It was great that we could self check-in in the middle of the night - we got instructions with videos on how to find our room. The room had a lovely set up for our family, the children loved sleeping "upstairs". And we liked the hotel sloped garden-like area which felt so peaceful compared to the hustle of Sapa town - even though all the stairs you need to take to get to your room are tough especially after a hike. The breakfast only offered two options, pancakes or eggs with bread, but these happen to be perfect for us. Only one of the staff speaks English but she is always around the reception and very nice and helpful.

The beds were really hard, even by Vietnamese standards.

The location was simply perfect, right next to the lake, close to the center, walking distance from the main sights in town. The room was very spacious with 2 large bed with bed-warmer, with also extra blankets if needed. Also we liked that its in a cute garden like alley. The breakfast was very handy.

When we arrived late in the evening, we tried to ask about the possible tour options, but the guy at the reception couldn’t speak English and was not very helpful, so its better to ask in the morning/trough booking.com. One of the bed-warmer didn’t work and there was a short 5-10min when we didn’t have water (they fixed it very quickly, so good point).

We were allowed to check in early! The staff were extremely nice and helpful. For $12aud a night we got a massive room with a mezzanine floor, heated bed, extra blankets, air con and fan if you come in the hot months i guess, good bathroom, hot shower. The free breakfast was good, either egg bahn mi or pancakes.

The hosts were responsive when spoken to but otherwise ignored us Noisy children cleaning in the morning outside of our room each morning

Comfortable bed. Friendly staff. Can call taxis.

It was a little dusty and the smell of the room was old (moldy) The garden view is alright. Nothing much. The breakfast (Bahn mi) was just one baguette with two eggs in it. Of course I appreciate it I just hoped for some green like general in the banh mi. ^^

This cabin is a suite in the middle of the building. It has an electric blanket. I am very grateful to the owner of the B&B for lending me a small blanket. Washing clothes is a bit expensive. Although language communication is a little difficult, the receptionist at night will use translation software to communicate with us.

Super central location. Very economic for a night or two.

The rooms really depend on your luck. We booked 2 times and had a different experience. The ones with wood outside seem to be in far better condiotion. The ones in the main building (we were in the lowest floor ) stinked of damp, very unhealthy environment to sleep in. The breakfast was super basic but in my opinion it would not have looked as gross if the utensils /dishes seemed cleaner.

Location right in front of the lake very convenient with cafes, restaurants, convenient stores. You can hire a motorbike from the hotel which I highly recommend to see villages etc. If you want a good pho turn left out of the hotel then left into a tight little street walk 30m then on your left the 1st food store they have pho bun cha 👍

Best accommodation ever had. The staff are friendly and immediately found a solution to fix everything. Just don't hesitate to ask them and they would certainly help. The room is clean and smells good. Their free breakfast is superb. Worth it. The location is walking distance to everything such as atm, groceries, church, gym and food shops. In the cold weather, their rooms are warm and comfy. Their hot and cold showers work so fast. Recommended one.

Nothing much because they have fixed the problem we had encountered.

Location wise just infront of the lake. Reception on second floor might be confused to find as there is no signboard with exact name, like there is label Dang Khoa Garden Inn (i guess) instead of Homestay, so just go to the office with Dang Khoa written, it it is. There is many stairs with no lift, my room on third floor.
