The staff were absolutely 1st class, really friendly and nothing was too much trouble, I asked Paul if it would be possible to check in a couple of hours early, he said he would do his best to make the room ready earlier than advertised, he did exactly that, thanks Paul, breakfast was very good, a good selection and excellent service, the location is perfect, impossible to get much closer to the beach. All pubs, restaurants, shops etc are just a short walk.
I feel it's a bit unfair to mention the climb upstairs to the top room family room as I was aware of its location on the 4th floor when booking, but it did take the wind out of my sails (more down to having a dodgy knee) this is more a word of caution than a complaint if you struggle with flights of stairs... it was my own fault, I booked late and it was the only family room available for myself my wife and young granddaughter, the room was clean and had everything we needed for our short break, if your fitter than me room 9 on the top floor will not be a problem.

This place was in a great location to beach, train station and the town centre. Everyone was friendly and helpful. Our room was really large and comfortable, very suitable for families. Bathroom was clean and equipped with modern bath. Place is generally clean and well maintained. Breakfast was included, we had lovely breakfast during our stay. Price was really affordable for peak season. Our room had an excellent sea view as well as a bonus. We enjoyed all aspects of our stay at Leamington House. Thank you.

I stayed in the family room me and my two grand children the beds are divine so comfortable and the whole experience and stay was relaxed and cosy. The Owner is lovely and all the staff so attentive and friendly and such a wonderful location a few minutes walk to the beautiful beach and dunes and all the action for families the fairground the arcade and quaint shops. Leamington House was a lovely stay the breakfast is fantastic full English and I am planning to stay again with my grand children next year too. Barmouth is the perfect family holiday.

You can park in the road, for free, right outside the hotel. That may be more difficult in peak season. Leamington House is situated in a quiet area just across the road from the sandy beach and a 5 minute level walk to the town centre. We had a sea view room which was plenty big enough. The breakfast was good for the price. The bed was comfortable. We would be happy to come back.
There were just one or two little things that the owner needed to get around to. Not a real bother but did need doing to have the place at its best.

Location is excellent.we managed to get free street parking right outside the property. Very friendly staff. High standard of cleanliness.Adequate, well cooked, tasty breakfast.Large smart tv in the room. Comfortable beds.Good value for money.
A few small additions would make all the difference, eg; we found the shower floor very slippy, could do with an anti slip mat and a grab bar. Also there was only towel hook in a family room so needs a rail or more hooks , even if they are outside the shower room.

The property is in a great seafront location very close to the train station, beach, co-op, Iceland, arcade etc. The property is clean and tidy and the staff were all very friendly and welcoming. What I really liked was that the hotel had a store room with a fridge that guests could use, it meant I could bring my sons yogurts and and snacks and also chill a bottle of wine. The room itself was just as the pictures showed, the sea view from the room was beautiful, waking up to see the sea from the bed was very relaxing. The TV in the room is a smart TV so I was able to log into my Netflix account on there and watch things on the nights. The bathroom was small but very modern and the shower was great. The breakfast was really nice and fresh, there was a selection of cereals, fruit juice, cooked breakfast, toast and tea and coffee. At one point during the stay I injured my thumb on the beach wall and Paul at the hotel was very helpful in providing me with some plasters from their first aid kit. Thank you. My son is 6 years old and he enjoyed our stay at the hotel so much that he is begging me to go back again. So I’m sure we will be booking at Leamington House again.
There wasn’t anything I didn’t like.

Loved our stay.We were able to park the car right outside for free and there was ample parking all along which was a real bonus.We didn't need it for the 2 days we were there as everything is on your doorstep.Our room on the top floor was changed for us for free with a sea view and a friendly seagull that comes everyday to see you.The 4 poster bed was super comfortable and it was lovely and warm and they leave the heating on so you are really comfy .Ample tea and coffee The WiFi was great and the TV channels were good.It was a smart TV but there were definitely more than your normal Freeview channels and you could get YouTube and netflix as well.Breakfast was included and the room was great.Sue was superb she looked after all our needs and did your breakfast exactly how you wanted it.cereals,toast ,jam ,full English cooked to perfection and loads of coffee and tea.For the price you couldnt fault it and we will definitely be back soon.The town was beautiful with a fantastic fish and chips shop and loads of shops and pubs.Also the beach is literally 150 ft away from the front door.We were sad to leave. Paul and his team were amazing, from the warm, prompt check-in to the amazing service from the 2 ladies at breakfast every day (breakfast was incredible btw, NEED more of those sausages!) Until when we checked out. They could not do enough for you even looking after our luggage for us after we checked out. Thank you all you're all amazing!!! We shall be back!

Everything! Rooms was huge, just what we needed for me ,hubby and 2 children. Beds comfy, shower and bathroom was big, tv, wardrobes and drawers you can actually use were a game changer! Staff were amazing, my 12 year old is autistic and they couldn't do enough, allowing us to take her breakfast to our room as she didn't feel comfortable in the dining room with people she didn't know, the whole place is really clean, the people were lovely, definitely be back again! Views were lovely, and rooms are bigger than usual!
Absolutely nothing! A fridge would come in handy to keep milk in but other than that its perfect!

An absolutely lovely hotel to stay at. The room was immaculate as was the rest of the hotel. The staff were very friendly and accommodating to our every need. Greeting us on arrival and seeing us off on departure. There was a choice of full English breakfast or just a plate of bacon and eggs if you fancy alongside cereals, toast and fruit juice. Situated right on the sea front this hotel is within perfect walking distance to all shops, arcades and amenities with a local spa and Co op near by. There is parking available directly outside the front of the hotel which costs £11 for the full 24hr. I was able to just park up and leave the car there for the duration of the stay. 5/5 for this accommodation.
