Complimentary breakfast was fabulous. The room we stayed in was very spacious.We phoned Sandy when we arrived in clacton at 10 am to see what time we could arrive and she said as the room was empty and ready we could book in then. We asked for a kettle for our room and we got it straight away. We told Sandy it was our anniversary and she bought us a card and a rose plant bless her , it was a lovely gesture we didn’t expect. The house has a huge kitchen with all the facilities to cook anything if you wanted to cook. There is a spacious dining room and sitting room too. There is a lovely big garden outside with decking and seating area with a table and chairs. Nothing was too much trouble if I rang her for extra clean towels or extra pillows . Everywhere was newly decorated and clean. A superb place to stay with wonderful hosts and bargain prices. I shall be booking to stay again soon .

Location and setting lovely. Inclusive access to a proper kitchen. Basic breakfast inc was great. They are open to improvements and nearly there. We opted for small room but property is lovely and clean.

You might improve the pillow quality as its key to a good nights sleep. They were good but could be better. Only mentioning it because you asked for feedback. Perhaps have a pen and labels in case of anyone wanting to store their own food in fridge. Or label what you put in as "available".

We had a spacious, comforable and nicely decorated room with its own bathroom, but there are also shared spaces that guests can use: kitchen, bathroom, lounge and nice dining area. Everything was clean and nice. There were ingredients available in the kitchen to cook yourself a basic breakfast. The host was very nice when we spoke over the phone. Self check-in and check-out is very convenient. Location is perfect for going to the beach (just 3 mins) but it's also not far from the town centre - a pleasant 15-min walk.

Location was great, parking on the drive or lots on the street. Room was spacious for the two of us, we were in the deluxe queen. Very quiet despite a few other people being in residence. Having cereal and toast and tea and coffee available was a huge plus as well as there being a full kitchen meant we didn’t have to eat out all the time and we took advantage of the veranda as the sun was shining!!

The stairs are a little narrow and steep, fine for me but my mum struggled a little.

Our stay in Clacton-on-Sea was very short term, so the property suited us exactly. The breakfast items available were plentiful, and appeared to cover most peoples needs although, we did not use any of them. Location of the property was ideal, car parking was ok for our visit, but if more of the rooms were occupied at the same time, with car drivers, it could be problematic.

Difficult to find fault when everything we experienced was alright.

Very welcoming property. Beautiful sitting room with tv.everything so clean and tidy. Every detail of interior done with such love. Beautiful area outside sitting room with table and chairs. Best way to enjoy sunrise and sunset.kitchen is very well organized, with everything for continental breakfast 😊❤️.we had a lovely weekend with my partner. Highly recommend for peaceful time spend and good value. 👍❤️🥰🍷

Absolutely spotless, loved the added use of a kitchen and making breakfast when I wanted it.

We booked because we were told we would have off street parking but this was not the case. The shower head was facing the shower curtain so the water poured out all over the floor. Could not work out the TV in the room

Kitchen for communal use, stocked basically but an improvement on the usual pots of long life milk and poor rations of tea, nasty coffee sachets. Excellent

TV not connected properly so unable to watch anything other than YouTube. Shower had to be handheld to shower properly and prevent a flood in the bathroom

Sandy was very helpful in swapping a date I had incorrectly booked and even though we were early, we were given access to the property on arrival.

Struggled to work the TV as it was connected through wifi only. An instruction guide would have been helpful.

Great location, very clean lovely owner.

Would recommend a location in the room with a small mirror plug and hair dryer. Also bed was OK for us but larger people may find it very small.
