Location was excellent as it was walking distance to shops and restaurants. The bed was very comfortable although I did need the provide step stool to get on it.

Billing. In addition to extra fees like resort fee and different price for weekend nights, the manager would not accept my check because I never stayed here before. Adding a fee for credit card payment under these circumstances was unfair. I do not carry that much cash when I travel, and since I am from out of state, had no way to get cash from my bank. All the extra fees and charges should be included in your ad. Lack of closet makes the room suitable only for a short stay.

Frances and Tammy were great hostesses. The Inn felt like home and Frances especially went out of her way (especially after we forgot several things) to ensure we had a great visit. The highlight, outside of the location, comfort, and ease of checkin was the FOOD! Breakfast was amazing and the complementary Sangria ea night was a little too tasty🥰. The white noise machine was a perk that made early sunrise walks easier bc I wasn’t afraid of waking anyone else up. Super easy check in procedures texted the day of made check in a breeze. And the short distance to the beach was comfortable, even with Inn towels, chairs and toys in tow.

As a family of 4, we knew we’d be tight on space and that held true in our room. Thankfully, the public porches gave us room to stretch out, drink morning beverages and let the others sleep in w/o being disturbed.

the location is great. easy walk to the beach and great restaurants. LOTS of art in the town, and easy to get to the Arts on Douglas gallery which was our reason for going to New Smyrna. Carol was very helpful and enthusiastic. Off street parking!! Breakfast was very yummy and lots of options. Balcony overlooking the street was great in the a.m. Very clean and bright.

The owner and staff were like staying with delightful family. Breakfasts were creative and fun. Ample food that was appetizing. Specially like the griddle built into the table where one could flip your own pancakes with ingredient options such as blueberries! The rooms and decor was eclectic, whimsical and beautiful! Location is in the heart of stores, restaurants, bars and a short walk to the beach. We plan to stay again!

Nothing, in our opinion this venue exceeded our expectations in a huge way!

The Inn was beautiful!! My room was so nice!! You have to see the rooms to appreciate how beautifully painted they all are. The staff was incredible ! Breakfast was wonderful with make-your-own-pancakes. The location was great and we could walk to all the shops and restaurants. I loved it all and will be back. I most surely will recommend it to everyone.

This is a true bed and Breakfast; Great location, EXCEPTIONALLY clean, and friendly service. Even before arrival , I was greeted with a text message with check-in information. This made the process simple and convenient (since we were arriving late evening). We found the Inn and room to be well decorated and spotlessly clean. Sleeping was great with soft beds and a sound machine provided! Breakfast was being prepared (by hand) upon waking and walking downstairs. It-was-DELICIOUS. Sitting around the table made it easy to make conversation and meet new people.

Carole prepared a delicious breakfast of potato pancakes topped with egg and cheese. We also made our own pancakes with all the fixings with the table griddle. Everything was delicious! Tammy and Angie both made us feel very welcome. The hospitality was top-notch! The inn is located in the heart of a shopping and restaurant district, perfect for walking. It is also just a 5 minute walk to the beach. We will definitely stay there again!

fantastic location on main st. close to restaurants, bars, stores and beach. Host was very hospitable and friendly. 2nd floor porch and rocking chairs were very nice.

lots of street noise at late night… motorcycles and sports car / truck mufflers.

Breakfast was really fun. There was a griddle in the middle of the table and my son made pancakes for everyone!

The beds were really high for us "old folks" (ha ha,) and didn't realize our room was upstairs (had to carry our luggage) We did see a room on first floor!

wifi in our room was really poor
