Good place for the price had a on suite in the double room and water was ok took a little twiking to get it right temp but worked well. The small amout of food available like bread and few buiscits were nice had plenty of milk and coffe/tea with a kettle. The internet was good worked well with no drops but my phone could not find it but my laptop did think the signal was to low for my phone or something but laptop worked with no problems.

The main road was a small problem as was hot in the room so had to have the window open to let some air in and it right next to a main road so was bit noisey during the day but had no problems at night sleeping as got quite at night.

The price for the room was extremely cheap and the rooms themselves very clean. Kitchen was HUGE. I did prejudge incorrectly based on price and was happily found wrong. But seriously guys. So cheap with great room facilities and cleanliness. Value for money is exceptional. I'll ne returning in the future.

One toilet and shower for 12 accommodations is a bit mad.... put in some ensuits and you could double your price. The mattress could do with an upgrade. Add some silent close adaptions to the doors would be good. The crashing of them closing is disturbing.

the hotel itself is a lovely property. I stayed at this hotel for work reasons. my first night was in a single room with its own bathroom. the room was tiny but it served the purpose. the 2nd and 3rd night was booked after my first-night stay and I was allocated a different room, which was huge with a double bed, without a private bathroom which was not great.

shared bathroom. not ideal and I will try to avoid it in future bookings. The front door into the building was hard to open, and I am not referring to using a code. Also, there is no lighting outside the rooms entrance doors of both rooms I was staying at - I had to keep using a torch on my iPhone. not ideal.

The building is beautiful and the decoration throughout is lovely and modern. Our room had everything we needed and little extras which was a lovely touch. We had a room with a private bathroom, a very comfortable bed and a big TV and it was beautifully decorated in keeping with the whole building. It was lovely and quiet all throughout the night even with the window open.

The only negative was that it was uncomfortably warm we had to turn the radiators off but even with them off it was just too warm so we didn't sleep very well but we are from a very cold Wales so it might just be that we aren't accustomed to the heat but that's the only thing that made us a little uncomfortable other than that we had a lovely stay 😊

Myself and other work colleagues have been staying here for the last few years now. Great place and the location is also good just on the edge of the town centre. Rooms are very nice and cosy. Brilliant that you have a fridge in your room with your breakfast for the following day. Nice and clean kitchen for you to use is also brilliant.

The last few visits have been a bit worrying because it's clear that the front door and your rooms codes are not changed once the last person has vacated. For the last three weeks now the front door code and the code for Room 3 have stayed the same. I have messaged the owner several times now about this problem but sadly I've had no response which is now why I need to mention this in the comments. Sorry but it need to be looked at before someone's safety is on the line.

For a budget booking the property and room didn't have an immediate look of budget. I haven't stayed in this kind of property before but it was OK once I figured it out. The bed was comfy enough for me to have had a reasonable sleep. The shower was more than adequate size, you had room to actually shower were some barely have enough room to stand.

The breakfast, I wasn't sure what to expect. Once I realised I could do toast in the kitchen it made a lot more sense Although there were ovens and microwaves I didn't seem much you could cook extra if you brought it.

Very good for the purpose I needed it for - 1 night stay before a business meeting. Very well maintained, clean, very well organised, staff were very helpful, hot water in the shower, close to city centre, nice location, it felt safe overnight, free parking was a bonus I wasn't expecting. The breakfast is reasonable given the price, I had a tee and a biscuit, it was nice to have something but I wouldn't call it breakfast. Still worth every penny.

Stayed there many times now that why we keep coming back. Great location and good self check in. Rooms nice and clean. Good that you have your own mini fridge in the rooms with a good selection of stuff for breakfast and fresh milk. Nice kitchen for you to use.

The more times that we stay it's seems like there's less and less plates and cutlery to use. Just a pity there's only one shared bathroom for the rooms without

Clean, modern and felt like it had been decorated not so long ago. TV has a choice of apps Inc Netflix.

Neighbours were a bit noisy but there was a quiet time from ten. It's just a shame they ignored it. The bathroom in our room was very tight packed. I would still stay again

Room was really big, good choice of food for breakfast. Good facilities in room (kettle, hair dryer etc). Room was the perfect temperature and bedding was very clean. Was only a short Uber ride into town, perfect location for a night out in Lincoln.

We weren’t sent our code so had to call up to get it so we could let ourselves in. Another couple also had the same problem! And the doorknob was loose on the bathroom door.
