Stayed in the White room, was very clean. Nice room and had enough room for 2. I actually liked that there was no staff so it felt like an air BnB and we could come and go. The location is perfect, very close to bars and clubs and a 5 minute walk from the city centre. The beds were also comfy and the TV had apps so you can watch Netflix and YouTube! Also comes with toiletries and a fan.

Not the accommodations fault but there was a guy staying there that was harassing us but thankfully it was our last day and we could just leave. The floors are also very creaky, we were on the first floor and we could hear the upstairs neighbours walking around- thankfully it wasn't early in the morning or late at night. Our room was also next to a pizza restaurant which had outdoor seating so you could hear the people outside. We didn't mind it but could see how others might! The toilet was also very wobbly and felt like it might come out of the wall if you sat down too hard 😆.

Very stylishly presented, the room I had was with a lovely view into a courtyard garden. The shower was massive and came up to temperature very quickly. When I had a problem it was very swiftly remedied with little or no inconvenience. I was lucky enough to find parking right outside the front door overnight but it's only available from 6pm to 8am the next morning so, if you're going to be later than that there is a pay and display carpark less than 5 minutes walk away.

The first room hadn't been made up but, as I said above, this was very quickly remedied in a phone call with the host. The floorboards upstairs could do with a bit of nailing down, I could hear fairly loud creaks from early in the morning as my upstairs 'neighbour' was getting ready to leave.

I booked the garden room on ground floor which gave me direct access into a quiet walled garden. It was enjoyable to sit outside when sunny

Onsite no staff, so a bit impersonal but contact via email was excellent. Saw nobody in or out of the building or garden at any time so was left wondering if I was the only person there, left me feeling a bit uncomfortable. Some refurbishment was in need of improvements which might put some people off but not me.

Location is probably the best in Lincoln. You are on the doorstep for Lincoln city centre. Room was pleasant and comfortable. Would definitely stay again!

Take the 3 rugs out of the bedroom. They are stained and the wood flooring is much nicer. Also need to do some high rusting to get rid of the cobwebs. Just a few simple bits to make the room much nicer.

location central, Lovely cheap accommodation very nice and clean and modern looking inside but a bit deceiving from the outside. Breakfast Cafes within 200mtrs, Bars within 100mtrs, lovely easy to use access to your room via message Codes, Carparking at £8.50 for 24 hours to the rear and around the corner within 100 metres, 30 mins parking outside the rooms if spaces available to drop off your bags etc, I got up early Sunday and parked in front of the rooms as it is free all day on Sundays. other review stated the showers were not very hot but they seemed just right for us. Kettle with tea coffee milk & sugar available, and a hair dryer. overall a lovely stay.

Didn't like paying for parking but that's the norm these days! Its a bit of a trog up the hill to view the shops and cathedral but well worth it, highly recommend a tour round the castle too and a visit to the Ole Ole tapas bar (book in advance) On the upside when you finally reach the top its all down hill on the return and with a few pubs on route makes it all worth while.

The room is lovely, bed was comfy, the location was fabulous. The messages from staff were really helpful and responsive. The room is by a couple of restaurants and really accessible for Lincoln.

The main worry for me was paying a damage waiver in advance, I can understand that this might be necessary if you have had troublesome guests but for me I just wanted to ensure any issues which were minor (like a toilet roll holder being wobbly) was not something we would then have to pay for. The other element which I think if you redecorate would be worth thinking about is switching from laminate floor to carpet. I was really aware if disturbing people below us but also we could hear every footstep of the people above us. Basically for me the need to sleep and quiet trumps style.

Overall I rated the room 100% better than a 3/4 star hotel and would love to come back again. The room was very spacious, clean, had a huge bathroom, all basic necessities and it was naturally warm (even without a heater). Undoubtedly the location to all the tourist attractions was just awesome with everything in a few mins walking distance including a Tesco express which was just 100meters away. Night club is just 10 steps away and the roads are very safe throughout the night as well.

Frankly the below are just tiny bits of suggestions and I can't complain about anything considering it was a wonderful stay. Your spring beds aren't that comfy so please add a mattress topper as the spring were hurting me a lot (i weigh 85kg). The wash basin (sink) had a shelf over it which made the brushing experience really bad as one cannot bend down to reach the tap (please remove it). It would be nice to have 2 chairs in the room considering it's a couple room. Please check as your toilet flush just doesn't work and definitely needs maintenance, we struggled flushing throughout the stay. Your ad says room cleaning would be daily but no one visited our room (2 nights stay).

Very comfortable and warm. Perfect location. It was very quiet and security made it very safe. Very clean. Thankyou

One little thing. Shower floor is extremely slippery when wet. A shower mat/and or a suction handrail would make it much safer. We are both 72 so felt a bit vulnerable when showering.

First time actually staying alone, it was a lovely room very spacious and I felt extremely safe, I will definitely stay here again

lovely and clean from the moment you stepped through the front door, room was exceptional clean, and the entry system in to the actual building and room made me feel safe.

Location was very good, comfortable and clean with great heater and good shower

It was a noisy house where you could hear everyone else moving about, showering, flushing the toilet etc
