I have stayed in other hotels in Pattaya. My first impressions, after checking in, were not so good. See negative comments. But the longer I stayed the more I liked the place. It is family run and the staff are extremely friendly. The location is top, for my necessities. Short walk to the bars and nightlife scene, yet it is a really quiet and peaceful place. Also a short walk to the famous beach road. Pattaya central, shopping mall, is just across the road. I had a downstairs room and it was really nice to sit outside in te evening, listening to the water flow in the small river outside my door. used an anti mosquito coil or deet. The rooms are big and comfy. They are cleaned, on request. Free drinking water is supplied daily. Room comes with an electric kettle and hairdryer. Shower was hot with good pressure. 24 hour manned reception,, makes it really secure. Large safe in the room. WIFI, in my room was strong and stable, uploading and video chatting was good. Defiantly recommended and I would stay there again.

There is no coffee and tea supplied, also no shower gel, shampoo or shower caps. No box of tissues in the room. Fridge is on the small side. When you look at the price you are paying per night, I would expect to find at least, some of, these items supplied. But the location and the vibe make up for this.

The mattress, pillows and sheets are soft and comfortable, which is often overlooked easily for many places of the same price range. (A comfortable bed is the first and most important feature a rental room needs to have.) Spacious room with a big flat screen TV on the wall. Small fridge, small table/desk with mirror and a chair to work on, also a small table and some chairs in a relax corner (other rooms have a bench instead), enough power sockets in the walls. The walls and doors are isolated enough to keep all the noise from the streets outside. The outside area has a small garden with some big trees, so you don't have the impression of being in a city. There is a big shopping mall (Central Festival) in walking distance from the hotel (200meters). The beach is just behind the shopping mall, so the location of the hotel is pretty good. I liked the room and ended up extending my stay for almost 2 weeks.

Same like in many places, maintenance! The biggest issue here was the condition of the plumbing and draining. The pipes could use a thorough cleaning because the water in the sink and shower ran through very slowly. (I had the impression it was not only my room.) Dirty pipes resulting in a constant bad smell in the rooms. Besides that, everything looked OK.

The room in a morning light looked very positive and peaceful. The TV worked well, the room was quite big as well. The mattress and pillows were also quite comfortable I did not expect that.

It felt a little unsafe in the beginning, since everyone can enter the house territory.

Place is so clean and the guy are counter so always helpful even he don't understand much English also the old lady manager is so nice always talking and telling about safety things great people and it is very silent place

I like the location very thing is 10 minutes walk heart of city center where ever u want to go u reach in 10 minute's and tax bus all 1 minutes walk from this place

Good size room, comfortable bed, close to shopping and attractions. Staff were friendly ,helpful and professional. My flight was delayed and they allowed late check-out to 3pm for 400baht. Arranged taxi to airport 1000baht. Good Thai food nearby or western style at shopping centre across the street.

Motor bike taxi drivers got lost several times trying to locate it. Better signage would help .

Very central ,easy walking distance to everywhere. Laundry right beside the hotel which was handy. It was so quiet no noise which was great for sleep.

The location is excellent and the bed was clean and comfortable. The price is pretty good and the staff were friendly.

The water pressure for the shower was too weak. Also the shower is too small and the curtain wasn't great.

Staff where great. Location perfect. 400m to Pattaya beach. 100m to Central Pattaya. The room where quiet to sleep. Very good bed.

Only waterboiler in the room. Microwaveowen woul'd be nice.

Great central location, close to everything you go to Pattaya for. Convenient for a air conditioned walk through Central to beach road too.

Only downside is "Tree Town" is directly behind, so, if you're not out amongst it and trying to sleep, that might be an issue for some.

Nice clima in room, quiet, close to everything, clean, comfort bed, Nice Staff, beautiful outside area with a little river with frogs. i love this hotell and i definty Come back here next time i go to pattaya
