I loved the homely feel as soon as i walked in. I could smell the fabric conditioner on the bedding as I entered our room. The duvets had been ironed, and the room was very clean and tidy. Me and my daughter stayed here for 2 nights. The beds were very comfortable. There was a hairdryer and a fan in the room, spare blankets if needed. Shower was brill! There were a lot of choices for breakfast and even offered a vegetarian choice. Micheal and Jean were very friendly and happy to help. I would 100% stay here again. It's a quiet place to stay and the seafront is just a 5 minute walk away.

Staff very welcoming nothing too much trouble Mick was waiting at the door to carry our bags parking very handy and very much enjoyed stay would definitely stay again lovely little bar and very close to pubs also jean and her son nothing too much trouble could of had 3 course evening meal for £12.50 very reasonable but could not manage it after the moorish breakfast it kept us going all day thanks very much

Food excellent and even catered for my wife who is gluten free, evening meal was a bonus, 3 courses for £12.50! Jean, Michael and Tim were great hosts, friendly and helpful. Parking at property and good bar with good prices. We were a party of 4 in 2 rooms which were very clean and comfortable. It was nice to chat with Michael in the evening at the bar and he also let us leave the car at the property after check out until after lunch. Location is handy, about 10 minutes walk to town centre and also pubs, restaurants closer by too. This is a wonderful hotel and we will definitely return.

Nothing we didn't like.

The owners were lovely and couldn’t do enough for us, breakfast was lovely. We stayed for an evening meal and it was really nice and value for money. Bar prices were very cheap! Fresh towels every day. Great location.

It was very old fashioned could do with an update. Triple room isn’t very big and we struggled to find places to put our things. Mattress not the best and we struggled to sleep! Woke up with aches and pains every morning. Shower was a bit temperamental. Hot tap wouldn’t turn off properly.

Greeted by the host, with a smile and help with our bags! The B&B is lovely, really comfortable, and homely with a friendly feel. All guests welcome in the communal areas, with a flexible approach to outings and late nights. Great spot in town, with just a few minutes' walk to all amenities and activities. Can't wait to return with my family! Breakfast covered all the usual needs and was cooked perfectly and to order.

Love everything about it .

It's a little difficult to express myself in such a way that does this charming little B&B justice. It's family-run by a couple and their adult son. The place ticks ever possible box, it's cheap and all the "extras" like breakfast and evening meals are included in the case of the former, and incredibly cheap in the latter, All for top notch quality as well. Three courses for £10, and they were completely unfazed by my diabetic requirements! I'm definitely going to use it as a first choice when visiting Skegness in the future, and heartily recommend it to anyone else. Just don't beat me to it!

Nothing in reality, except a better and maybe bigger window in my room would have been appreciated.

Brilliant location, delicious food and lovely hosts, all at a very reasonable price! Very nice to have a bar on the premises, at very good prices and with the benefit of nice company from the host. Would very much recommend!

A perfect place to stay for a week in Skegness. Food was excellent.

Once the shower lost pressure. Apart from that small niggle no other problems. Highly recommend
