from the St Peters church.

Very close to the St. Francis Basilica. Friendly staff and easy to communicate with requests such as luggage storage after checkout. Room is cozy while there isn't a kettle in the room, there's a coffee machine with a bottle of mineral water as well as capsules and teabags in the public area.

The property has no elevator and the rooms are located on the 2/3 floor, so a small climb up the stairs is required. Not a big problem though, as you can leave your suitcase on the ground floor and take the necessities upstairs.

We loved the location. Few steps away from St. Peter's Church (we were there for a Wedding). 1 min walk from Giovanni Paolo II Parking and 5 minutes walk to the Basilica. We also loved the coziness and the welcoming feeling when walking through the door.

Breakfast was good and restocked daily. We would have appreciated some salty options (maybe some local cold cuts and some sliced bread). Shower pressure in Frate Sole room was not great and same goes for the mattress in Sorella Luna one. But all of that had no major negative impact on our overall rating. We would recommend this B&B 100%.

Decent crash pad if you're ever in Assisi. Although we never met a host, access was very easy with a lockbox code provided before check in. The B&B was very stylish and looked like its pictures. Our room was very clean.

Although we loved our room, the bed was one of the most uncomfortable ones we've slept in - very soft and uneven. We ended up eating in our room as the space provided for breakfast was too small to comfortably sit us plus other occupants. Tea is provided, however, there was no kettle available to heat water.

The property is located just minutes from the bus stop and in a very quiet neighbourhood. The interior is newly renovated and looks pretty and aesthetic. The beds are comfortable and the place is spotless.

The room felt a little cold, even with the air con turned to heat. The tiled toilet floors were also very cold. Hot water ran out at some point in the night and took about an hour or two to return.

The location was great, it is close to where we wanted to go. The check-in and check-out was a breeze and most of all our Host was amazing, she let us leave our luggage before our check-in and even after our check-out so we can still go round and see this wonderful place. Breakfast was good too, just enough to start our day.. Grazie Mille 😊😊.

We loved the building and layout. We had the top floor apartment which had a lovely king size bed and another bed for a third person on a mezzanine. The bathroom was exceptional. Beautifully clean, towels, shower gel and shampoo provided. Great size and modern. Breakfast was a shared area. Two breakfast tables for the two apartments which were set out, in the mornings, with jams, bread, cakes, biscuits, juice. A coffee machine for self service was available, not just for breakfast but 24/7. A fantastic host, pleasant, helpful and friendly.

The only downside was the towns major attractions, churches, bars and restaurants were mainly up hill. Not the best location for anyone who couldn't walk up inclines. However, we had viewed the property online and knew about this.

Very clean, great location, comfortable bed and great shower with good water pressure. Very modern inside too and the room stayed decently cool despite the roasting temperature outside.

The breakfast was a little unusual compared to other places we stayed at, you just helped yourself in the kitchen rather than someone being present to help or prep anything. This was absolutely fine though, just took some getting use to and understanding where everything belonged like dirty dishes etc.

What a treat to stay here after a hot summer’s day. Couldn’t be more centrally located. The self checkin took just a few seconds, and immediately as you enter the whole B&B smells incredible, the room was clean with a big window that you could open for fresh air or shutter to sleep in a full blackout. The shower was refreshing and comfortable, and breakfast was delightfully laid out at 8am in the morning. At checkout, they were so helpful helping us sort out the city tax. Thanks so much!!!

We were able to leave out suitcases at the b&b and see around assisi. The host was very open about that, and very friendly.

We weren't sure about the breakfast. Whether someone will be there or we have to help ourselves. We just helped ourselves in the end no problem, but it would have been good to know.
