My room was upgraded and much bigger than I was expecting. The bed was very comfortable, with an extremely warm duvet and high quality pillows, plus an extra blanket if needed. The room was quite warm, as the heating was on in the evening. I was pleasantly surprised to find a little fridge in the room, in which fresh milk was topped up daily. I'm not sure if it would fit a full size bottle of wine lying down, but it was handy for my fruit and bottle of water. I found the shower a little difficult to work out, and the temperature was a little erratic, but it was fine. The B&B owner was very helpful and friendly. His cooked breakfasts are the best! I haven't had better anywhere, not even in an expensive hotel. As well as being cooked to perfection, the ingredients were high quality, and the loose leaf tea was a fabulous way to start the day. There's a bus stop nearby which goes through Great Yarmouth, Gorleston and to the James Paget hospital one way, and Caister the other - for just £1.50. The taxi fare from the train station to the B&B was about £6.
I would have liked the heating to be on for an hour or two for getting ready in the morning. But that's only a little niggle as, otherwise, it was a very comfortable stay.

Martin & Stephanie are great hosts and go the extra mile to ensure that their guests have a great stay. On the day before I arrived, Martin called to say that there had been an issue with my room, but that an alternative room had been found, provided that I didn't mind being on the second floor (I had no issue with this, I wasn't aware on which floor my room would have been). Everything was very clean and a nice touch was the small bottle of fresh milk in the fridge for tea and coffee. The breakfast options were exceptional and everything was cooked superbly. The comfortable bed was fitted with mattress and pillow protectors. Although there is no onsite parking, I was able to park just a little way down the road. I didn't hear a single sound from other rooms during my stay. It is difficult to judge properties in Great Yarmouth by location, as the sea front is long and there are attractions in various places, but Dene House is very handy for the north end of the sea front (Venetian Waterways end) and the greyhound stadium, whilst being only a short walk (or even shorter bus ride, as buses pass the property) from the town centre.
The shower wasn't brilliant (low water pressure does seem to be an issue throughout Great Yarmouth) and took a while to reach a reasonable temperature. On the first morning of my stay, I found the room a little cold and tried to turn on the radiator, only to discover that the heating wasn't on, which I found strange for mid-October (to be fair, the weather had been mild, but I still feel that guests should be able to have heat if required). At the time I stayed, the property was having electrical issues (for which Martin apologised as soon as I arrived) and I experienced two short (less than five minutes' duration each) power outages, which may explain why the wi-fi was not as reliable as I would have liked.

The staff was amazing and accommodating everything that we needed. When we told the host that we will be leaving before 8 for work, he even moved our breakfast earlier so we can have it before we go. All in all a very good, warm and welcoming atmosphere.
The only thing that was a little spanner in the wheels was that the rooms were cold. I guess that is because of the primary season when the hotel has guests is the summer hence the radiators are more of less for decoration not having enough power to warm the beautifully big rooms. I personally found a way around that as the heater in the bathroom is elecitric and left it working overnight. That made a huge difference. So not too fussed about that issue and giving almost full positive mark.

The location is great . Not near the town but close to the seafront. Near the venetian waterways which is a worthwhile visit. Its beautiful. The b&b is run by a lovely couple. They thought of everything. The little touches mean a lot . Fridge with a little bottle of milk . . Coffee machine. Kettle. Mug for coffee . Cup and saucer for tea. Lovely little shampoo soap etc. Cotton buds. Cotton pad. Flannel . Tissues. Hand sanitizer . The list goes on . A bigger tv than what I normally get in hotels & b&bs . Spotless. Comfortable bed. Lovely huge window . The breakfast menu was huge . Anything from grapefruit. Melon . Porridge omelette. It was there. I had a orange juice a cup of tea made with real tea leaves . Which I hadn't had it years and had forgotten how good they taste . I had a full English breakfast which was amazing. Nothing was too much trouble. Lastly great value for money. I do not normally write a long review like this . But I was blown away by their hospitality and this lovely little place . I definitely will be going back there . Keep doing what your doing. Fantastic stay . Highly recommended !

room was clean and contained everything I required. Bed was comfortable so I had a good nights sleep even though I don't normally sleep well in a strange bed. I didn't make use of the coffee machine and provided pods but did partake from the assortment of teas provided. The shower was a good size with plentiful hot water. There was a large choice of breakfast options, I chose a full English which was good quality and set me up well for the day. I had asked beforehand for a secure place for my cycle and Martin provided space inside the hall.
The decor could be a little more up to date if I was being picky but it did not detract from my one night stay.

After several visits and reviews of this property I can't keep repeating myself about how good Deene House is so I'll talk more about the area. There is on street parking free of charge however, it is first come first served and with it being a residential area it is not always possible to park outside however, if you drive down the road with the property on the right hand side and turn right at the mini roundabout there is a carpark on the left. Mostly used by residents, and dark at night, but it's free and I've never had an issue leaving my car there. The walk from there to the property is a couple of minutes. For local shops there is a Morrisons Local near the car park previously mentioned, with a pub opposite which is friendly. Turning right out of the property and right at the mini roundabout will take you to the sea front in about 5 minutes walk although this isn't the central beach area. Walking along the seafront for about 15 minutes will take you to the central beach pier, arcades, and amusements.
Absolutely nothing not to like. Excellent value for money, clean, comfortable, friendly, great breakfasts with a wide choice of options. See my previous reviews for more info as this is my first choice guest house in Yarmouth and I spend a lot of time in the area.

the best B+B ive stayed at here in Norfolk and Great Yarmouth, which is a shame as i leave the area soon, wish id booked here before. I was given a ground floor room which wsa nice, good sized double bed, shower room with proper sized wash basin, plenty of towels and good sized tv. THe little fridge was a nice touch. It was the breakfast which was stunning, smoked haddock with a poached egg, u would pay the £35 just for that so well done Martin. If i do end up in this area again ill definately stay here again

The host was very friendly and showed us to our room which was a reasonable size with a private bathroom/ toilet. The bed was very well made up and proved to be very comfortable with plenty of pillows and a good quality duvet. Various teas and coffee sachets and pods for a machine which was in the room too. The breakfast on offer was extensive and very tasty with good quality and locally sourced items. We enjoyed our stay very much.

The room was very good, everything that might be expected and with extra little touches, a coffee maker and pods for example. The room I had was on the ground floor at the front with the road outside just a few feet away. It could have been a problem with noise but no, nothing came through. The breakfast was truly exceptional. The menu was one of the most comprehensive I have seen in any hotel, and the breakfast ordered was promptly delivered and excellent.
No off-street parking available. Overnight parking in the road outside, which by the time I arrived was pretty full, so ended up with having to park some distance away from the hotel. Normally this would make the place a no for me, but the excellent breakfast, the staff and the general standard of the room more than made up for it.
