From the sea-facing rooms you can watch the hustle and bustle of Weymouth’s seafront, and marvel at stunning sunrises and sunsets. The courtyard-facing rooms are for those who enjoy a slightly more peaceful stay. Our Deluxe King Room is the most sought after in our hotel; otherwise known as “the best room in the house” by those returning guests who regularly request it. It has uninterrupted views of Weymouth Bay, and two huge almost floor to ceiling windows and balcony. It also has a seating area where you can enjoy the views, relax and unwind. Our Superior Suite runs along the length of our courtyard below, it is set back from the main house in a peaceful oasis all of its own and does not have a sea view. It is our only ground floor room. It consists of a king-size bed and a separate seating area divided by a small wall with two lounge chairs and a TV. It has a stunning bathroom with the advantage of having both a luxuriously deep bath and roomy shower (this is the only room in the house with a bath). The room is equipped with a complimentary refreshment tray including a cafetiere, hairdryer, tv, soft white fluffy towels and beds with crisp white bed linen.

I stayed here for three nights between Christmas and New Year as I was with a walking group and we all chose our own accommodation. I was so glad with my choice after hearing the tales of some of my fellow walkers! I decided to treat myself and booked the Superior Twin (room 5) with the beds zipped together. It was a lovely room, and quiet as at the back. I was in contact with Suzanne by email and text and she was there to greet me. Derek, in his bright decor-matching turquoise sweatshirt was there in the mornings to serve Suzanne's superb breakfasts, and was lovely to chat with. I was worried about leaving the car over night in a public car park but there were no issues. We parked in the Swannery car park which is only 8 minutes walk away and is huge. I would definitely book No98 Boutique Hotel again.
There was nothing to dislike.

The exceptional welcome created a truly positive first impression. This hidden gem offers an unparalleled experience from the moment of arrival. The host's attentiveness and dedication were remarkable and greatly appreciated. Every detail seemed carefully considered to ensure a delightful stay. It's a pleasure to share such a positive experience. We stayed in room 4 and although smaller than our friends in room 2 we had the added bonus of a sea view. You are literally a stones throw from the beach and town. Our room was warm cozy and the bed was exceptionally comfy. Would 100% stay again and recommend to others

Very friendly owner who makes you feel really welcome from the moment you arrive. The accommodation is beautifully decorated and fresh. Room was modern but kept the charm of the old building. Probably the biggest bed I've ever slept in and very comfortable. Breakfast was all locally sourced food and was delicious. The wifi was excellent and had somewhere to charge phones both sides of the bed. Accommodation is only a 5 minute walk into the centre.
Can't fault this accommodation on anything. Everything was perfect. I suppose the only problem could be you have to book a time slot for breakfast because everything is cooked fresh. (Delicious) We arrived late the previous night and only 8am and 9:20am were left but 8am was perfect for us so no problem. Owner is so nice though that he would prob be able to work around your needs.

Super comfortable and unique place that is ran by the delightful Derek/Suzanne. Ask yourself this. Do you like to come home after a long day sight seeing to a beautiful cupcake by the front door for you? Do you like your breakfast served with a big old slice of charm? Do you like a really comfy, spacious room to sleep in? If you answered yes to those questions then the No.98 is for you. Staying here was such a lovely experience and we can’t wait to go back again soon

Property was easy to find and beautifully decorated to a high standard. I felt inviting and you can tell a lot of work has been put into the B&B. It was extremely clean too! I work as a house keeper and I’m aware of how hard it can be to maintain such a high standard. Breakfast was lovely and freshly made to order, my partner especially enjoyed the bacon and sausage. My veggie breakfast was lovely and the scrambled eggs were perfect.
My partner found the bed quite short but he is over 6ft! But the mattress was lovely. Another minor thing is that the blinds let a lot of morning sunlight.

The breakfast was unbeatable, Fresh produce. Could of eaten it again. The location was a two minute walk from the train station. And right opposite the beach. With the clock in front of you. Derek and Suzanne are a amazing host. Nothing was to much trouble. Derek was more like a friend then a host. And Suzanne made a beautiful cake for my partners birthday. And responsible for the outstanding breakfast.
We could not find one fault with this hotel.

This is a lovely centrally located property run by friendly people who are genuinely interested in their guests and their experience. Home cooked freshly prepared breakfast daily to order. Clean, modern, comfortable rooms overlooking Weymouth beach.
The only thing the property doesn’t have is parking and a lift for the higher floors but this is explained clearly. Parking can be found locally if needed and the hosts were very happy to help with luggage if needed.

Derek & Suzanne are wonderfully kind and thoughtful hosts. Very central property, right on the front, which was great for us as my mum has some mobility issues, so reducing walking time was helpful. Within walking distance of all the main central attractions (dangerously close to Rossi’s ice creams, the best ice cream in Weymouth!), restaurants, bus stops and the railway station (we came by public transport). Rooms and communal areas spotless, rooms nicely-converted. Room comforts you don’t usually get, like a cafétière. Comfortable lounge and breakfast area. Breakfasts were all excellent, freshly cooked, well-cooked, quality food. If you need to leave luggage after checkout on your last day, this is possible, which was great for us as we could enjoy our last day.

Wonderful to experience. Derek and Suzanne offer such a warm and welcoming service. They are a credit to Weymouth. The rooms are cosy, very clean. There are small touches around the hotel and rooms that make you appreciate that Derek and Suzanne have thought of everything to make their guests comfortable. The morning cooked breakfast and service are absolutely delicious and remarkable. Well done! The location is perfect to explore nearby attractions.

The decor is very artistic and tasteful. The facilities are very clean. The shower was excellent! Breakfast which was inckuded in the rate was delicious and very healthy ( home made sourdough bread with delicious eggs and mushrooms, Greek yogurt with berries, crumpets, fresh fruit, wonderful coffee and non diary available) The warm welcoming from Derrick ( the owner,) who was a fabulous host made our stay a very enjoyable experience. He made us feel very welcome and he went out of his way to help us and accommodate us. I give 5 stars to Derrick for his courtesy and very welcoming service! We will recommend the hotel to friends and family.
The 1st day as it was a week end, the sea view room which overlooks Weymouth bay was a little bit noisy at night, so as I am very sensitive to noise, I did not sleep well. However, the other nights were much better and I had a good night sleep!
