Quiet, clean and a short walk to town centre. When booking it said no breakfast option, however breakfast was available so was a nice bonus.

The room was smaller than we expected, however for 1 night it was more than adequate.

Everything. The managers were a lovely couple who were very friendly and welcoming. Nothing was too much trouble. The monsell was clean and comfortable with onsite parking. Great location. Away from the night time time noise but close enough to walk to town centre and beach. And bars and restaurants. Would definitely go again.

There was nothing I didn't like. Except I did not want to leave. All was just perfect for us.

room was lovely, had everything we needed. location was amazing so we could experience Skegness, free parking was a great bonus. Prebooked breakfast for the morning, cooked beautifully.

Very clean and well-presented. The bed was comfortable..Staff were amicable and apologetic about the mix-up by Booking.com.

The booking confirmation from Booking.com stated that our room would be on the ground floor. The room that was allocated was on the second floor and as 73 and 71 year olds we were a little worried about all the stairs. We were offered a twin room but declined. This is no reflection on the staff. The only other negative is that the water flow is very poor and the light from the hotel over the road was going on and off all night for no reason.

Excellent location just a short walk from the beach, the staff were friendly and even checked in via email to make sure everything was alright, the room was comfortable and the mattress was cosy and you got two comfortable pillows as well, lovely little hidden wonder. We will definitely be back,

We were in room 18 at the top and it was very hot (not the fault of the hotel I know it was a hot day) the room itself was comfortable however a little small but very adequate for one night, the room could use a bit of tlc mayby a lick of paint especially around the door it's self. But all in all I will be back. Thank you for having us.

The owner gave us our keys early and let me park up, smooth check in, one of the easiest ever had

Good location, great staff, clean facilities, available parking. Can't comment on the breakfast as we didn't have it as the night before we found a cafe which was doing breakfast which we wanted

While the staff were lovely and room clean I was sadly woken up very early by a child staying in another room jumping around and shouting. Sadly the female adult who was staying with the child kept shouting at the child who was ignoring what the adult shouted at it. As a result I got almost no sleep and will now be ensuring all my hotel stays are child free. As a parent myself I'd have not shouted at the child and the behaviours I heard implied that the child is used to being shouted at and as a result ignores it. This is not the fault of the hotel but if I return I will be asking to not be put next to a family room to avoid this repeating
