Set in the mountains of patterdale what an absolute gem of a find, straight away upon riding our motorbike to the b and b we pulled up got a beer from the outside bar set next to a river then was shown to our room( found out we had been upgraded free of charge) we was in the ullswater room absolutely spotless the TV could do with being a bit bigger than a postage stamp but don't let this put you off the owners are literally the best we have ever come across we was shown around the premises and then inside the bar and lounge area where there is a rule of if no staff you serve yourself from a varied selection of alcohol and non alcoholic beverages and snacks upon you have to be honest and write on said piece of paper room and beverages taken.there was also a TV lounge with a selection of games also.breakfast is served between 8 and 9 am where there's a selection of cereal yoghurts and fruit juices then the full English where you choose from any 5 items and we can honestly say the breakfast was a 10 out of 10 staying here is a must for us again judge it for yourself

We loved the location,it was excellent for local walks etc. The property itself is very well maintained and caters extremely well for walkers having a drying room and thoughtful mats for muddy shoes and boots alike. Our bedroom was a lovely double with a view over the beck and also had a single bed which was ideal. Ensuite attached with powerful modern shower. The owners are very attentive and recommended ideal places for us to eat. There is a well stocked honesty bar downstairs and a lovely separate sitting room with TV, board games and a whole multitude of books. Breakfast was cooked to order and was plentiful. They can also you a packed lunch if required. Great place and good value for money.

Perhaps more light in the bedroom would be beneficial. Everything else was excellent.

Friendly proprietor and staff. The 2 rooms we had were clean and tidy. Very nice views from the rooms. They were quiet. The choice of things for breakfast were very good and set us up for most of the day. There were gardens with picnic tables leading down to small river which was picturesque. Lots of walks and boaty things to do just a short drive away.

This is a lovely place to stay. The location is stunning. We were made to feel welcome & the owner gave us lots of local information & places to eat. The room was clean, comfortable and warm. The view amazing. The shower was powerful and the bathroom clean and modern. Everything worked and fitted to a high standard. There was a good choice for breakfast, and cooked to perfection, with a stunning array of local jams and marmalades. The owner was most helpful and even let us park our car for the morning after we checked out so we could go on a cycle ride and let us change out of our wet clothes on our return. Would highly recommended a stay at Old Water View 😊

Lovely position, some superb views, with large room in a well appointed hotel/guest house. The staff/owners were efficient polite, helpful, and attentive. Breakfast was well cooked and had good quality ingredients. There were libraries of books related to Lakeland walking etc, and also of modern fiction books available for guests. There is a very pleasant outdoor seating area at the rear, with outdoor bar serving drinks, and basic food (baked potatoes). The shower was very pleasant. There is a boot room for walkers. There is an indoor bar with fruit, chocolate bars, and crisps available 24/7 (you sign up if you buy out of hours).

The lack of a seat in the room was unhelpful. There was no central light, and the bedside /table lights were barely suitable for reading by. You have to ask for handtowels, as they are not automatically supplied. Stupidly large key fob, that is so long you have to keep it in a bag, as sitting down with it in your trouser pocket is uncomfortable. Single bed was a bit lumpy.

The breakfast was very well organised with a suitable range. The bar/snug was excellent, warm and welcoming The hosts were excellent making the stay a very pleasant experience The location was good for exploring the area

There was very little not to like The plug sockets in the room were an interesting mixture, and using the hairdryer required a few contortions.

Lovely cosy b&b in a perfect location. Good choice for breakfast with cooked and yoghurt/cereal options on the menu as well as plenty of homemade jams to try. Food available to purchase at the b&b as well as meal deals for walkers. Comfy lounge area with games and books. Gorgeous outdoor area with a bar next to the river.

Our stay was brilliant. Our hosts could not have been more helpful, friendly and accommodating, we were able to request sandwiches for our lunches. The property was very homely and clean. Loved the lounges and the breakfast room. The honesty bar was very unique and so nice to have as you did not feel you needed to stay out to have drink especially after a long day walking. Drying room facilities were excellent and well used as weather was very wet! Our breakfast was excellent too.

The proprietors were so welcoming and created a lovely relaxed atmosphere. Great location (our room overlooked a wooded backwater next to Ullswater) and the accommodation mixed original tradition with a decent modern bathroom. The breakfast was top quality (sensibly sized).

The B&B is in a lovely location, quiet and leafy but close to Patterdale. The owners are friendly and around when you need them. The room we had was spacious and the bed was really comfortable. Breakfast was fantastic, local produce and home made jams. We were in the area for a wedding and left feeling like we'd been on holiday because our stay here was so good. We couldn't fault anything and would definitely recommend. We're hoping to be able to come back again in future.
