The room was lovely. Overlooking the street and across to the park and pond. The room was big, very clean and comfortable, with a beautiful bay window and small but sunny balcony with chairs to sit and relax. The bathroom was compact but everything was provided including a hair dryer and plenty of towels. The bed was huge and very comfortable with various pillows to choose from. There was a good TV and some nice teas/coffee along with the kettle and a small fridge to store a few things in.

Unfortunately there was an issue with the internet while I was there and although this didn't bother me too much, if you didn't have coverage from a local provider this would have been annoying. Even though I was staying for 3 x nights, there was no house-keeping for short stays so my room was never made up during my stay. I'm fine at staying tidy and making my own bed, but for the price it would have been nice to have the room made up each day. There's no catering at the property so it would have been nice to have at least minimal crockery and cutlery to allow guests to make their own breakfast in the room. I had muesli and fruit so made do with tea cups and spoons, but it would have been a lot easier with the right tools.

I was pleasantly surprised with my room as I reserved the standard room and I thought it was going to be very average. The room was a fair size, very clean, comfortable bed and pillows. It had coffee making facility, different types of tea and coffee, a jar of cookies, cups and wine glasses. The furniture and decoration made it look like a boutique stile hotel. The property is located in front of a lake, 3 mins walk from the beach, high street 6 mins. I would like to stay in the luxury room next time and give an update.

The only thing I could suggest is a mini fridge, as there is no restaurant. Although there are many places to eat, it would be nice to be able to have a cold drink specially while travelling by yourself and don't feel like going to a pub/bar

I loved the whole place, it was very beautiful decorated throughout, and clean and fresh. The check in was easy and flexible. The room (9) was perfect it was clean and comfortable and had everything we needed in it. I loved al the little touches too - the extras on the tea tray - oat milk, decaff coffee and tea, other teas, and variety of snacks. It also had a little fridge and wine glasses AND corkscrew! The little decorations and pictures and local knowledge box was fab. Really happy with my stay and would like to visit again.

Very good communication, beautifully decorated room that was immaculate. Lovely view out the window. Peaceful house and the bed was supper comfy. I have recommended to friends and the people I was training with. Parking was easy and free which is a rare thing! The location was great with a short walk into the shops and restaurants, just around the corner in the evening all the ice cream pallours popped open and it was a very pleasant atmosphere sitting above the harbour.

Easy checkin, fabulously clean and beautiful decor. Even had view from my room of the South Downs. The bed was an absolute dream. One of the best I’ve ever slept in. Everything was thoughtfully catered for my three night stay. Great location just minutes to the beach, river, shops and restaurants. Short walk to the train station and bus stop which has good service to Chichester and along the coast. Would love to have stayed longer. Finally, fantastic value for money. You won’t get better in the area. I walk the England Coast Path and stay in many properties with Booking.com and The Regency Rooms is a little gem. I highly recommend. Thank you Nichole 🫶

After driving around the area I eventually found a parking space a few minutes walk away. Later I parked for free (after 18.00 till 08.00) in the car park opposite. Removed my car early in the morning before 08.00 and found a space directly outside property. Can get very busy so left my car parked until departure.

The room was beyond my expectation. For example: comfort, peace & quiet, the beauty of the room, the lighting, the art, the comfort of the bed, the large screen TV, multi-facilities, drinks & snacks, cleaning amenities, the comfort of the bed, the large screen TV, the location - very near to the sea. The entire wondrous place was beyond my expectation.

We went to the portuguese cafe down the road which was very friendly ans excellant food at a reasonable price

The door in the toilet doesnt close properly and you can be seen from the room beyond..making it an uncomfortable position for the one in the loo and the one in the room..we got around it by sitting on the bed..There is an adjuster screw on the top if the door that needs attention I think..

For my needs this was a great location, easy free parking options, 8 mins walk to local shops and restaurants and the room was very spacious and nicely put together. Comfortable bed and nice large shower were the top features for me. Very generous and well stocked tea / coffee facilities as well. I'd definitely stay again. Great value for price.

I stayed in room 7. The toilet doesn't flush overly well so might need looking at. The bathroom sink tap was very creeky. I'd think the adjoining room would be able to hear that tap in the early or late hours. Room walls are not overly thick so you will need luck with your neighbour's as I could definitely hear my neighbour's talking and coughing throughout the evening. Two fairly minor issues for sure and wouldn't stop me from rebooking again in the future.

Good location, a minutes walk from the sea/river. Everything (I can't think of a thing that wasn't there) thought in the room. Pretty small but the space brilliantly used! Our second stay and not our last.

We stayed in Room 5, which was a little dark, but still lovely and for the what we paid, very good value. Parking can be tricky, but there was always a space to be found

We had a lovely time staying at Regency Rooms. The room was spacious and very clean. Regency Rooms is located in a rather convenient location with excellent views, and staff was rather friendly. The only down parts were the poor wifi and the bathroom fan not working. I am in general very satisfied and I would definitely book a room there again.
