Friendly staff; small details like plenty of tea and coffee supplies. I was given a portable radiator to keep in my room (very nice) because the main radiator didn't work the first night, but sorted straight away. Hot shower every time. Quick response when I needed to book a family member into another room. No problem with gaining the keys. The room is not a luxury room but it suited me very well and I found it to be warm and comfortable. Every night the other guests were quiet and considerate so no noise and the street is also very quiet. A really great small guest-house. Also immediate access to Seaton Carew seafront - bars, restaurants, cafés all within a few minutes walk & parking at the rear of the house. 😊

Great location, super helpful host, especially as Booking.com had cancelled our reservation! So we had to pay AGAIN (partner FJR Brown paid and they still haven't refunded me!! Very helpful restaurant recommendations Excellent breakfast.

Only the mess up with the reservation, somewhat stressful! Booking.com need to get their act together as multiple foul ups eg. charging my card multiple times and other lack of communication!

You could tell straight away the property was freshly decorated and there were nice personal touches with pictures etc. My bedroom was very tidy with all facilities expected and clean. The bathroom also was very nice and also kept very clean. The lady looking after the property on a daily basis was very nice and very helpful. I had one small issue in the kettle was missing and when I told her straight away she went and got me a brand new one from her store. In terms of location it was perfect you are literally two minutes from the beach Food wise there are 3 fish and chip shops within two minutes and other eateries etc not much further away and Just eat will deliver there as well. It is all in all perfect accommodation to stay at if you want a low cost get away for a few days and far far better than I ever expected when I booked it given how much I paid

good location, reasonably priced. the property is basic but it was clean and was ideal for where I was working that week.

couldn’t stand up to have a shower in the room, had to sit in the bath. there is a stand up shower in the shared bathroom but I didn’t want to walk down a hall and flight of stairs just for a shower.

location was perfect room was nice clean and fresh nice shower facility - perfect for what I wanted - owner was very friendly and helpful - regular cleaner who checks if you need anything in the morning - nice and peaceful in the evening - all in all good value for money and a very pleasant stay

I had an extended stay in between properties and had en suite room it was very comfortable and lee the owner couldn’t of been more helpful and I recommend to take advantage of the carvery in a Sunday very nice food and value for money.
