Spacious, clean room with large bathroom. Comfortable bed. Great continental breakfast with lots of choice, in a lovely setting! The location of the hotel is excellent. The decor on the ground floor was beautiful - it has clearly been renovated to a great standard but has managed to keep its vintage feel - even has its own bar.
The decor of the rooms and the hallways upstairs was not in keeping with the ground floor. Could do with updating but certainly not awful! There was no lift that was could see so was a bit of a struggle up the stairs with our suitcases (maybe there was one- we didn’t ask to be fair, but they did see us with large suitcases upon check in).

Breakfast was modest but adequate - it included fresh fruit and fruit yoghurt as well as cereals and toast. Some plain yoghurt would have been good. We had very comfortable and generous space, enjoyed the period furniture and a very comfortable bed. The towels were nice and thick. A spacious bathroom.
The propert has great bones - it will be a lovely place to stay with some painting, etc.

You can see how stunning the ground floor decors will be replicated on the other floors in time. I’d like to come back to see how it gets finished. The location was great. The lovely staff, even the designer was lovely. Bed was very nice. Though being short I did have to climb on the high bed. But added to the grandeur of the experience. Tv had all the services so was able to log in to acts and watch tv once back for the night.
Only down side. Was only continental breakfast is all that’s included. Was a bit basic re meats, but nicely set up. And you can order the food from the cafe next door. But felt a bit disjointed and the only negative I could find and even then, it’s not big enough to stop me coming back.

The hotel is beautiful. The building is full of character and decorated with an entertaining, individual style. The bar was quiet with a piano that is available for customers to play. The breakfast room was in a really smart conservatory and it's huge and stylish. The staff were lovely and so obliging. There was quite a bit of decorating going on in the hotel. It didn't bother us at all. We did however agree that the owners are making significant improvements. The hotel is really high spec for the price at the moment. I think that prices will rise soon. So, book it now is my advice! A real slice of Lincoln history. Definitely worth a visit! The bonus is that there is a 2 double bedroom room. That two bedrooms that share a bathroom. Great for families or good friends to share. If you haven't visited Lincoln, this is a great hotel to visit the Cathedral and the hay bayles area of the city from. You must do the Cathedral roof tour if you have a head for heights. It's fascinating!
Breakfast options are limited to continental. If you enjoy a fried breakfast, you will not get one in the hotel. We ended up paying around £20 a head extra for a full breakfast, orange juice and coffee in a nearby Cafe. Little bit annoying when breakfast is included in the cost of your room. I suppose you could just eat the continental and not be fussy like me. Not a big enough issue to mark down as I loved the hotel and the staff were friendly. I think it's definitely something to be aware of when booking though.

We have a wonderful stay at Charlotte House, we booked a suite and it was fabulous! The staff were all very friendly and check in went smoothly. We were a little apprehensive about breakfast due to reading some earlier reviews but it was fine. The continental selection included cereal, yoghurt, cheese and meats, pastries, juices and hot drinks. I understand hot food could be ordered through a QR code on the tables, (which we thought a little odd), and at an additional cost but we didn't bother with this. The hotel is situated very close to the castle, (which we could see through the windows of our room) and the area itself has much to offer. Although the hotel doesn't offer food there are plenty of places nearby. The pub across the road, The Victoria, has lots of real ales and served a bar menu, a lot of burgers but other things as well. The Indian next to it is very nice, booking is definitely advisable. There's a tapas bar on the same complex site as the hotel too. Plenty of places to eat in this part of Lincoln without going down into the main centre, Lawsons is a lovely one on The Strait, a personal favourite. Charlotte house does have a fabulous bar with a lot of art deco features on the ground floor but no one was using it whilst we were there, pity as it was a nice space, maybe if it was promoted a little they may get more customers.... There is a bus runs from just across from the hotel, the Walk and Ride, takes you down into the city centre, it stops just outside the Victoria Pub, (there's no actually bus stop) but hail it as it turns the corner and it will pick up, it runs approximately every 20 minutes. As the walk from the centre is uphill most of the way the bus is very welcome at the end of the day! We would love to stay here again and wouldn't hesitate to recommend it!

We liked the quirky nature of the building. Only 14 rooms - it looks like there might be a lot more - and ours was a twin with a lounge and shower room attached. Very comfortable, clean and warm.
A couple of shortcomings, aimed at booking.com, not the hotel. It should have stated continental breakfast, as that was what was included in the rate. And parking was a public pay and display next to the hotel. We paid and extra £20+ to use it. No deal breakers here, just things that would have been better stated up front. Would we stay there again? Yes.

The entire hotel is beautiful and such an excellent location! It's literally in walking distance from everything! Being able to see the castle right outside our windows and hearing the cathedral bells was absolutely lush. The staff are so kind and accommodating, the manager even found my wallet for me which I didn't realise I'd left in the room upon check out and brought it to me in the café next door! Comfortable beds, amazing bathroom, especially the bath tub which is huge, I can't wait to go back.
It would be nice to have a few more options on the continental breakfast, and the TVs could be better but I wouldn't say I necessarily didn't like these things, just small improvements. And this is just a silly little thing that I think would be a nice addition - the option to include a mini fridge in your room for an extra fee. It was so warm during our stay that a few of the drinks we brought with us like water and juice were really warm. But it's not exactly a dislike, just an idea!

Great location, 2 minutes walk through castle wall to historic quarter and an array of interesting shops. The Magna Carta is housed in the castle. Deeply interesting! The staff were very friendly and accommodating. It is newly refurbished with tasteful decor and furniture, comfortable beds and pillows. The continental breakfast was fresh and varied with fantastic coffee. The price was very reasonable.
If you don't like Genius bread, take your own. (To all hoteliers , don't be fooled by the word Genius. I think it's awful). Unfortunately, there is no lift for wheelchair users.

Not a chain hotel. Quirky with lots of character. Converted from a former hospital. Set in parkland. Excellent location in historic Uphill Lincoln. Also close to Museum of Lincolnshire Life. Adjacent to the Castle and close to restaurants and pubs. Cathedral 10 minutes walk. Twenty minutes walk via Steep Hill down to city centre. Nice continental breakfast included with good coffee/tea, cereals, juices, croissants,toast and some fruit. Staff excellent throughout.
Parking adjacent to the hotel is £9.80 per 24 hours.
