The apartments are beautiful! Super clean, very modern; well equipped. I really liked the gym and cafeteria. ☺️ Very nice staff also.
1. THE WIND!!! There are windmills all around the hotel. I guess there is a reason why 🤣 on some days it felt like a tornado. On others you wouldn’t lay in the outside since it was so cold. I would not chose the place for this reason again. 2. The whole space feels kind of „unnatural“, it’s like a hotel city that has been built from scratch into the rocks. There is nothing else there than apartments. Maybe like 100 of them. 3. Beach can’t really be used, very dirty and rocks. 4. Pools too cold, especially the panorama one below 20C 5. Only 2 sunbeds for 4 people apartment 6. Most apartments were facing their balconies directly onto their neighbors (like second row apartments), it’s only nice if you’re front row.

+ location: Abades is wonderful place to stay, you have anything you need just near - supermarket (2 of them actually within 5min walk), restaurants (seafood plate in a fish restaurant (Brisas de Abades is a must!), beach (after almost few days travelling around Tenerife visiting all most famous beaches, we made a conclusion that Abades one is best for us - you can rent umbrella and sunbed, sandy (black) with almost no rocks, clean and warm water, great place for snorkelling or scuba diving), hiking trails (definitely go for a walk to Abades lighthouse, views are immaculate). We rented a car and it was really easy and fast to get to any part of the island. + parking: underground parking and plenty of parking place on the street. In touristic cities (Costa Adeje, Puerto de la Cruz, Santa de la Cruz, La Laguna) it was near impossible to find a parking spot, you either have to waste time riding around and looking for a spot, either just use paid parkings. Some days it was a relief to come back to Nivaria and leave car on the street with no stress. + staff: service was 10/10, friendly and helpful! + pilates: just use the opportunity, we've been only to pilates lesson, but instructor was a pro, only 1 hour of exercise, but such a difference! + apartment itself: idk, maybe it is placement of homes against sun or something like this, but it was perfect, sun on the terrace in the morning and shadow in the second part of the day, no direct sunlight into windows, so absence of conditioner wasn't a problem at all. Apartment was clean and modern, with all necessary appliances. + pool area: nice and clean, there always was free sunbeds to enjoy some sun and jacuzzi (especially view from it) was bombastic. + laundry room. If we go to Tenerife once again, Nivaria will be our number 1 option.
- spices: be aware there is no salt/pepper/oil to cook, just keep in mind to catch it on your way to apartment (try traditional Canarian red seasoning - it's delicious). - bathroom: few times there was a drainage smell, but nothing extreme, also you have to be careful with shower, because if you turn water on maximum it may spill all around floor. - water in the pool could be a little warmer.

The apartment was superb —clean, excellent layout, contemporary design, and functional. The kitchen had good quality utensils and an unpretentious but functional Nespresso machine. WiFi worked well: full and fast coverage in the apartment. The property has many apartments that share several facilities (e.g. two swimming pools); all are very well maintained. No funny smells or any other surprises; if you like the pictures and are OK with the price, don't hesitate. The village where the property is located is lovely, but if you stay more than two days, you may need/want a car (parking is free, either on the side of the road or in the underground garage). Otherwise, a small supermarket is nearby, a few lovely coastal walks, a sandy beach, and a couple of small "mom and pop" terraces.
Some suggestions: The TV channel list doesn't include sports (e.g. Champions League, EPL), and the few little terraces in the village don't show the games either. A communal/shared TV with unrestricted access to sports may be appreciated by international guests (their own TV subscriptions are location-based to the country of their origin and do not work in Spain). Please allow swimming pool umbrellas when there is clearly no wind. If possible, it may be worth improving the patchy wifi coverage next to the swimming pools (reading online newspapers didn't always work). A prominent sign for the underground parking garage would be helpful. Please note that the above are not critiques —only some suggestions. Thanks for an excellent stay!

Very good variant for stay, comfortable, good equipped apartment, we asked on ground floor and received what we asked, even a bit upgraded on location. Stylish, modern and comfortable, bed and beddings are very good, quiet place, comfortable to park a car, nice area around, I expected more abandoned, but now, there are a lot of cafe, good beach and some shops around. Convenient commute to both parties of island. Some service on territory on good level - small market with beverages/coffee, kids club on Friday/Saturday, playground, yoga/pilates by the pool, bike rent, even they were constructing bar zone. Two pools, one of them is heated and really warm, by the over also heated jacuzzi zone.
Everything is good, of course you need a car to live in this location and see the island, but I guess it's obvious.

The quiet and safe location, the never ending pool and the other heated pool, the hot tubs (actually just one is hot, the other is with cold water - it should be mentioned by the receptionist), apartment with big terrace and breathtaking view, huge living room and fully equiped kitchen, underground parking and useful minimarket in the location. Another big supermarket is walking distance from the hotel. The apartment with sea view is worth it. Everything is quite new and looks like in the pictures.
I didn’t understood why the coffee machine in the reception is not there during the whole day? Also, why you can not drink a beer at the pool? It seemed a little bit exaggerated. Also, the guests should be aware that the never ending pool is not heated.

We loved everything! The room is amazing, super comfortable and pretty. All facilities are top of the line and super clean. The staff is also super attentive, polite and friendly. It is super close to a very nice and calm beach and to a small market where we found everything we needed. The free yoga classes by the pool are a super plus!
The restaurant options close to the hotel are poor. Not so many options. But the kitchen in the room is very well equipped. Also, 10 min driving you reach a fisherman's village with a restaurant named Agua y Sal. Amazing food and vibe!

The design is absolutely gorgeous, modern and stylish, it honestly deserves an architecture prize! The location and the views are absolutely stunning! Also the relaxing setup, pool, gym, everything in reach. Not crowded, even in August, supermarket in immediate reach, a few restaurants are in 5 min walking distance, the ocean view, the beach and even a little mountain are very close by. Many thanks to the staff and especially to Luis who helped a lot with tips and a great attitude! Thank you so much for making our stay a blast!

We had an amazing stay at Kora Nivaria Beach Apartments! The property is absolutely beautiful and incredibly relaxing. The big swimming pools with sea views were a highlight—there’s nothing like lounging in the pool while watching the ocean. The jacuzzi was a perfect touch! This place is also great for families. The kids club kept our little ones entertained and happy, and the whole resort is very kid-friendly and safe. It’s a quiet, peaceful location—ideal for a relaxing holiday away from the crowds. A special shoutout to the staff, who were always kind and helpful. Gloria, in particular, made our stay even more enjoyable with her warm and friendly attitude. We felt truly welcomed and cared for. Highly recommend this place—we’ll definitely be coming back!

New and stylish. We loved this place. Only wish we had booked a sea view. Good TV for logging into Netflix! Really good bed and bedding. Kitchen and bathroom great. Spacious even though one of the smaller apartments. Gym is small but adequate and the yoga classes ace! Laundry and water filter systems worked really well. Loads of parking on street.
Situation means that there are few restaurant choices within Abades. We travelled to El Secreto de Chimiche and San Sebastián 57. In nearby village there is Agua Y Sal which is a fabulous fish restaurant. There are others nearby this one. The on site shop/cafe is fab for breakfast/brunch

Lovely apartments, really clean and had everything you'd need. Dishwasher, full kitchen, perfect shower, everything! The pools were perfect and although did get crowded at peak times were never too busy. The views over the sea were lovely and there were lots of little eco-friendly touches and everything was so aesthetic. The free classes were so good, the man in particular who did the tai-chi was a very interesting character and both instructors were well informed and made the classes enjoyable. It was easy to store our luggage and stay in the area before our flight and the bus stop nearby made travelling to Costa Adeje easy and cheap. The local Tapas restaurant was a delight and the beach was super fun with lots of crabs. As it's out of the way there's a lot more local tourists and it's nice and quiet and not full of lads on holiday. The ruins are a great visit really worth exploring. There is a local shop not far away to get groceries.
Everything was great, no faults to think of. The bus stop is a little hard to find, Google maps sends you the wrong way but once you work it out it's not so bad. It is a bit windy so sometimes the umbrella shades blow around and can't be used but they can't change the geography and it only affected us on one of the days so it's really not an issue. The hotel itself had no problems.
