We booked this property as we were let down six days before our stay by the hotel we had originally booked. This was available so I booked before reading the reviews and I must admit after then reading some of the negative reviews I was quite worried about what we were going to find. Please don’t worry if you are thinking of booking. The room was basic but clean and the bathroom was spotless and had a nice hot shower. The property is close to the train station and a co-op and there was a pleasant pub up the road too. For the price, Linden Leaf Rooms is excellent value. I’m not sure what some of the other reviewers were expecting to get for such a low price. We felt safe while we were there, and although the property is on a main road we were not disturbed. It is a basic, functional place to stay and not really suitable for a special occasion but for somewhere clean, convenient and reasonably priced it is absolutely fine.

The booking system is a bit strange and I had to contact the owners about it, however, it made me feel safe that they know the identity of everyone who is staying there, especially as the property is unmanned. The key safes outside the rooms are a bit fiddly, if you stay make sure you pull the front of the whole thing down to reveal the key.

The simple way to gain entrance to the building and room I had been allocated. And the fact that most guests respected each other while in their rooms

First couple of nights one guest had their tv quite loud at silly o'clock in the early hours... Also the car park seemed to be like the patreons didn't know how to park in a decent manner..

The hotel was located well for me as I work at QMC. The access is easy and codes are sent in plenty of time. The room is spacious and having a.microwave and fridge is really handy.

The room was cold. I questioned this with the owner and was told it would come on on a timer. But it never did. I made sure all radiators were on but room remained cold. The carpet could do with either being replaced or cleaned as a lot of stains on it.

Very comfortable beds and ideal location for visiting our son

If it hadn’t been hot the double glazing would probably mean we wouldn’t even have noticed the street noise but because it was a hot couple of days we wanted the windows open and that meant quite a lot of noise from the street. However by the time we were wanting to sleep it was quiet so not a big problem.

Great value. Tidy. Good facilities. Great location adjacent to train station and trams into city. Average price so didn't expect amazing but was reasonable quality accomodation.

Facilities a little worn. Cleaning could be improved - quite a few cobwebs in bathroom. However the value for money was fantastic.

No issues with property.clean tidy and accessible.

On booking.com after paying the fee,it said that I would have to pay nothing to the property.on getting the confirmation I then received a email saying I had to pay a£100 damage deposit to the letting agents before I received the entry information.this wasn’t made clear on booking.com.when I tried to pay through the link that was sent to me it wouldn’t work these things should be made clear to customers.

Great room for the price, 2nd time we have stayed and it’s been very pleasant. Location and parking are fantastic for our needs

Could have been a little cleaner, not enough toilet roll for our two nights stay

The room was clean, comfortable and warm. The facilities are exactly what I had expected.

Just a very minor issue - the door would not close fully, even with mild persuasion. Therefore, when I did close the door, it made a noise. This isn't good when you are leaving at 6am each morning.

The accomodation was easy to access and instructions easy to follow. Microwave and fridge in room a great addition.

Bizarre that there were no plates or cutlery when a kitchenette is advertised.

Comfortable, clean, spacious

Ridiculously hot in this weather and had no fan and because of location having window open is noisy at times , with window open we was sooo hot. My only thing suggestion is could put fan in for summer
