location of hotel is perfect. This is our third time staying there and we love it, hotel is still renovating after the last Hurricane so the 2nd floor rooms were still being renovated. The bed was too soft for me, but you cant please everyone, right ?

guest on the room above us was very nosy ( yes they had a few rooms completed so they booked guest) , had no consideration , dragged furniture across floor for about 45minutes. Phone in room didn't work or i would have called the front desk. Spent one day at Honeymoon Beach State Park. they are still renovating the bath houses from Hurricane Helene.

The room was very big and the beds very comfortable. There is nice view from the balcony over the harbor and it was nicely wind protected. It was also surprisingly quiet during the night. There are many restaurants and shops within walking distance. If you are lucky you might even see dolphins swimming in the harbor.

The rooms have a very big window front but the top triangle of the window can not be closed with a shade. This means that the street and house lights illuminated the room intensely which makes it hard to fall a sleep. A pull up shard could solve this issue but it does not look like the management is going to fix this issue. They only offer free blinds for sleeping.

The room was very big. Quiet location. The beds were very comfortable! Breakfast was very good and the staff very accomodating. The pool was clean and inviting.

Housekeeping was great, they could have done a better job on sweeping the floors since they are tile. There wasn't a TV guide list in the room and no way to pull one up on the TV. I loved the big window above the windows, however the light from the parking lot lit the room a little too much for sleeping. Would have like to rent the bikes, but $12 an hour is a little steep.

This is my 2nd stay , I love the convenience to Downtown and to Honeymoon Island. The room we had this time wasn’t as big and nice as the last one , But did like bottom floor to go into room from parking lot for unpacking and a back door on the water ..

The ac is in front of room with a wall closet , hall into bathroom, there’s no AC in bathroom !! Makes it extremely uncomfortable to get ready to go to dinner when it’s hot I had to lower AC to 60 to get it cool enough in the bathroom but that took hours . The last time all the staff was very friendly , even gave me a complementary up grade upstairs by pool which was a bigger room very nice. I wanted 2 beds and was given only one king which was fine just should have been mentioned but wasn’t till I saw room .

The hot breakfast was great!! The staff were all so kind and helpful with anything that was needed! Beds and pillows were quite comfy, and the rooms were very spacious. The location is wonderful! A lot of things to do, shop, and eat all within walking distance. The pier is a great place to watch the sunsets or fish. Being able to bring our dog with us was also a huge bonus. We have visited this hotel for several years now, and the staff and location continue to bring us back.

The pool was closed for maintenance, and new bricks were being laid. It will look fantastic when it's done, but a bummer not having a heated pool/ hot tub when the weather was just a little too cool to swim. It would have been nice to know about it in advance.

Can't beat the location. You can walk to every shop, brewery, restaurant.... all within half a mile. The room categories are a little confusing. I reserved a Bay view balcony. The room overlooks both the bay and the marina. It has 2 doors. The entrance door overlooks the bay and the door inside the room leads to the balcony that overlooks the marina. It appears majority of the rooms have this same feature. So I'm not sure if paying more for a bay view makes sense. That's something you may want to discuss with The hotel if you have any room questions. But the room was very clean and comfortable. The breakfast was good as well. I wouldn't stay anywhere else in Dunedin.

There was nothing I disliked.

Location, location, location was excellent. Across from marina and close to downtown. Breakfast was reasonable but for $425/ night caviar would be nice. Restaurant and tiki bar super. Back door "boardwalk " outstanding. Just a little more "trimings" in the facility could help with $$ buyers remorse. I have stayed in some of the best hotels worldwide for a lot less.

This was an older hotel that was done over. Much of the renovation was decent but much was still in the 1950's. Tile floors adequate, beds comfortable. Decor on the right track.. Bathrooms need a lot more. Walk in showers would have been nice rather than just an older tub and a draw curtain. The toilet was the older low to the ground type a higher "adult" toilet is definitely needed and since it is jammed in a corner a hand rail on the wall would be advisable. The only appropriate toilet was next to the front desk. Overall for half the price the hotel would have been a good value.

Amazing location with view of the yachts and the back door is 100% water view! So relaxing! The breakfast was great! Scrambled eggs, sausage, hash browns, waffles, oatmeal, cereal, fresh fruits and so much more. Main Street Dunedin is walking distance with unique local stores for shopping. Clearwater is 10 minutes away and St Pete 35 minutes away. Room was clean and comfortable. Private and quiet location. Amazing romantic sunsets! Planning to come back!

Parking could be challenging at night as the property is adjacent to a restaurant that is usually packed at night. We drove around until someone left and it was okay.

The breakfast was great with the exception of the spicy omelet and spicy breakfast potatoes. Otherwise the view was fantastic. The location was on the water and walking distance to everything downtown. My husband found a nice area to fish nearby. The room was huge. Highly recommend. We'd stay again.

The location on the waterfront and in downtown Dunedin was superb! The beds were very comfortable. Breakfast was much better than average.

The walls were thin, so sound seemed to echo throughout the building, especially doors slamming. Also, they decided to pull up all the landscaping in front of our room while we were there, so it was very dusty and a bit noisy as they were working. The coffee machine in the breakfast area was a bit complicated to use and made terrible coffee! The coffee in the lobby was even worse. It tasted like it was at least a day old!
