Location is in the very center of nightlife — DO NOT choose this if you're planning mostly a daytime vacation, because music plays all night long. But if you're coming for night-time entertainment (as I was) and are planning to wake up and go to sleep late – it is the best place! At first they tried to check me in a lower-class room, but then after my arguments admitted their mistake soon, apologized and then provided me with a right room same day. Room was great and tidy. Access to the room is open 24 hours without necessity to go through the lobby – so privacy is guaranteed. Also they are totally guest-friendly, no censorship. Loud music outside will guarantee that neighbours unlikely would complain about any noise from your room ;)

Room was at the fourth floor and there's no elevator, and the staircase is very steep. But this is an appropriate flaw for this quality and price. It is a Sport lounge after all – so expect some exercises in a form of staircase climbing )))

Perfect.....Everyone from the staff upwards were very friendly and helpful during my stay....rooms were big and everything within the room was new and worked well.....Massive tv with lots of channels nice sized fridge that was clean and stocked as did the aircon and wifi Large closet/wardrobe......and side cabinets that you could lock with a key even though there was a good sized safety box within the room Shower was powerful and hot water on demand plus window had blackout curtains fitted Nothings a problem at this accommadation....had a fault with the lock on door to my room.....reported it and was fixed within the hour.....it also has its own private entrance for when the guesthouse was closed.

noise at night......not every night may I add.......but I knew this before I booked my stay.....I got used to it after a few nights and it did not pose a problem

Excellent location, huge room with balcony. good breakfast downstairs.

original mix up from booking.com on arrival and no room available even though booked weeks in advanced. after 12 hours traveling was the last thing i needed . Manager was fuming with booking.com and effing and blinding which wasnt good first impression as wasn't my mistake. but did arrange a room for the night in there sister accommodation and be was very helpful the rest of the stay.

Breakfast was absolutely reasonable and location is excellent.The best part was the bed,it was amazingly comfortable and no disturbance by staff or anyone for that matter.The boss there Wally was so caring and courteous all the time.Woukd have loved to stay there more if they had vacancy

The stairs were too narrow but I guess the space restrictions for the property are there

Excellent value for money property, good location and polite staffs

Being in center of a happening place, the nights can be quite noisy if you are an early sleeper. The water pressure in the shower is a bit less. These are the only 2 demerits. But considering the price point, it's a definite worth it place for accomodation

Room television has Netflix Bar on ground floor many televisions showing sport. Pool table was free to play

Access to rooms was via kitchen. Would be easy to build a stud wall to create a corridor to separate kitchen from room access.

Staff were friendly, room very comfortable, clean and larger than most, location in the heart of Soi Buakhao directly across from Tree Town. Prices very reasonable, have paid more for a lot less elsewhere.

It wasn't a problem for me but if your a light sleeper pack some earplugs.

Lovely staff, room clean and had what you needed in it, perfect for a base. Great value for money. Lovely food. I wouldn't recommend for disabled as there is a lot of stairs.

Huge room with good bed, kettle and microwave. Nice bar downstairs and great location if you want nightlife. Also friendly staff and exceptional value for money.

It's a sports bar downstairs and the rooms are very modern and clean with a massive flat screen TV
