The room was huge, and we even had a balcony! There was an air conditioner, a fan, and an air purifier in the room, which made our stay comfortable—even during the hottest month of the year. The garbage was taken out daily, and we had no issues with cleanliness. We really appreciated that we received extra towels, not just one big one per person. There’s a small night market just two minutes from the apartment—we recommend trying the banana chocolate roti there! There’s also a 7-Eleven nearby, along with many amazing cafés and restaurants. We used a laundry service that was also very close to the apartment. Although we rented a scooter to get around Chiang Mai, the Old City is only a 20-minute walk away. A huge plus: the family who owns the apartment complex is incredibly kind. Dr. A, we hope to see you again soon!:)

It would have been nice to have a few basic utensils in the room, but otherwise, everything was great!

Firstly, the room looked exactly like the room booked. We were not shown one set of photos only to be surprised upon arrival. Also, the rooms are fairly new and very good value for what you pay. The owners are the nicest people and provide you with unlimited drinking water, fruits, cookies, Coffee, tea, etc. He even contacted us when we had forgotten something and offered to drive it to the airport (so nice). We loved the room, had a proper computer desk, fan, AC in the ceiling (not wall mounted that cools one side of the room) and fridge. The Room was actually the 40m2 that was advertised (unlike other hotels that tell you a certain size and when you get there the room is 20-50% smaller). Love it. Best value in 2 months of travelling across Indochina. They also, accept credit cards without a surcharge.

We loved the location. but some might not like it. There is Minimal Bar that has live music and affordable beer every night within 2 min walk. Lots of Café's and restaurants with a more authentic feel.

Our room was massive. The building feels like a converted factory or school with the red brick facade very pleasant on the eye. 15 minute walk to old city wall and most of the temples were very accessible walking distance from here. Two different types of aircon and air purifier were very welcome indeed in 38 degree heat. The young lady who checked us in and looked after us was an absolute joy. She provided us with utensils when we brought back take out. She had a smile on her face from start to finish. Massive big bed in a massive room with a side walk ideal for drying clothes. Gave us lovely little local trinkets upon checkout. Classy

This is by far one of the best properties Ive ever stayed at in Thailand! Owner was very kind, caring, accessible and accommodating. Spacious beautiful and thoughtfully decorated rooms in a very quiet location. Hot water and water pressure, wifi were all excellent. Complimentary fresh local fruit and beverages were provided daily in the lobby. Very safe and comfortable for solo female travellers. I will definitely book again and highly recommend

The stay at Saeng Panya was truly great! The room was really big and characteristic. The location was quite but still near to the Centre. You have everything you need in a maximum 5 min walking distance. It was possible to get in the room at 9am and before we left in the evening we could take a shower. The host was just the kindest person. He gave us great tips for sightseeing and it was always great to talk to him. He even drove us to the train station and gave us a bag of fruits. One of the best stays I‘ve ever had!! I would totally recommend and would come back anytime! THANK YOU

Our stay was one of the best stays we have experienced during our year of travel throughout SE Asia. Mr.A is very accommodating and made us feel at home. We even extended our stay 5 more nights because we loved it so much and Mr. A was able to book us easily. The rooms are spacious, very clean, complimentary water is provided and all amenities such as shampoo, soap, and extra pillows were available. Mr. A also helped us with forms and information for extending our visa and we would highly recommend this location. Fresh fruit, coffee, tea and more is always available and there is a kitchen for cooking as well on the first floor. The location is an easy 20-30 min walk or 5 min Grab to old town and in a very quiet location. We are also close to many restaurants and the Chiang Mai Municipal Stadium park.

Wonderful stay!! The owner is so sweet and made us feel cared for and safe, he also speaks English well. There is everything you could need and more in the room - toiletries, kettle, fan, aircon, hot water, nice lighting - you can really tell there was a lot of love and thought put into this place. The location is great - a more local spot but still walkable to everything including a great vegan restaurant, coffee and donut shop, local market and good massage/nail places. It is walkable to old town but much nicer than staying there. It is also a very fair price! Look forward to staying again

Sometime problem with WIFI.

Great place to stay with friends in Chiang Mai. Rooms are spacious with big beds, clean and nicely decorated. In the area around there are shops and restaurants, location in not that far from the old city. The host was very friendly, he offered us a transport to the city centre and the airport. We appreciate his kind gestures like free fruits and small souvenirs!

Have in mind to arrange the check-in details before arrival. When we arrived our rooms were ready (open for us), but it took us quite a time to understand that, because first minutes we couldn’t manage to find anyone in the property.

The rooms are spacious, light, comfortable and nicely furbished. AC is relatively quiet. The owner (Mr. A) is a nice guy who goes out of his way to make guests feel comfortable and at home. He even cheofered us to the city center on a few occasions.

If you leave anything sweet or fatty out of the fridge, expect ants to be all over it soon. At least some of the rooms have connecting doors, which is nice if you travel as a family, if not, it can be locked but just from one side so depending on which room you have you might be at the mercy of your neighbours. After flushing the handle doesn't return to the original position so if you forget to put it back manually, the water keeps flowing.
