Just a short walk to the beach with plenty of food choices and shopping. Breakfast at the hotel was plentiful and you make great coffee in the morning and yummy fruit smoothies during the heat of the day! We were given a room with a beautiful view of the Bay and we loved having the balcony from our room to enjoy it. Great shower! We spent a lot of time lounging by the pools. We found everyone on staff super warm, friendly and accommodating. The hotel was quiet and back further from the busy main road along the beach creating a relaxing atmosphere - just what we hoped for!

More lighting in the main part of our room. Us older folks need it.

The location is great at more sophisticated end of Pattaya without the crowds and noise and grubbiness of South Pattaya. The atmosphere was honest and non pretentious. Staff were friendly. Sea view balcony was excellent. Food was tasty and reasonably priced, and free breakfast was healthy and tasty.

Location was good. Close to the Beach road. Breakfast was nice. The staff were helpful and friendly. The room was clean with decent space.

The swimming pool was dirty. The wooden lower part of the beds stick out and the children got hurt by bumping into it.

This hotel is in an awesome location on Soi 2 in North Pattaya. The street is quiet but a 5 minute walk either way takes you to Beach Road or to Pattaya Sai Song Road. So close to a Big C supermarket and Terminal 21.There are so many restaurants and shops around, we never had any trouble finding something to eat. Walking Street is about a 40 minute walk but the local buses, Song Taews, will take you there for 20baht. The hotel is great, lovely breakfast and a choice of 2 swimming pools. Our room was enormous with a little kitchen, lounge and a big balcony. We thoroughly enjoyed our stay at Baan Kuhn Nine in Pattaya.

The staff were amazing and helpful including late check out. My original Deluxe room was not suitable so I upgraded to a Basic Suite for a small extra daily price (and in line with the website) which was VERY GOOD with extra comforts and great sea view in between buildings. The pool chairs were hard and not collapsible and some damage so need replacing. The breakfast was varied each day and nice. The location is in a quiet street near the beach and big shopping g malls but quiet. The cleaning staff did a great job. The TV only has a few English channels including some news (not interested!) And 2 movie channels. Enough for 4 nights. Walk to everywhere very safe and easy. The pool area has both sun and shade. The gardens and trees were well kept and decorated very appealing to help relax. The room furniture was very nice and practical. Would stay here again

The swimming pool tiles made it look dirty but it is very clean with big filter system. Blue tiles would have made it look great. The ONLY TWO pool chairs were a bit broken, hard and not able to lie down. Laid on towel instead. Would be nice to have better chairs like the pool next door. Noone else using perhaps due to these reasons

I was on the 7th floor with an uninterrupted view of the sea. Nice, simple decorations in a light bedroom. Shower was large and walk-in.. Breakfast room was basic but breakfast was varied with Thai and western options. Most guests were Thai - which was nice. Perhaps 100m to a beautiful sandy beach. Not near the sleazy parts of Pattaya - perfect!

Very few electric sockets in the bedroom. You really need an extension lead.

2 minutes walk to the beachfront. Good option for breakfast. Nice and quiet in the hotel. Good size swimming pools.

Didn't like the dim lights. Lack of plug points,had to move kettle to other side of the room and the lead is short. Old decoration but didn't spoil our stay. We stayed when music festival was on so not an ideal. Once the music festival finished the pub in the front had their singer back again so bare in mind.

The location is perfect, big bed and balcony sea view is fantastic! Staff are friendly and helpful :)
