Very clean. Good sized room and wet room with toilet plus the associated access rails. The clothes rail in the bedroom pulled down to wheelchair height, which was a nice touch- we didn’t need it but as I am short it was welcome. Situated a few yards from a quieter beach in a quiet road. A short, ten minute walk to the pier and seaside amusements. Thoughtful provision of a bucket of fresh water and brush outside the front door to rinse off the sand after being on the beach. Excellent full breakfast. Lovely fruit compote with yoghurt, honey and muesli followed by the works. Good sausage too. The host was friendly and had many helpful suggestions of places to go to enjoy the area.

Nothing. It was good. A minor problem caused entirely by booking.com though. I received frequent emails asking me to upgrade for a room with a toilet. This caused me some concern. The room definitely had its own toilet and an excellent wet room too.

I can’t speak highly enough about Viva Guest House. It is a beautiful house with first class fixtures and fittings and decoration. Our bedroom was at the front of the house and very comfortable. The quality furniture provided ample storage. The shower in the en suite was easy to use and gave a good flow of water. There was ample tea and coffee facilities which was topped up each day. The service given by the host, Kirk, was a five star standard. His thoughtfulness, consideration and care and attention was greatly appreciated. The quality of his food was excellent and plentiful and was presented with care. Viva Guest House is just off the coastal road and a short walk away from the activities of the town. We would highly recommend Viva Guest House and consider it excellent value for money. We will definitely book here again.

The property was in a great location, exceptionally clean and well looked after. Parking was available on the driveway and plenty of street parking also available. The room was a great size and again, exceptionally clean. Towels and bedding were completely clean and soft. The owner was an amazing host, made it a very personable experience, and was very friendly. He gave us a warm greeting and explained everything we needed to know about our stay, which also included recommendations for dinner. He continuously addressed me and my partner by name throughout our stay which made it more personable. The breakfast at the property was lovely and had various choices which we were not expecting. The owners were very attentive and looked after us so well during our stay, always making sure we had enough food/drinks and were happy. We will definitely return to Viva if we visit clacton again! Thank you!

We liked everything about the Viva Guest House. We were warmly welcomed by Kirk. The atmosphere and quality were better than anywhere else that we had previously stayed anywhere in this country. Wide range of options for breakfast- freshly prepared. Lots of information available about local attractions and restaurants. Really, there was nothing not to like about our stay at the Viva Guest House at all. We can't praise it all highly enough.1000% recommended!

Kirk went above & beyond to meet our requests at breakfast, we were a family of six and there were no complaints from any of us, a great start to the day always freshly prepared hot & plentiful with a great choice on the menu. Our room was exceptionally clean & comfortable, quality bedding expertly made on a very comfortable bed. The en-suite was spotless with large fluffy bath towels provided. The whole house was a pleasure to stay in & a credit to Kirk & his staff.

Kirk and David were ideal hosts, service with a smile and giving us great information about the local area and beyond. Beautiful room and wet room.. Freshly cooked breakfast and a good selection of cereals. The guest house is a minute away from the sea and in easy walking distance of the town and station. Stayed 4 nights. My family is in Clacton, and we celebrated my Sons 50th birthday. We are definitely going to use the Viva guest house again when we visit Clacton. I highly recommend it.

Everything was great.

The whole guest experience was exceptional. Communication prior to the stay was great. The guest house itself is beautiful and kept immaculate but provides every comfort. Free parking on drive or outside. 10 mins slow walk to sea front and pier. The bedrooms are stylish, comfortable and have everything you need. The bathroom was lovely with big soft towels. The dining room is bright and welcoming. The lounge is lovely to relax and the garden is beautiful. The guest care from Kirk and David was exceptional, we felt very looked after. The breakfast was cooked to order, plentiful and tasty. Kirk provided local info re eateries and things to see/do. We will be back and recommend this bnb to everyone.

We had an absolutely wonderful stay at Viva Guest House! The staff was incredibly welcoming and attentive, making us feel right at home from the moment we arrived. The rooms were clean, comfortable, and well-maintained, with all the amenities we needed for a relaxing stay. The breakfast at morning was delicious, offering a variety of tasty options to start the day off right. The location was perfect, with easy access to local attractions. We highly recommend Viva Guest House to anyone looking for a cozy, hospitable place to stay!

Amazing host, nice attention to detail with the rooms and exceptional customer service. The ice cold bottle of water that was handed to me on arrival was just what I needed, it had been a warm and muggy day so it was a welcome refreshment. The host even remembered my name when I came down in the morning saying ‘Good Morning Natasha!’, which is such a nice personal touch. Breakfast was delicious - highly recommend the Greek yoghurt, strawberry and granola pot. Location is ideal, a pleasant 10 minute walk down the promenade to the pier. Rooms were extremely clean and you can tell the property is well looked after by its owners. Couldn’t recommend it enough.

The properly is completely set apart from the other houses on the street. Looks fantastic, great curb appeal.. we have a ford transit custom which is my husbands baby and the parking was brilliant as we did not have to park on the street which was really appreciated. On arrival the house was gleaming clean and smelt lovely! The decor was gorgeous and exactly what we wanted for a night away. Having never been the Clacton before, the guest book was brilliant, very informative and full of personality from the hosts! Our delux double room with en suite was spotless, light and airy and just lovely! The hosts were brilliant! The attention to detail was seamless on arrival and the breakfast was a pleasure. All in all, got to give it 5* and would highly recommend to anyone with any needs as they seem to be met at every turn. Thanks so much for a fab stay.. Lou & Tom
