The accommodation was comfortable and clean, the location was really good the promenade & seafront is literally just a few yards outside the front door. and to the the back of the guest house within a few yards your are at the shops and into the town centre.

We expected breakfast to be available, my wife and daughter & granddaughter stayed in the Cumberland last year and had bed and breakfast. On the website (on the green bar on the website) it didn't say breakfast included, but on the information about the place, On the booking.com website the information reads...when you stay for breakfast, you will enjoy the bread and breakfast etc....which wasn't our experience and the price we paid in our view warranted us having bread & price in the price...this was a big disappointment for us & another guest had the same experience.

The bed was comfy, the room was big,the view was good and the breakfast was excellent

The toilet was too close to the bath and wall and the bath had a glass pain in the way that didn't open properly and what looked like a disabled thing for disabled people in-between the glass pain and the bath slope which was just a nightmare to navigate, so I couldn't shower and going loo was uncomfortable, not much room forgot to to take a photo of the bathroom

Romantic room: Can see sunrise over the sea from 4-poster bed. Rich and delicious breakfast made by Tess. Excellent location at the shore with good restaurants, cafes and amenities nearby.

King Room with Four Poster Bed - First Floor was nice and cosy but smaller than advertised in Booking.com: Size was more like 40m^2, not 80 and no dressing room as advertised. Otherwise we enjoyed the room very much.

Superb location very close to the pier, the promenade and the town centre. Numerous shops, bars and restaurants within 5 minutes walk. Cooked breakfast always freshly made, using good quality ingredients. Room was nice, if a little tired, with a decent bathroom and good shower, and there was always plenty hot water. All staff were very friendly.

As we were given a rear room we had not much of a view, but sea view rooms are available. I think at an extra charge. This was not particularly important to us as we were out most of the day anyway.

Wasn't doing breakfast because the lady had a problem with her eyes . Which was a massive shame as the hosts are so nice .and breakfast was brilliant last time a lovely treat . Paid top money but didn't see anyone was quite a let down .as last time was really good Just no human interaction.

Front rooms have a wonderful view of the beach area. Location couldn’t be better; within walking distance of everything.

Twin room was really tiny and the back alley was noisy at night. The difference between the regular rooms with a view, that were big enough to have a sitting area and even a couch, and the super tiny twin room was stark. I would not book the twin room for adults, but it would be fine for children. The bed in the king room was very soft & lumpy, and caused my father (nearing 80) severe pain. He chose to sleep sitting up in a chair after the first night, but was unable to participate in some of our activities because his back was hurt so bad by the mattress. This had not happened to him ever before. We had to buy him a cane. Time to get a new mattress, or a new mattress topper.

I have read many comments about this hotel, some good others less good and to be honest, I was a little sceptical about the choice made but in the end it turned out that I had no reason to worry. From the location, to the room, and here I mean the cleanliness, space in the room, comfort and especially the breakfast and the owners of the hotel, absolutely everything was beyond our expectations. The hosts did everything in their power to make us feel as good as possible and for that I can only thank them for that. It's true that the parking is a little bit difficult, but is the same every ware in that area for every single hotel, not only for this one but we manage to find a space next to our hotel so everything it was fine . Is such a beautiful place and there are a lot of tourists, especially in the weekend so.......... But it was worth it. We will definitely return to this place.

The hotel’s location was good, on the beach and close to the theatre, bars and restaurants The breakfast was really good and the staff were friendly and helpful the rooms were a little small but comfortable and well appointed

Parking was a bit of a problem however the hotel did have some parking permits if you were lucky enough to get a space which we did and there’s no lift so the climb to our top floor could be a bit challenging after an evening out but the view was worth it

Very good location nice sea view and close too attractions. Breakfast was very good. Topped up milk & biscuits daily. Shower gels shampoo left clean towels , flannels clean. Bedding smelled fresh.friendly staff.

Parking is a issue but the owner very good and lets you have a pass if available!. Not having a fan in the room as it gets quite warm being high up Very noisy with windows open at night. Seaguls very noisy too, so it would of been handy to have a stand up fan. Then you could close windows.

Tess, who runs The Cumberland is quite simply brilliant, and lovely with it. She kindly upgraded our room and couldn't do enough for us. So as well as the location, facilities, the breakfast and the bed all being wonderful.... the staff were as well. Regarding location, the hotel is smack bang in the place you want to be, 30 seconds from the pier and 20 seconds from the beach. Its a beautiful old building, beautifully furnished, but with modern facilities and the most comfortable beds. OK, no parking... but believe me, my jaguar was safe in the streets nearby, free after 6pm until 9pm. Train station parking is safe and cheap too, so parking isn't really an issue. We loved our stay, we can unequivocally say we will be back. Thank you so much Tess.
