Good location - only a few minutes walk from the Ponte Vecchio and Piazzale Michaelangelo - but in a quiet street away from the main touristic centre. Super-clean appartment. Nice gardens. Free water top-ups ... and other things.

Appartment very dark inside Not a big fan of the key locking tech (which is clearly fundamental to the 'unstaffed' model). Initially struggled to comprehend the instructions, and struggled to access the building and the room. Eventually the PIN did work, and we used this. Could not get the smartphone app to recognise the lock at all. The buttons on the webpage did work for me, but the link could not be shared to other members of our party. Also, the safe is stupidly unusable.

Breakfast is not directly provided but the annexed cafe is excellent and friendly and the breakfast there is very nice. The communication with the staff through whatsapp was very efficient. Having a small kitchen in the room is really a bonus, and the possibility of doing the laundry in the basement is extremely welcome. Also the water dispenser provides excellent water and you can refill there your bottles at no extra charge, avoiding plastic waste. The palazzo has gone through a careful restoration, and the public spaces are very nice and cozy, we would have spent more time there but the weather was a touch too warm.

The self check-in through the app is a little cumbersome, but that's not a big deal. The beauty of the public spaces, the garden especially, would deserve nicer chairs and benches.

The apartment location, near to city hub but in a quieter area the other side of the river was perfect. Beautifully renovated building inside and out. Lovely to have an outside space , twinkly lights.....lots of seating and some shady areas. The space was fantastic, nice to have more than a room .....kitchenette and dining area. Nicely styled. The WhatsApp communication worked really well. Lovely cafe next door that did a delicious lunch and had good gluten free options.

Location with easy access to main sights. Very quiet. Beautiful fragrance in public spaces. We were there in winter but outside areas would be an oasis in warmer weather. Modern amenities in room with lovely thick bath towels. Gorgeous cafe with contemporary food - avocado on fabulous bread. Very comfortable.

The energy saving power turned on red lights at light switches and down lights at power points every 6 hours. A pest overnight. The lounge as a bedroom wasn’t great as needed to come through main bedroom to use bathroom.

Great location and extremely comfortable place to stay! Also a big thank to a hotel staff who helped to arrange a birthday surprise for my husband.

The only disturbing thing was a noise from the neighbor's room. As we realized later on, our rooms were separated by the locked door only. So we could perfectly hear everything from our neighbors. Especially from their bathroom. Like they took a shower directly at our place. I'm not sure if all rooms have the same issue, or only ours. We lived in room 201.

The hotel is very creative. There was no physical reception. Room doors and doors can be opened via email links, which is very secure. The room's skylights can also be operated electronically.

The structure of the room we live in is a little bad, its bedrooms are on the second floor, just separated by a wall. It is not suitable for living between friends, and privacy is weak. And the living room has no Windows facing the sun, its light mainly comes from the roof skylight, which leads to the upstairs bedroom has a pure transparent glass floor. It looks scary, and it always feels like a security risk.

This place is an amazing destination for a holiday stay. We booked a group stay with breakfast included, which saved us a lot of time. The building itself is gorgeous, and it has a lovely garden. Most importantly, there’s a laundry room with all the necessary amenities. There are also many cute shops and restaurants in the area, and you can reach all the historic sites within a short walk. The stay was absolutely worth the value, and I would rate it 10 out of 10.

Location is perfect. Palazzo building is beautiful. Rolm is a bit poorly designed. Although comfortable. Shower was great. BreKfast arrangement very nice. But limited. Communication with stay ia whatsapp cumbersome. Real Problem was with old stairs and their amont. I wish we knew it ahead of time, requesting ground floor. However I shall come back 😍

The location was perfect. Far enough from the crowds but close enough to be in walking distance of some of the historic locations found in Florence. The apartment was very clean and secure. The staff were very helpful and kind. I would not hesitate to stay here again. 5* for those looking for that something special. There are some fantastic restaurants nearby which also makes the location perfect.

It was all perfect, I think the San Niccolo Palazzo has very little to improve on.
