This was exactly what I was looking for - I just wanted a comfortable, quiet bed overnight in the area with a private bathroom. The fuss-free check-in and check-out was a bonus. The rooms are very much like walking into a small hotel room in a city, except instead of a door in from a hallway, its a door in from the outside - as shown in the photos. The facilities are modest, but exactly what is needed - hanging space, basic bathroom toiletries, wall-mounted tv, kettle, tea and coffee, hairdryer, clean comfy bed and towels. Shower is powerful with a large adjustable head (height and setting). room is already warm on arrival, but also has air conditioning if needed. Slept soundly! 100% will stay again if in the area. I was not expected to have lengthy back-and-forth exchanges by messages prior to my one-night stay, but the owner contact me regularly enough to keep me informed of the status of my booking and room, which relieved anxiety I sometimes have that I have missed something important. Check in was simple - I was messaged the code for the key safe, as well as a helpful message letting me know to park considerately as the car park would be full, and information about restaurants in the immediate vicinity with their phone numbers, urging me to consider booking to avoid disappointment. I was very grateful for the reminder and additional help to simplify the process. I checked out early morning by simply leaving the key in the safe, but unfortunately I left a sentimental piece of jewellery behind - I contact them by text and they quickly responded to say the cleaner had found it, and arranged to leave it in a safe place for me to collect later that day.

They're struggling a little with black mould in places, as expected with the room opening directly to the outdoors, and a shower with a fan that can be turned off by the occupant. It is regularly cleaned from these areas so I wasn't concerned about spores etc and and as I struggle with it in my own home I'm aware its difficult to eradicate fully. I would say if you're someone who likes to spend a lot of time in your hotel enjoying the amenities while away from home, this may not be the right sort of accommodation for you. This is perfect for people whose trip is about being in the area and are looking for a good value place to stay, and don't want to pay more for amenities they're not going to use!

Very convenient & exceptionally well catered, clean & comfortable inside. Parking just outside, ironing facilities & tea coffee, bottled water in the room , with a comfy bed too - excellent. It's not a huge room but perfect for a stop off or a base to explore the area from. This will certainly stay as my preferred place to stay in Market Raden & I will happily recommend to friends & colleagues.

It was a tad difficult to use the full length mirror where it is positioned - would be easier if placed on inside of bathroom door possibly - but just a minor thing.

Perfect location for a race day. We were given room 6, a very large room beautifully decorated. Very clean. Large tv. Good hospitality tray with bottles of water. Unusual open plan bathroom with a fabulous shower. Although no food is available at The Olive, we found excellent breakfast and evening meal a short walk away. The owners have out a lot of thought into making guests feel comfortable. On a main road but still slept very well. We would certainly book again if we return for the races .

Very warm welcome, nice quiet location, stunning room, warm, comfortable, every possible amenity you could need. Fabulous wet room with a great shower, free to use and quick internet, good tv. The little touches made it so special: plenty of tea, coffee, biscuits and bottled water plus a full length mirror. The room was perfectly laid out with plenty of storage space, lots of plug sockets and even 2 x USB charging points. Certainly one of the nicest places we have stayed, cannot recommend it highly enough.

An ideal stop over place with a good parking place for our motorbike ( right outside the door). A comfortable, if small room, with good facilities. The shower room was a good size and the shower powerful.

The room was a little tired and could do with a paint in places. We had to have meals in town and there is a shortage of places to eat. We found a lovely Indian restaurant, but take note, it is not open on Tuesdays. We had breakfast in the March Hare just down the road. The town is extremely busy with traffic and is not a place we would like to stay for more than one night!

This was our second stay at the Olive, it's a great little escape and as it's self check in, it feels very private, the good lady and I visit Lincoln once a year and after we enjoyed our stay last year we rebooked, it's very clean, very quiet and has lots of nice places to eat close by, it's a little quirky and very practical, great value for money and very cosy, the rooms are just enough for a short stay, the wet room is a great to freshen up to continue your journey, we will definitely return

The rooms are fairly small but set out very well. I found the bed to be very comfortable and of a good size. The free tea/coffee & milk came in very handy, as did the free toiletries & free wifi. Onsite carparking is also a plus. The location is superb, just a 5 minute walk to the pubs, shops & takeaways. If I'm ever back in the area, I would definitely try to stay here again. Really lovely stay. Very easy to access using the information provided and the helpline was very useful to ask questions. The room was clean and contained useful items (hairdryer, tea and coffee etc.) Great location on the highstreet with lots to do and plenty of shops nearby.

The shower was difficult to use as was cold initially. An information sheet on this would have been useful to have to save us calling the support line.

Warm and clean room with tea making facility. Good value and location is handy with parking. I have stayed here several times. Communication is also good. I was cosy and comfortable.

Niggles: There isn't an opening window which isn't particularly an issue in winter but it's nice to let air in during warmer months. The bathroom towel warmer is rather rusty and worn looking .. Tiny TV!

Staff were very friendly, room had everything we needed and the location is great for the races and a 5 minute walk to the centre of the village. Very reasonably priced.

Was a very warm few days and there are no windows that will open so we had to have the door open a lot of the time which opens onto the carpark. There is an Aircon unit on the wall but we couldn't get it to work.
