This property is beautiful, clean and conveniently located only feet from the beach and boardwalk. They have a driver Lou, who will take you on a golf cart w chairs right to the beach. The main hotel is classy vibe. Avenue ll is a different property.. be aware..

I don’t like the fact that they have 2 properties. The main building is the place to stay!! It had all the amenities. Including breakfast, blue hen restaurant & the pool. The avenue ll has a bar next to it that can be very loud at night.. The avenue ll has a completely different look and vibe. I also noticed some of the (front desk staff, in the main hotel) seemed to ask often if you’re staying there if you are staying at the other property.. it got annoying.. they didn’t seem as friendly as most. Just an observation if I’m being completely honest.

Great location. Comfortable atmosphere. Many public spaces to relax and, if interested, play one of the many box games stored in the Sun Room. Has an indoor pool. A delicious free breakfast every morning. Free indoor parking is available. The Avenue Inn & Spa checks all the boxes for an outstanding accommodation with excellent amenities.

From the moment we arrived, it was clear the goal of the Avenue Inn and Suites staff is providing an excellent experience for every guest. There’s clear attention to detail in every space of this beautiful boutique hotel! They’ve thought of everything to make you feel special—and we did! From a personal birthday greeting on their welcome board to a box of chocolates and birthday card in our room (milestone birthday here! 🎉), and so much more. The Avenue is in the heart of the beachside area of Rehoboth—just a short stroll to dozens of shops, restaurants, bars, and a block from the famous boardwalk. We loved the size of our coastal queen suite (no view), knowing we’d be spending extra time in our room since we were visiting in early spring and it’s still too cool for a lot of beach time. Some of the “extras” the Avenue offers to stand out from other hotels in the area: free underground parking, free breakfast each morning, free wine and cheese happy hour at 5, free fresh baked cookies and cold milk at 8pm, a saltwater pool and hot tub on the roof (9-10pm adults only), oversized checker game on the fun rooftop area. Another small thing, but it added to our overall positive experience—the entire inn smells sooo good! The gal who checked us in even shared the name of the scent and where they buy it because so many guests inquire about it—Black bamboo scent from Aire Master Home. When we asked a nearby store owner for things to do in the area, she suggested (not knowing we were staying there), to check out the “daily activities” chalkboard at the Avenue, because they always have the best, most up-to-date suggestions. She also said the Blue Hen restaurant at the Avenue is one of the best restaurants in town. We came to Rehoboth to experience Delaware after a very full few days enjoying the cherry blossom season in DC. It was the perfect place to relax, unwind, and enjoy some quieter moments before heading home. Price for value and overall experience were excellent!

There’s so much positive to focus on at the Avenue that the things that stand out as not being quite so excellent are few and far between. But we did notice some things in our room that seemed a little out of place: decorative pillows that were a bit dingy with pilling on them, paint chipped off the wall under a mirror, a few stray hairs in the bathroom on our arrival. Definitely not deal breakers and wouldn’t begin to impact a future decision to stay at this amazing boutique hotel again!

I enjoyed my stay and would like to return. Staff were friendly & helpful and room was clean. It was quiet in my room. I liked the breakfast. I used the gym and while it's small, it had everything I needed to complete a good workout. I didn't have time to use the pool or the hot tub, but would have liked to. I only stayed overnight in mid-Feb so it is a quieter time of year at Rehoboth, but the hotel was busy. The location is great - a few blocks from the ocean - and there was parking provided by the hotel. My bed was comfortable and the bathroom was nice.

I couldn't figure out how to use the streaming services through the TV. I tried to follow the instructions provided, but couldn't get it to work. I was tired anyway so I gave up rather than asking the staff for help with it.

This place exceeded our expectations. Our reservation put us in the Avenue Inn Annex (a couple of doors down from the main building), so we approached the stairs to the second-floor room with some trepidation. Once we opened the door, all of our fears dissipated as the room, though old, is in excellent repair and very clean. Beaches are hard on facilities, but the folks at Avenue really keep up with the elements and keep the whole place looking great.

The porch outside our room entrance had some covered-up vending machines, probably shut down for the winter. They gave the area outside our door a slightly run-down feel (quite opposite from the room itself which was excellent).

Both rooms were very nice. The housekeeping staff did a great job keeping everything up to date. Loved the common area. Spent every night there playing games.

Breakfast needs some help. The first morning there wasn't enough food. At 8:30 there was a half tray of eggs left and that needed to make it through to end of service. One toaster? There was a line daily of people trying to toast their bread. How about a few other options. all that was there for the 3 days was eggs and sausage. Pancakes are inexpensive and filling. They can even be premade or made ahead of time.

We like the cleanliness and comfort of the room and hotel, the wonderful smells in the hallways, the pool and hot tub.

We were disappointed with the breakfast because the food was not hot and not fresh tasting. The scrambled eggs were a funny color in spots (greenish-gray), dry, and they did not seem or taste fresh. Pancakes were also barely warm and not fresh. Honestly, breakfast at McDonald's tastes better and is always hot. One of the reasons we returned to this hotel was the nice breakfast we had during our previous stay.

The lobby, breakfast area and room, all were welcoming and clean! Staff was professional and helpful with all questions. Comfortable and well decorated seating arrangements of chairs were placed throughout the hotel.....You always had a comfy spot if you were waiting for a friend. The room was clean, comfortable and spacious! And we enjoyed the balcony....only a street view but the weather was beautiful and so pleasant to sit outside! As beautiful as the hotel was, I have to say our very favorite and most appreciated hotel experience was having a shuttle golf cart take us to and from the beach along with providing beach chairs and beach towels!

We brought our own coffee maker for the room. I like having early morning coffee on the balcony without having to go out.

The room was clean, roomy, well laid out, and had everything we needed. It was nice to have a balcony and the air conditioning worked well, which was important this time of year! The breakfast was nice, the un-wined hour from 5-6 was a lovely touch and the wine was quite good! We also loved the cookies and milk at the end of the day. Those little touches show that the hotel cares about ensuring the happiness of its guests throughout the day. Finally, we love that the hotel offered beach chairs and towels.

There were only two challenges I encountered at the hotel: (1) our room was right next to the indoor pool, so it was quite loud during the day with the echoes of children playing and splashing; and (2) the first night, there was no available parking in the garage so I parked in the "Check-In until 6:30 pm" parking and got a ticket from the City of Rehoboth. Based on how the sign was written, I thought those spots were available for overnight parking as long as the car was moved the next morning. If I had known it would result in a ticket, I wouldn't have parked there.

A full breakfast was included, wine and cheese provided in the early evening, plenty of tea and ice water in the lobby to keep hydrated walking around, the central location was fantastic, and the staff helped my mom celebrate a special birthday with a nice note and chocolates. The facility was spotless and beautifully decorated, lobby bathrooms were available so we didn't have to keep going up to the room if we needed to stop in, and a cart was available to go to the beach with all of our things.

The price can be quite high in the summer but if you want to be in the center of everything during the busiest month, you'll have to pay the premium.
