This is a beautiful and serene property with the most welcoming and friendly staff especially Tharanga who was always smiling and extremely helpful. Our room was a good size and the bed was very comfortable. The bathroom is well appointed. Everything you need for a relaxing holiday. A tray with tea and coffee was provided on request. Breakfast was tasty and plentiful. The whole property is beautifully furnished with lots of great artwork. The tropical gardens are exceptional with a large pool with sunbeds, It’s a 15min walk to the beach, restaurants and bars or jump in a tuk tuk. We loved the jungle side setting and watched fruit bats, hummingbirds, and fireflies from our balcony. The owner made us feel very welcome and always took time to say hello and offer assistance.

Second time we’ve stayed there, this time in the penthouse. Very spacious, well furnished and comfortable.

The safes in both rooms are too high, resulting in me leaving jewellery in there which very fortunately was found and handed in by a lovely, honest Danish lady. Kerstin has been brilliant and has said she will send the jewellery when she goes to Germany in May. I’m really grateful to her for taking the trouble to do this. The safe in my friend’s room was too high for her to reach so she used mine. This is the only criticism I have of the hotel, it was lovely.

There was a slight problem with my room, however the staff quickly responded by upgrading my booking. All the staff are super friendly and helpful and a special thank you to Mrs Wickramasingha on reception who really was exceptional, going out of her way to help with everything that I needed and ensuring that my stay was perfect. The overall facilities both inside the rooms and outside in the garden and pool were excellent. The property location is very quiet and a short tuktuk ride into the near by town.

Immaculate condition. The villa is pristine, clean, well looked after and the rooms are gorgeous and tastefully decorated. The pool is also big and fun to splash and swim in. They have some toys for children. The owner is incredibly kind - not only did she facilitate dinner for us when we arrived late, she also got up early to see us go to make sure the transport was on time. The staff were very welcoming to us and especially to our 10 month old son. We had an absolutely lovely time and we won't hesitate to come back. The breakfasts were delicious and they kindly brew a jug of tea for everyone to have (even if you're not having breakfast) We ended up walking into the main street most days, a 20 minute walk.

Tropical House is located in the village of Hikkaduwa (away from the main beach) - it’s a lot quieter and more serene. The management is very welcoming and accommodating, and breakfast is excellent. We had a marvellous stay.

Given the location- you have to walk to Hikkaduwa town (which may be difficult in the heat), or take a tuk tuk. If you do the latter, the local tuk tuk cartel are some of the most pushy and aggressive touts we’ve come across. We would probably recommend using an app like Uber or PickMe to avoid getting overcharged.

Peaceful, very clean and well decorated house, with a beautiful garden and pool area, located a 15min walk or 5min scooter/tuktuk ride from Hikkaduwa beach. The staff were all so kind, especially Tharanga, who helped us out with various things. On the last night we got upgraded to the queen room on the top floor, they also have some amazing rooms with pool view. Breakfast with eggs, toast, butter & jam and fresh fruit. We absolutely loved our stay and hope to go back again!

Nothing! Just a suggestion, would be nice to have a kettle with cups for coffee/tea in the rooms, although we asked for it in our first room and it was immediately provided.

Beautiful villa, with beautiful gardens, pool and landscape. The villa is a 5 min Tuk Tuk ride to town and the beach.It is quiet, with many plants to make you feel relaxed. The manager and staff treated us like close friends . The rooms are large, with a great shower and strong WiFi. It is clean and very comfortable. Everyone is there to help you- and make you feel special. My family had a great time.

The property is stunning, a true Sri Lankan oasis. The staff are very friendly and tentative, nothing is too much trouble. Plus, it’s very quiet, we occasionally saw other guests but the majority of the time it felt like we had the whole place to ourselves! it’s also only a short walk to the Main Street of Hikkaduwa. I’d definitely go back if I were to visit Sri Lanka again.

We organised a few extras via the hotel that weren’t quite what we expected. considering how amazing the hotel was, we were a little disappointed by the massage . The room was exceptionally small, no music and the guests in the next room walked in half way and then spoke loudly throughout the rest of the experience.

The friendly helpful staff, pristine gardens and clean comfortable villa made our stay a time to remember. Meals are available until 5pm each day (8pm on Wednesdays) and are delicious. Nothing was ever an issue for the manager Karin, who could organise meals, snacks by the pool, advice on local shops and even have my suit case repaired by the villa’s maintenance man. The team spoke great English and were happy to talk with you and make your stay comfortable and relaxing.

The key feature of this stay is the building. It is truly outstanding and it is provided with all the commodities of a nice hotel. The staff is kind and is available for any request. The pool is an addition to use during the hottest hours. The food is good, but not in line with the local price. The room is big and comfortable.

Overall, it looks more like a 4-star stay rather than 5. From five I expect more services like dinner, soap and shower gel in the room, and an included transportation to the beach. The price is not competitive.
