I stayed there for 4 nights and I like the location most. It's located right on Patong beach. Staff are helpful and welcoming. Very close to restaurants, 7-eleven and around 700 meters from Bangla road. Shopping Malls are also not far.

The swimming pool is on the rooftop and it's really tiny.

last minute booking as we left a day early had accommodation booked for 5 nights but they wanted $360 for the one extra night which was joke as we arrived in 11pm. Booked Modern Living was so happy with it had ocean view with a small balcony for the money the room was great and location was even better so close to everything. The staff were very helpful and room was very clean and breakfast was ok

The mattress was like a solid block so hard that is the only fault about the accommodation but it does play abig part as it was so hard to sleep on

We loved our stay. All the management team, and all the staff are so friendly, warm and welcoming. The staff made our stay extra special, as on was my partners birthday four staff members came to our room with an amazing birthday cake, handmade signs and sung Happy Birthday to her with the biggest smiles on their faces. Even the following day a manager took time out to sing and wish her Happy Birthday for yesterday, it was so good and will definately be a life long memory. Our room was large ,comfortable, great wifi, with its own pool on the balcony, it was truly outstanding value for the price. Located directly across from Patong Beach, tour desk out front, shops, eateries in every direction. We would definitely stay there again.

Unfortunately, there were only local shows on TV, no English channels. There is a bit of road noise, but to be expected in a Prime location across from beach.

The location was great, right opposite the beach, and 10 minutes from the centre. Clean and tidy, but the lift was a bit complicated. There was a caffee bar on the top floor with good views, that's about all.

The pool and balcony are not as nice as the photos with a lot of broken tiles and dripping water from balconies above. But the water was clean and very refreshing on a hot day.

Staff were very warm and well coming

Is not well maintained for a hotel with a lot of potential they should invest more in maintenance

Someone kept knocking the door at 5 am for entering the building , I opened there gate for them , but they seemed to have made the booking but without any details how to get the key and the passcode

Great hotel right in the middle of it all! Great views of the beach and facilities were pretty basic which we didn’t mind as had everything we needed.

If you have young children or are a light sleeper it’s quite noisy with TukTuks

My room had a balcony but no room to sit due to the AC unit and wad facing into the back yard full of junk
