I had an absolutely wonderful stay at this hotel! The staff is incredibly friendly and welcoming, going above and beyond to make sure everything is perfect. A special thanks to the two lovely ladies and the gentleman at the reception — they truly made my stay easy and enjoyable! The breakfast was delicious with a great variety of options. The location of the hotel is perfect for exploring the city, with all major attractions within walking distance. I was also impressed by the thoughtful amenities provided — slippers, bathrobes, toothbrushes, toothpaste, and cosmetic kits were all included. The housekeeping was impeccable; my room was always spotless and well-maintained. Thank you so much for the amazing service! I would love to come back again!

Great central location and lovely staff

The room was located in the basement right next to reception, so there was a lot of noise, and the bed was extremely hard.

After staying at this hotel for a week, I must say it is a very clean and newly built hotel with very kind staff who help you promptly in any situation. The rooms are very clean. The breakfast is excellent and varied. The cozy and calm environment is in a great area of the city and close to all city amenities.

I really enjoyed my stay. The hotel is new and stylish — it feels fresh and well-maintained, probably opened within the last couple of years. For this price range, it's one of the best options I’ve found in Yerevan. The room was modern and comfortable. One of the standout features was the bed — absolutely exceptional. The mattress was firm in the best possible way — hands down the most comfortable I’ve ever slept on in a hotel. Most places go for cheap, saggy ones — this was the complete opposite. Truly perfect. The location is excellent — right in the city center, close to cafes, landmarks, and public transport. The only downside is that it can get noisy at night due to street traffic, so light sleepers might want to ask for a quieter room.

Breakfast could be improved. While it’s a buffet, the selection is quite limited — mostly porridge, eggs, and a couple of vegetables. No fruits or berries, which was disappointing.

Avenue 23 Boutique hotel is centrally located, within walking distance from many of the points of interest and nice restaurants. The staff is exceptionally friendly and courteous. The room was very spacious and clean, it was on the second floor luxury room. We had a nice cute balcony overseeing the Sayat Nova Avenue. We returned to this hotel for a second time during this trip because we liked it so very much!

The street is very busy with traffic which creates constant noise until late at night and from very early in the morning. If you don't mind that, all the rest is impeccable.

This is my first time coming to Yerevan and I booked this hotel accidentally. First of all they are so nice, respectful and friendly. Second the price was reasonable and rooms are clean and comfortable. Location was great and you have access to anything, However if you take a walk to around you will find a lot of stores also Breakfast was good I will miss here and I hope see you again.

Amazing breakfast with a big variety of both sweet and brunch options, changing every day and also including traditional food.The staff - and especially Ani and Gayane - have been taking care of me all the time and have been very helpful; my room was modern and clean and the bed was comfortable. The location is very good and central, in the area where there are many restaurants and cafe and a few minutes walking from Republic square and the National Theater.

The room was little small and without a window, there was just a small window in the bathroom.

They are very accommodating. We could check in at 3am. Also the hotel did not provide parking but the front desk assisted us in finding a spot for the rental car.

The communication we had prior to arrival stated we could check in as early as 2am for no additional fee. However, when we arrived we were asked to pay extra for the early check in. It would have been nice to have proper communication upfront. I am not sure why that happened. The front desk clerk couldn't find that piece of information in the communication log even though I was pointing it out to him on my phone. That particular clerk didn't understand English at all. So we managed with Armenian and Russian.

Good location in the center of Yerevan for a reasonable price. Responsive and kind staff. When I needed to leave the hotel early, I was able to arrive for breakfast earlier and they always prepared breakfast for us to take away when needed.

My suggestion is to change the breakfast time from 7:30 to 10:00. Currently 8:30 -11:00. As well as improve the equipment that keeps hot food warm longer.

Polite and friendly staff. Spacious, cozy, and quiet room. Tasty breakfast, everyday there were new options and different dishes. The location is the best and as central as it can get, very convenient for moving around the city. Overall I had a very good stay.

The bed wasn't very comfortable, it was too hard in my opinion.
