Nice small boutique hotel, staff friendly and helpful. Rooms a decent size with a good balcony and as a great location you can sit and people watch for hours. Downside is there is no lift and we were on the 4th floor so approx 45 stairs to get to our room, not a big issue for us and If you had luggage staff would always help. Other negative, fridge hardly kept anything cold, i did say to say to the staff who basically said it was working, it was not powerful! Having no cold water was an issue.

Very friendly staff who will give recommendations, nice conversation and were very helpful in coming up with a creative solution to my long hours difference between checkout and my flight time (I'm very grateful for this, thank you), good location (though the description of "250 meters from the beach" is VERY misleading - it takes about 12 minutes to walk to the beach), great bed.

The biggest issue for me was that the place is understaffed - there is a front desk but there is rarely someone at it. It is clear the staff work hard! But they need more people so that someone can be present to help guests at least during business hours. Staff did not respond very quickly to their communication options (Booking.com message, Whatsapp). It would generally take 1-3 hours to get a response. The distance from the beach may be 250 meters in reality (not sure, there is a cement wall across the street that goes down the whole road) but it does take 12 minutes to walk to the beach, so that is misleading.

The location is great. Everything seemed very new and clean. There is no elevator, which you should be aware of with larger pieces of luggage. We spent our first night in a room with an old aircon which was very noisy. We could hardly fall asleep. When we reported this to reception the next morning, it was dealt with immediately. We were given a new room with a quiet and new aircon. In the other room a new aircon was installed 2 days later. Very clean hotel, comfortable bed, good and stable presure in the shower. Hotel is surrounded by markets, restaurants and all necessary tourist attractions. 10-15 minutes walk to nearest beach Kata, 20 minutes to Karon.

No TV channels, it's not a big deal but it can be improved. It's probably only place without TV broadcasting.

I was initially a little taken aback when i knew i had to walk up down many flight of stairs to my room, but the hotel staff were helpful, courteous and very kind. Hotel is right next to massage shops, walking distance to street food market and beach ! Room was spacious, clean and comfortable.

The street noise dies down after 11pm. Also id prefer blackout curtains instead of blinds 😃

The owner and staff were really cute and friendly. The hotel was undergoing some new renovations which were close to completion when we stayed but that was not a problem for us. The room was spacious and clean. The hotel was cosy and safe and is in a great location, not far from the beach and very close to food markets. We really enjoyed our short stay there.

The staff are super friendly, especially the nice guy at the front desk. He helped us out with a bunch of things including renting a scooter. There's a cool little mini market on the street out front you can grab a drink and some street food at.

Away from the main street noise which is nice but can still get a little noisey at times.

The property is incredibly close to kata beach and kata night market making it a perfect place to stay in terms of accessibility. The staff are so helpful and incredible accommodating and so friendly! Kudos to them :)

The shower keeps dropping but was a small minor problem in an otherwise great stay.
