The room had a lovely view and was large with interesting, repurposed artefacts and antique furniture. It had a modern bathroom and a comfortable bed and was well stocked with snacks and drinks and chocolate on arrival. After a great night out, we had a good breakfast in a light and airy breakfast room with a view. Breakfast was cooked and served by Malcolm, the owner who was friendly and chatty. He had already sorted our parking and accommodated our need to store our bikes and was an excellent host throughout the stay. It was a lovely location with plenty of places in the old town to eat, drink, and listen to live music. The beach, hills, and historical places were all within easy walking distance. We packed a lot into our one night stay. It was a great short break.

Amazing B&B Karen and Malcolm are the best hosts. The room (Coral) looked great, was super comfy with extra attention to detail: welcome cookies, tea, dental kit, sewing kit, Nashi products in the bathroom. You choose your breakfast the night before from the menu. The breakfast is delicious and freshly made every morning. The location is great too, on high street, walking distance from nice shops, cafes and restaurants.

One of the best places we have ever stayed in. The attention to detail was lovely the room was spotless and we had a mini fridge supplied with cold water and fresh milk for tea/coffee along with a choice of drinks and snacks in the room that were very reasonably priced. There were robes and slippers to use and the toiletries were luxurious including body balm and mouthwash. The breakfast choice was superb with 2 courses and served on a beautifully laid table little touches like a mini butter dish (not a mini pack) of butter along with freshly squeezed orange juice that was heavenly. The guest lounge was very nice and included an honesty bar the whole place was a pleasure to be in the staff were lovely and we would certainly highly recommend.

Karen and Malcolm made us feel very welcome and we're happy to advise on places to visit and give recommendations on great places to eat. The room was very comfortable and Karen has added lots of little extras to make your stay comfortable for instance 'Gull plugs' to block out the noise of the seagulls at night 😃. We had a cafetiere in the room with fresh coffee, Tea pig tea bags and milk in the small fridge in the room.

Excellent location. Exceptionally spacious room with beautiful touches of extra comfort. Superb breakfasts in a lovely bright conservatory on the first upper floor. Sumptuously comfortable and relaxing lounge with a brilliant honesty bar area. Malcolm and Karen have created somewhere very special in heart of Hastings Old Town

Nothing to not like - only things to love and enjoy.

The whole stay was exceptional, from being greeted on our arrival & being shown around the property & taken to our room to the quality of the bedding & extras in the room - very good quality tea & coffee - to the breakfast which was also exceptional with lovely friendly service. This is one of the best places we have ever stayed & we will definitely stay there again when we return to Hastings.

there was really nothing that could have been improved.

Beautiful property in the old town, close to some great old pubs that served excellent food and boutique shops. Lovely, bright comfortable rooms with everything you needed and more. The breakfast area is in a charming, bright conservatory looking out over the views of Hastings. The breakfast food was superb. Locally sourced ingredients, and delicious. Couldn't have wished for more. Malcolm and Karen looked after us extremely well and we were made to feel very much at home. We'll be back!

Very cheery couple own and run the B&B Only slight question was, when we had booked we got a call to say that we had been up-graded to a room en suite. The room on the top floor that we had been allocated, did not have en suite. A bit lucky there. I would have been quite dismayed at the price we paid, to find the room had no loo ! Anyway the room on the second floor was tastefully arranged and the ensuite was fine.The house is lovely. The breakfast also.

Exceptional B&B. Spacious bedroom with luxury bed and bath linens. Super king bed. Fridge with reasonably priced drinks. Very quiet location. Car parking in a nearby local town car park with a pass provided by The Laindons. We thought this might be inconvenient but it was absolutely fine. Delicious freshly cooked breakfast, The Owner Karen has packed the Laindons with little touches far too numerous to mention. This place is a gem. Additionally, the local pub "First In Last Out" served us some of the finest pub food we have ever eaten The chef here is a master cook.

Everything!! The beds, the decor, so many extras that made the place so special,(bathrobes, lovely shower/shampoo products, hot water bottle even! Hair dryer), Fabuolous well stocked and well priced minibar, and a brilliant honesty bar in the fabulous lounge. The breakfast room is lovely, light and airy, the brekkie itself fantastic, lots of choice cooked to order. Staff and owners are lovely people, friendly welcoming chatty, the recommendations for restaurants and pubs was spot on.
