Stunning location looking out on Val d’Orcia, very friendly staff, spacious communal lounge, lovely salt water pool, very nice planting around the property and a gorgeous terrace for breakfasts. Laura was very welcoming and extremely helpful. It was a pleasant and easy walk in to Pienza. Dinner options in Pienza were plentiful and very good. We enjoyed not having to use the car but being able to do some walks straight from the property. The wifi worked very well.

There’s really nothing to dislike but we would say some of the minibar prices were on the high side. The drive up to the property is a bit rutted in places so care needs to be taken.

We loved our stay here. We were in the annexe with a little private garden and beautiful views - loved being able to go through the farm gate and walk through the forest to Pienza town. The pool was great to have as it was very hot during our visit. Good breakfast out on the patio and the two ladies we dealt with (reception and at breakfast) were just lovely. Our room wasn’t huge, but had everything we needed and was very comfortable. We were sorry we couldn’t stay longer, not just because we enjoyed the hotel so much but because Val D’Orcia is so amazing. We hope to be back soon.

We had 3 nights at A440 & loved every minute we were there. All communication prior to our arrival was excellent & much appreciated. Yes, the road up to the hotel is bumpy, but if you are driving in Italy then you are more than capable of navigating it. We were in a garden view room which was very nice, a little tight size wise for us, but nothing we couldn't work around with our luggage. The bed was very comfortable, the bathroom a good size with efficient A/C. The pool was delightful & lounges a plenty. The large sitting room that was available for all the guests was really lovely to sit in & do some reading as well. The work up into Pienza through the forest is a brisk 10-12min walk, BUT if you don't want to be sweating & out of breath, you need to take your time walking up the steep hill & make it a 15-20min walk depending on your fitness. Our walk back from dinner in town was quite magical being lit on both sides down the hill by Fireflies - obviously a seasonal thing, but we have never seen anything like it! Apart from the surroundings & the incredible view, another highlight was the delighful Gigliola who cooked the beautiful dinners & prepared breakfast. Of our 3 night stay we ate at the hotel twice for dinner as we enjoyed Gigliola's simple dishes made with fresh local products, along with the local wine & the beautiful sunsets. We cannot recommend this hotel more highly.

The hotel's location is perfect. It is within walkable distance to the charming center of Pienza, allowing us to explore the town's attractions, shops, and restaurants with ease. Despite its proximity to the center, A440 offers a high level of privacy, making it an ideal retreat for those looking to escape the hustle and bustle. A440 in Tuscany is a gem of a hotel. From the wonderful staff and the exceptional management by Barbara to the stunning views and convenient, yet private location, everything about our stay was perfect. I highly recommend A440 to anyone looking for a memorable and serene getaway in Tuscany.

From the minute we walked in, we felt so welcome! Lovely friendly reception staff. Our room was amazing, the bed was super comfortable and plenty of space around to store luggage, clothes etc. Bathroom was huge with plenty of soft, fluffy towels and everything worked well. There is a fridge but no kettle in the room, but the staff were more than happy to give us hot water if we wanted to make our own tea or coffee. Breakfast was included and had a good selection of pastries, eggs, bread, fruit, yoghurt as well as tea and coffee. Location was good, we found it was an easy walk up through the bush track into the old town and we even hiked down to the famous Gladiator shooting spot (not an easy hike though so be prepared). Parking available near reception. The gardens and pool area are beautiful and well maintained with plenty of chairs to relax on. Thank you so much for making our stay such an enjoyable one, we loved Pienza and A440

the access to the property is abysmal. the road was so badly maintained. any car with a low body would be is serious problems. for a nice place road would put us off going back. not as easy to get to town as you’d think either.

breathtaking views. A440 is a beautiful place to stay. the staff from manager Barbara, to the amazing cook, Paul, and waiter, Gabrielle, as well as the morning staff at breakfast went out of their way to pleasantly ensure the best service. the grounds are lovely, peaceful and relaxing. highly recommended.

panoramic views of a Tuscan hills and villages. the property is well-cared for inside and out. loved the pool that faces the western sun sets.

The location of the vila is amazing for Pienza. The outside garden is very well maintained. We stayed on the ground floor apartment and having a small private garden for our room was amazing. The breakfast was very good and the lady who helped us in the morning regarding the breakfast was very polite and welcoming. We enjoyed seeing her every morning.

Despite the fact that the outside of the vila, the garden, the living room were looking amazing, the room can be a little bit upgraded and needs a refreshment.

We really enjoyed our stay, the room was clean and big enough for a couple. There wasn't much of a view but I suppose other rooms have better view, depending on one's budget. We had dinner one night and the chicken with roasted potatoes was really good. We were able to check in 45 minutes earlier which was nice.

I won't give it a 9 because of this, but it's more like a recommendation, please add some vegetables for the breakfast and more types of cheese. I for one would appreciate the breakfast more if it had more variety, cherry tomatoes, cucumber and maybe some fruit as well.

Spectacular location with magnificent views of Val D'Orcia. The villa is a lovely 10 minute walk to the centre of Pienza. A hidden private gem. Staff were lovely. Great pool. Lovely guest lounge.

The name! Apparently its something musical but it will remind many (particularly British) of a road in England! Could not be further from the truth.
