Breakfast was lovely and plentiful. All areas were spotlessly clean. Host was very friendly and obliging.

Our room was in the eaves which made it quite small with extremely low ceilings in places. Bathroom was fitted with a bath which we like but would have liked shower facilities too. Bed was smaller than we’re used to and the pillows weren’t good. Because of the size of the room there were no surfaces for personal items.

Breakfast was excellent. Lots of choice, fresh fruit, yogurt, cereals. Lovely freshly cooked breakfast with plenty of choices. The room was large and clean. Fresh towels provided everyday if required. Ample tea/coffee/hot chocolate and biscuits topped up everyday. Our host, Matthew, was extremely helpful and professional as well as being a very nice man.

Everything was just fine.

A charming B&B run by very hospitable hosts. We stayed in a balcony room which had a good amount of room and the location opposite the beach was lovely. Parking was available on street or in the 3 bays for guests. The breakfast was exceptional. We were finishing the South Downs Way and combining it with a mini break and By the Sea was perfect for us.

It was a little tight in the shower (I’m not that big!) but still more than adequate.

Really welcoming host who went beyond to provide gluten-free breakfast choices. The room was quiet, homely and comfortable. Very clean and pleasant surroundings and the breakfast room was bright and very pleasant.

We had to drive around the streets to find parking, but this was expected as the property had limited car park spaces. The room was lovely but would have appreciated a shower within the bath.

We really liked the location right by Eastbourne promenade and the lovely cooked breakfasts every morning. The owner/manager of the B&B was very friendly and we had a nice clean room with a lovely view out towards the church and South Downs.

The shower head pressure in the bath could be a bit up and down sometimes but that was the only thing we noticed. Everything else was spot on.

Great location, we were able to walk straight out onto the beach. Had a lovely breakfast each morning, able to help ourselves via the breakfast buffet, as well as have items we ordered the night before for a cooked breakfast. Hosts were lovely, very accommodating to questions or requirements we had. Did need to sometimes ring the outdoor bell to ask the host a question as wasn’t around at the time upstairs. However, was always very helpful and accommodating.

We did buy some food while out and about, and it’s quite warm when we stayed so there wasn’t anywhere to store things to keep them cold for guests when we came back from trips or going out the next morning. The room we stayed in, did get quite warm at night so was difficult to sleep. Had to keep the bathroom/bedroom windows open. A fan for the room would be a nice idea for future guests. It’s another reason why food and drink wasn’t best kept for long. Didn’t want to have to ask to use a main kitchen fridge all the time, as aren’t able to come and go as you wish.

Matthew, the owner was so helpful and accommodating, letting us check in whenever we wanted to. The room was big, very clean and very comfortable. Beautiful sea view. Great range of tea, coffee etc, and lots of it. Lovely breakfast. Perfect location for everything you need. We will definitely be returning.

Nice quiet location, good choice for breakfast. Very accommodating staff, made us feel right at home straight away. Very clean bed and breakfast that was managed very professionally. If in Eastbourne again we would stay again.

There was nothing we didn’t like.

Matthew was extremely warm and welcoming and always had a smile! The breakfasts were delicious with lots of choice and always cooked fresh. The location was stunning, we had a sea view and were across the road from the beach and about a 10 minute walk to the pier and central Eastbourne. There was plenty of free parking nearby including some parking spaces behind the b and b. The room was spacious with a cute window seat. Very clean and spotless room and en suite.

The whole thing suited me. Everything was easy and sufficient. The host was friendly and yet didn't overdo the niceties. The room was basic I suppose but clean and fully functional. The bed exceptionally comfortable. The cooked breakfast wasn't lavish but was well cooked and tasty. The location could not have been better for my needs and was not too far from town and was easy enough to find. I'm well over 6 foot and it was a pleasure to stay in a single occupancy room where I didn't and couldn't easily bang my head.

Personally I like my tomatoes fried for a bit longer. That is really the extent of things I didn't like, and I still ate them. Value for money is a difficult one. I didn't need too much and I think anyone expecting a luxury stay may have been underwhelmed. However, I thought the price charged reasonable for what was provided.
