Hotel was no frills but met our needs as a family just a clean room to change wash and sleep the proprietor was the friendliest man ever who went out of his way to make sure we were happy sure this isn’t the Hilton but all we needed was somewhere to bed with the kids in a clean friendly environment and that’s what we got. The weather was awful during our stay until the day we checked out! The owner allowed us to leave our belongings whilst we enjoyed the sunshine and beach even letting us back in to change and wait for our travel home. If your not expecting the Hilton and want value for money this place is the one.

The room was clean but when we arrived and I parked the car so around 35 mins after check-in we noticed a dirty toilet from whoever was in it last it was disgusting as you can see from pictures, looked worse than that around top of rim of toilet and under the actual toilet seat aswell, i asked for a cleaner or some bleach to clean it and guy behind reception said he would send someone to clean it , we nipped out got back and it still hadn't been cleaned so decided to buy some bleach and disinfectant wipes and clean it ourselves...apart from having to do that the rest of the room was fine...booked into a different hotel for next trip though probably won't stay again.

Nice and clean. We had some issues with our locker and first night we slept with unlocked door, next morning I spoke with the receptionist and we were kindly offered to move into a new room which was nice and clean. For the price we paid, we got really good room. I love the location too, so close to central pier.

Everything was ok,but hot water wasn't very hot and one evening there was no hot water at all.

Although the hotel & room was dated this is only to be expected for a b&b in Blackpool (I've stayed in far worse). We went as a family with 2 kids, 10 years old, so booked the family room. The room was clean, the beds were super comfy & the hotel itself was good. Anton the owner was amazing, couldn't do enough for us & good craic, especially wth the kids, there's a bar but he's happy for you to bring your own in that you can enjoy while playing pool/darts, can even bring your own kebab back & he might even join you for one. We didn't try the breakfast as out early everyday. I was sceptical taking kids & staying anywhere other than a travel lodge but I'm so pleased I read the reviews & chose the Royal Oakwell, couldn't have felt safer. We will certainly be back. The gentlemen running the hotel was exceptional. He does all cooking, bar, and reception. Goes above and beyond what you need. He is a kind gentleman and interacts with you but doesn't nvade your stay and is very funny. Rooms were very clean and beds so comfy, we had king size room on 2nd floor. Bar and pool table. Wifi is still waiting to be corrected as there was none. Are we going back? definitely, would i recommend stay definitely? No faults found with our stay. 5 star. Parking is around the street, you need to arrive early to get parked or private parking behind the hotel for a charge.

The room was okay but the wasn't any Hot water running , it was still cold The was few marks on the bed sheets but other then that was okay Good night sleep the man who owns the hotle was very welcoming and friendly He's likes a chat but he's very kind man he was helpful as well.

Everything was great part from the No hot water in the shower it was just cold water running And few little marks on the bed sheets And little bit dust on the wardrobes

The staff were incredible and offered us a warm welcome; very accommodating and helped me back my car into a car parking space on Check-in (parking round the back is £10 per day). Lovely home-cooked breakfast for a small additional fee, including a full English, toast and preserves and tea or coffee. The hotel was very clean throughout and well-kept. Fantastic value for money and nice and quiet at nighttime. Comfy divan bed, too with good pillows and bed linen.

Some may find the decor dated in the hotel, but for us it was charming. I must reiterate that the property is very clean throughout, and kept well.

We booked a family room 2 adults 2 kids aged 6 and 12 with breakfast. The breakfast was lovely (especially the sausages) with a very quick service. Our room was nice and clean and location was very good to. We really enjoyed our stay and will definitely be staying here again when we next visit Blackpool. I didnt get the ladies name who served the breakfast but nothing was a bother to her and she even offered to make my daughter anything she wanted that wasn't on the breakfast menu. We parked at the football club which has security camera's and only a 5 minute walk to the hotel

Great value for money. Central location. 10 min walk to pleasure beach or 10 minute walk to the tower. Parking was easy and free right outside hotel. Rooms looked like they had been refreshed, painted, new carpet, bedding/towels. Felt very safe. Owner seemed pleasant and friendly. Place was very clean.

Corridors and the en-suite bathroom were very dated. Shower was hot but not very powerful. Didn’t eat or drink at the hotel so can’t really comment on anything other than the room.

Central location, lovely warm room, tea and coffee making facilities and clean kettle! Lots of channels on tv, hot shower and lovely and comfortable bed and duvet/ pillows. Slept really well.

Parking was abit of a pain as the couple of spots outside had already been taken. But we sorted it and parked free 10 minutes walk from hotel.
