This house is absolutely incredible! We honestly didn't feel like we were staying in Armidale - it felt more like a very elite coastal home. We arrived around 6pm on a freezing cold, dark night and the hosts had put the heaters on for us. We were so appreciative! The house was spotless - even down to no cracks or chips on the dinnerware and all the drinking glasses looked brand new. All the supplies we needed were provided with generous amounts of cutlery, plates, glasses, pots and pans etc. The lounge was huge and easily accommodated the five of us. It is a super quiet area and we heard no noise at all. We loved the outdoor area and the ability to open it all up as an extension of the inside dining area, it's a pity we stayed in winter when it was too cold to take advantage of that feature. The back yard was private and well maintained. As well as the dining table, there were bar stools at the kitchen counter, so there was always heaps of seating for us all. The bedrooms were a good size with great cupboard storage and the beds were very comfy with super warm doonas. It got down to minus one degree the night we stayed and we didn't get cold at all. We LOVED the idea of having the property details, host contact numbers and WiFi details on the wall and the fridge! Genius! We ordered take away our first night there and when asked the address, it was so nice to have it right there on hand. And, as someone who has tank water and not town water, I want to say the biggest thank you for having a filtered water jug in the fridge - you made my day! Having two bathrooms made our lives so much easier, with three teenage boys plus me and my husband all needing to get ready at 6am. The bathrooms had everything we needed. You can turn up for your stay at this home with nothing but your clothes and food supplies and you won't want for anything. Thank you so much, Chris and Marie, for making our stay so comfortable and so enjoyable and warm.

The pillows weren't very comfortable. It was the only "negative" thing that everyone mentioned.

The house was very clean and comfortable and mostly well appointed.

We were disappointed that in the images of the house there was a bbq but when we arrived it wasn't there. We were also surprised that we couldn't find a single serving platter in the house to serve cheese & biscuits on. Not a fan of two single beds pushed together in the master bedroom. We also had to unload the towels from the dryer as there weren't any in the master bedroom when we arrived. There was also a problem with ants in the house when we arrived. Front door keyless entry was a little tricky and it took us quite a few goes to get it right.

This is our second stay at Armidale Cottage - House 2 and we noticed the single beds have been upgraded. They were comfy before but are now super comfy and they seem bigger. The house has EVERYTHING you need, our 16 year daughter loves the extras you have in the bathrooms. It was clean and tidy. My wife hates the heat but with 3 air conditioners (not that you need all 3 going) can keep nice and cool. Our daughter is in a power wheelchair which was no problem for access or maneuvering around (with the exception of the shower). This is definitely our FIRST PICK for accommodation in Armidale for a family of 5.

My wife has bad hips so it would be nice if the lounge seats could be just a little higher. There is nothing else that can be faulted at this property, not that we consider the lounge a fault at all.

Very comfortable with great facilities and a lovely little garden.So quiet

Nothing much, but a few suggestions. The wifi was hopeless. I don’t think this is acceptable in this day and age. Similarly, the smart TV was not acceptable, as the movie we tried to watch on Netflix buffered so badly that we had to abandon it. Since this region was one of the first to be offered fibre to the home, this was an irritation.

A beautifully decorated home which was welcoming and charming. A large comfortable lounge, large television, comfortable beds, impeccably clean, everything in good working order, private backyard with tall hedges screening out neighbouring properties, complete privacy, off street parking, quiet area with no traffic noise. The owners added extra touches such as items in the kitchen to help eg cling wrap, cooking oil and quality toiletries.

All facilities were available. Small backyard accommodated our dog. Beds were comfy. The walk into the city centre is nice but is a bit of a distance for an older person. It was quiet. It was very private. Our cottage was at the back of 2 cottages. They were completely separate. It was very clean. It was renovated inside. The driveway was a bit tight but we managed to drive in and back out quite comfortably in our Outlander. I would certainly recommend the cottage.

The environment was pleasant. Clean and packed with the essentials to suit every need. Every facility is in good working order. The location is close to the main shops so very convenient. Wifi is available unfortunately we got hit by the nationwide network meltdown so it was no use...

The driveway is very narrow, although with street parking available, I had a person with disabilities and a baby so prefer to have the car close to the house. It's best to reverse in but it does test your skill.

The house was in a great location. We were able to access everywhere easily. The house was well equipped and comfortable.

At first entry we had a problem with flies .Found the spray so was rectified. We were disappointed as the place was advertised as a bed and breakfast but on asking was told only tea and coffee provided.

Great location, close to town centre and quiet area. Excellent facilities and well thought out property. Very clean and comfortable. Easy access and communication with owners.

Nothing really to dislike, the only slightly annoying thing was no aircon in the main bedroom, but its not a reason to discount staying.

A great property, very clean and comfortable, driveway a tad narrow but not a bother to us. Communication from the host was timely and accurate. We would recommend this property to others and will definitely stay again when visiting Armidale.
