I visited this place a few days ago and decided to extend my stay by an extra week. The staff is incredibly friendly, helpful, and knowledgeable. Lanna and Jin are particularly amazing. My room was perfectly equipped with everything I needed, including good air conditioning, WiFi, a TV, a spacious bathroom with a large and firm bed, and a lovely balcony. The price was very reasonable for the quality of the room and the location. The neighbourhood is lively and vibrant, with plenty of shops, facilities, and a variety of Thai restaurants within walking distance.

So, I’ve had a few complaints with the wifi not good but I managed to use my E-SIM, and it’s been working great for my data needs. I had a bit of a nasty surprise the other day when I went to the toilet and found a bug lying on the floor.! And get this, there have been some nights at 3 am when the bugs whistle sounds outside are so loud that I can hear them all night. It’s been quite the experience!

Nice ,clean ,and cheap ,good bed, big balcony and clothes line . Location is good and everything is nearby ,walking distance.

The shower in my room 103 broken ,so it made bathroom wet everywhere,if you have bike there are not much space for parking and need to park in front of hotel right on street

The receptionist was nice. The location was great — not too far from the Old Town, yet close enough to enjoy the mountain view from the terrace. The room is not small, and having a refrigerator is a great bonus. There are lots of vegan and gluten-free options nearby. The hot water works perfectly, and the balcony has seating where you can relax and enjoy.

Maybe it needs a little more maintenance, for example the windows do not lock, but at most someone training parkour in the area is not a problem. And a few leaks that they offered to fix quickly. And some other details. But it is in line with the offer I paid for. The free Wi-Fi wasn't so great, so if you need to work, it's better to buy a SIM card.

I'm not sure why this accommodation is rated 2 stars. The accommodation is clean, has all the facilities you'd need (TV, fridge, hot running shower, outdoor area with sink for clothes washing, drying line), spacous rooms & daily cleaning. I ended up staying for close to 3 weeks (had initially booked 6 nights), as the property is just so comfortable. Situated in a nice little town, not too many tourists around, plenty of eating options, cafes (highly recommend Magic Brew), few bars, and about 30 minute walk to the old town.

The uniqueness of this guesthouse it's beautiful. Take note of all the charm. The staff here are really friendly and so willing to help in any way. If your looking for a less touristy place this is definelty it. Coffee shop across the road does a beautiful Thai tea!! Plenty of food around just have a good walk around

I can't really say I didn't like it but we craved a pool but we did find a pool that you can rent a bed for the day 10 minutes walk away ( treevena) But I can't hold it against the guesthouse as I would take their charm over a pool any day

Excellent neighborhood. Authentic. Local people. Convenient 7 eleven everywhere. Friendly, smiling and helpful staff. Cleaning ladies doing a great job. There is a resident frog that does its job as well with the undesirable insects. 555 means LOL in digital Thai Outstanding Receptionist. A very caring gentleman. One of a kind of a professional. He helped me a lot when struggling with the language barrier while filing some official documents. He makes you Feel at home with a sense of belonging to a community. Guesthouse is old but so welcoming and rich in culture. I like this hotel and the furniture for its reminder - back in time. The front yard is an oasis (a haven of peace) ... the rooftop offers great sunrises and sunsets If I ever need a longer period of time in Chiang Mai, I will definitely make it my long term stay/transition... hoping they want me.

I did encounter four cockroaches during my stay. It was not nice and I had a bad first impression. I couldn't get relaxed and sleep. The staff provided me a trap so I could sleep well knowing I have trap in my room. It was just random appearance. They probably come from the street food area. The hotel is clean and it is not infested. So all good. I guess it is normal in Thailand. But it was my fist experience with cockroaches.

This was my 2nd stay at the property this year, great location in a local town (not too many tourists), plenty of eating options, cafes & bars surround the accommodation. About a 30 minute walk to the centre of town. The train station & bus stations are fairly close to the accommodation as well, about 10-15 minutes in a car. The accommodation is a great option if you're looking for an extended stay.

The location around the guest house is fantastic, with plenty of affordable dining options and entertainment nearby. The room was spotlessly clean, making for a comfortable and enjoyable stay. The Wi-Fi connection was excellent, allowing me to work remotely without any issues. It’s a great place for anyone needing reliable internet for work.

There’s no elevator, which might be inconvenient for those with heavy luggage or mobility issues. The guest house is a bit far from the main road and not within a walkable distance. However, the lively atmosphere in the surrounding alley offers enough activity that I didn’t feel the need to venture out to the main road.
