The location first. The service and the room layout and amenities were amazing.

Nothing not to like. However, I booked through you and expected the discount I saw on my reservation. They charged me full rate. I suggest not to advertise a discount if there isn’t one. It seems booking in Dubai is not as good as elsewhere. It happened to me once before when I stayed at palm Five. They charged me in addition to what I paid on booking.com. They never acknowledge or refunded when I emailed them direct.

Everything. Luxury hotel right next to the Dubai mall - literally less than a 2 minute walk from the hotel. Amazing views of the Burj Khalifa. Professional and welcoming staff through out the hotel. Amazing food. Lots of amenities including pools, fitness center and spas. Hotel is only about 25 minutes away from the airport which was awesome. But I think the best part of the hotel were the people. Sakshi at the front desk was so kind, welcoming and accommodating when we arrived. Khourshed and Waiyan helped with our bags - super kind and professional. Yam in house cleaning did a wonderful job cleaning our rooms through out our stay. Mahmoud, Kinza, Bishnu and a few others at the restaurant were amazing! They went above and beyond to make us feel welcomed. Can't say enough good things about the hotel.

Nothing negative to say but was surprised to find out that the hotel is only the first 13 floors of the building with residences above that. So "high floor" was really just the 12th floor.

The property location is great for visiting Dubai mall. The mall is accessible via a small walkway that leads to the fountain within the mall. The breakfast buffet was very good with a lot of variety. Housekeeping was great and worked around our daily travel plans. The reception, restaurant, and in-room dining staff were genuinely cheerful and welcoming. I really appreciated the ability to control the AC and order in-room dining via the iPad. A great implementation as compared to stupid QR code based menu retrieval seen in other hotels and much needed in ALL hotels if you ask me. I also appreciated the extra large king size bed which allowed our family of three to sleep comfortably in the same bed. The amenities for e.g. the TWG tea sachets provided for brewing in-room tea were of very good quality. Slippers provided were good too but I would've liked them to offer larger sizes for men.

While the experience was very good, it was also very pricey. I paid almost double as compared to Sofitel Downtown which was my previous hotel for the same duration of stay. I paid a premium to view the Dubai fountain and Burj Khalifa lights show only to learn later that the fountain is under repair until October 2025 and the lights show wasn't there either. The hotel should not be charging a premium for Burj Khalifa facing rooms in such a scenario. Health faucet was rather tricky to use and often sprayed water when placed back as the control button would get engaged sometimes by accident. A faucet with the control button on the side would've been better. Motorized or electric curtains would've been nice at this price.

Our stay at Address Downtown was nothing short of exceptional. From the moment we arrived, we were impressed by the elegance of the property, the attention to detail, and above all, the warm and attentive service. What truly made our stay unforgettable was the impeccable hospitality. The rooms were luxurious, spotless, and beautifully designed with a breathtaking view of the Burj Khalifa. The breakfast selection was outstanding – fresh, diverse, and of the highest quality, served in a serene and stylish atmosphere. A special mention goes to Ms. Sakshi, who went above and beyond to ensure that every part of our stay was perfect. Her professionalism, warmth, and ability to anticipate guests’ needs truly stood out. We believe she has all the qualities of an excellent manager – she leads with heart and precision, and we’re certain she will go far in her career. We look forward to returning to Address Downtown – it’s one of the finest hotels we’ve ever stayed at!

We liked the view and proximity to the Dubai mall. Everything was very clean and the atmosphere positive and super polite. Breakfast was decent and coffee nice and hot. They even had some offers for those with food intolerances. Bedding was comfortable.

We heard noises from corridors. Room door was not very sound proof. Make sure you leave your deposit to the reception, otherwise the minibar will be emptied out. That happened to us while we were out and about after we had checked in. This matter was not informed beforehand. They apologized sincerely and promised to be more informative in future. We forgave 🙏. Thanks for having us.

We took the room with a view of the Burj and the fountain with the club included and we were very satisfied. The view from the terrace to see the Burj and fountain show makes a big difference. Also very appreciable is the club with a terrace always with a view of the Burj and the fountain, exclusive for certain rooms and which includes breakfast, lunch, tea, dinner etc. The premises are very luxurious, the environment and the quality are of a high level and the staff is super kind and always ready to help you and pamper you even in the large swimming pool, always with a view.

The only flaw I can think of is that the air conditioning seemed slow in heating the room.

We stayed at Address Downtown hotel for a second time in a row and we again enjoyed a first class experience and truly outstanding customer service! The staff really went out of their ways to make our stay unforgettable and really pleasant! We celebrated my partner’s 50th birthday and we received such an extraordinary attention and care that we felt like royalties. We had a special birthday cake and nice treats waiting for us in the room upon our arrival. The room we booked was with club access which added another touch of exclusivity and secured us not only delicious food and drinks throughout the day, but more importantly the best view of Burj Khalifa in a luxury peaceful setting! The house keeping team - Karunakar and Aushma - maintained the room up to the highest cleaning standards leaving it immaculately clean and tidy for our use! They cleaned every little spot in the room and performed thorough carpet maintenance, which left us very much impressed by the quality of their work. We were supremely looked after by Alaa in the Club lounge and he made an effort to make aur special occasion even more special and wonderful. Thank you so much for the most amazing experience again, Address Downtown hotel! This place is absolutely the best place to stay in heart of Dubai!
