This was our 2nd visit to this hotel since it was closed for adaptions and change of hand . Again hotel was very clean see staff each morning cleaning main front doors , toilets area all parts and lobby . No idea why people have remarked that the hotel was unclean . Greeted by David on reception polite friendly and very kind a credit to the team. Bar staff were again polite friendly and no concerns over drinks requested. Our room was spacious very clean and tidy more than suitable for our stay , had coffee machine table and chairs , clean towels ,shower gel etc . Cannot fault the hotel or location very near to cliff gardens beach and short walk to Felixstowe town and high street .Both breakfasts were faultless plenty of choice excellent service and dinning area is well presented will be returning 100 per cent .

Nothing at all we were treated well staff went above and beyond to make our stay a pleasure .Although would say a little more milk in room for an extra drink would be great. Water bottles were also provided .

The staff on reception were fantastic, very friendly, helpful and chatty. They helped me take my suitcase up the stairs to my room and got a fan for me. The room was decorated beautifully and the bed was comfy. The location was good for my visit, close to the centre and to the sea front.

I visited during a heatwave but unfortunately the hotel doesn’t have air conditioning (it’s not needed most of the time in the UK) but that did mean that my room was very warm even with the window open. But the lovely receptionist did get me a fan which made sleeping easier. The water pressure in the shower was quite poor which meant it took me a long time to rinse out shampoo and conditioner.

Large refurbished bay windowed bedroom with comfortable superking bed. Quiet location with off street parking. Appreciated supply of fan on a hot day.

Reception not always manned but happy to help. Restaurant deserted so not tempted to have breakfast despite lovely dining room. Didn't get impression that many guests took breakfast and reviews only spoke of cooked breakfasts, which wouldn't have been our choice. Bathroom looked OK but tiny, totally out of keeping with the huge bedroom. Like others, we were disappointed by the clearly new, but very weak shower.

The room was a bit tired, but very clean and everything expected was present. Incredibly good value. I understand the hotel is undergoing an upgrade and we specifically chose a room that had not been upgraded yet so we had no complaints whatsoever. The staff were lovely (have to pick out the brilliant David on the front desk here). The Marco Pierre White steak restaurant within the hotel was sensational. Again, lovely staff. I rarely have steak at a restaurant in the UK as they are usually ruined. This was superb. Our server did not try to upsell which impressed us. Excellent wine selection too. Though not “cheap” I don’t think our meal was unreasonably priced at all and we did not stint (upselling all by ourselves). Highly recommended.

The reception guys were absolutely brilliant, I have no heating in the room and I was moved (and upgraded at the same time) to a different room with a huge bath with jets- just what I needed. It turned out that hotel itself had out of order heating so I was given a heater which was just fine, warm room in no time! Room was restocked in the morning as I stayed there two nights. I love that you gave water as many hotels dont anymore! Two guys on reception were absolutely lovel (sorry I don't have your names) and in the evening I had a great chat about cultures etc.. i used Marco Pierre restaurant (I didn't like it first time around a couple of months ago) but this time the chef nailed it. French onion soup was to die for! Excellent ravioli! I will be returning 100%

Just that the manager knew about the heating issue and left his team to deal with which was not great as it felt like the team were just left with it not even knowing.

We are frequent visitors to Felixstowe and usually stay with friends but as there were more of us we booked the hotel. The hotel has been recently renovated and was done beautifully. Our room was small but spotless and comfortable. Lovely decor and fresh bathroom. Really nice communal toilets behind reception and lovely restaurant and bar. The staff, in particular Tracey and Dave on reception, were exceptional. Very welcoming and extremely helpful. The owners are lucky to have these two working for them! Tracey went out of her way to make sure we were happy and comfortable with our rooms, as was Dave who popped in on his day off and made a point of stopping to ask how our evening had gone the night before. A credit to hotel management! We stayed 2 days over New Year and have already booked again for this year. Location is great for beach, pier and shops.

Great location. Breakfast was brilliant, with a lovely waiter - very friendly and kind.

We had read a few negative reviews and were a little concerned before we arrived. But we had a really positive experience. One small issue - the floors are wooden , no carpets in rooms, which meant after we got to bed our neighbours in the room above us came back to their room and we could hear every footstep. My husband even asked if I thought they were wearing clumpy boots ! I don't think they were, it's an old building so it echoed. Perhaps upstairs guests could remove footwear ......or perhaps invest in rugs and carpets to muffle the sound.

Good location and the room was well appointed with a very comfortable bed and plenty of space. the staff were all friendly.

The biggest problem was that the noise of every movement in the room above came through loud and clear. the hardwood floors seem to amplify these noises. The bathroom was a bit small and the shower power weak. The only breakfasts on offer were fully cooked with no buffet for cereals, crosisants etc.. so we didn't use it and went to a nearby cafe. Glad we hadn't pre-booked.

We had 3 rooms - one of which was the family room which was beautifully decorated and large and comfortable. We were all near each other and had a few occasions of being locked out of the room due to children's antics but the receptionist was very patient and helpful letting us in. We spent some time in the bar and enjoyed our time there together very much.

We couldn't lock the door from the inside in one room so the children escaped' hence being locked out when we ran after them.

The hotel was such a good price and the rooms were lovely. My brother & his girlfriend were booked into the room opposite, which was convenient. Both rooms were cosy, clean, with big comfy beds, a bath and overhead shower, tea and coffee facilities. The hotel staff were all so friendly and helpful. There was ample parking outside. The pub was a great addition and we also ate in the restaurant, very good food. Right by the sea too! A mini-bar wasn't really necessary due to the pub downstairs, so nothing was missing.

We liked everything!
